Why Sprinklers? a)safety (lives and property a sleeping fireman?) b) Legislation (building standards) c) Experience (fires stopped by sprinklers)
First lets dispel the myths that surround sprinklers when a sprinkler system activates all the heads throughout the building activate and flood the property - I saw that on the television so it must be right! Incorrect - only the head or heads nearest the seat of the fire will activate and no heads elsewhere in the building will activate
First lets dispel the myths that surround sprinklers when a sprinkler system activates all the heads throughout the building activate and flood the property - I saw that on the television so its right! Incorrect - only the head or heads nearest the seat of the fire will activate and no heads elsewhere in the building will activate The sprinkler system water causes untold damage due to the amount of water discharged!! Incorrect a sprinkler head discharges 10 times less water than a fireman s hose
What Sprinkler Standard? BS9251:2005 (sprinkler systems for residential and domestic occupancies - code of practice) and not BS EN12845 (for commercial properties and schools etc)
BS9251: definitions within this sprinkler standard domestic and residential care homes should always be deemed residential but sheltered housing can be either dependent on extent of protection
BS9251:2005 main aspects of such a sprinkler system
BS9251:2005 main aspects of such a sprinkler system water supply
BS9251:2005 main aspects of such a sprinkler system water supply warning/alarm system
BS9251:2005 main aspects of such a sprinkler system water supply warning/alarm system building construction including size of rooms
BS9251:2005 main aspects of such a sprinkler system water supply warning/alarm system building construction including size of rooms extent of protection
BS9251:2005 wherever possible concealed sprinkler heads should be used this means only a round cover plate is visible

BS9251:2005 wherever possible concealed sprinkler heads should be used this means only a round cover plate is visible if exposed heads have to be used then a bulb will be seen

BS9251:2005 wherever possible concealed sprinkler heads should be used this means only a round cover plate is visible if exposed heads have to be used then a bulb will be seen pipework is generally best hidden above suspended or lowered ceilings, boxed out duct spaces or in attic/roof spaces

Any sprinkler system should be designed and installed by an experienced sprinkler contractor - preferably with 3 rd party accreditation which is a recommendation in the BAFSA Technical Guidance Note No 1 on the Design and Installation of Residential and Domestic Sprinkler Systems and a view now endorsed by some Scottish Building Standards Officers You can obtain names of 3 rd party accredited sprinkler contractors from the LPC s list of Contractors, the FIRAS website or from the BAFSA website or you can take a copy of our brochure - we have LPC and FIRAS accreditation and members of BAFSA
do sprinklers work? while not a care home or sheltered housing a good example is 1 to 78, 79 to 156 & 157 to 234 Riverside Place, Ayr

3 blocks 13 floors per block 6 flats per floor level access throughout elderly tenants no owners (almost a form of sheltered housing but with no warden )
typical floor plan & general arrangement of sprinkler pipework on each floor
lowered ceilings in halls to conceal as much pipework as possible
pipework to serve kitchen in adjacent cupboard
pipework to serve bedroom (and lounge through wall) hidden behind timber boxing
installation just completed in first block tenant living on the 1 st floor comes home a little worse for wear, puts on chip pan and falls asleep in lounge sprinkler in the kitchen activates the result!!

after a mop and brush up, cleaning up of doors and kitchen units and replacement of sprinkler head, the tenant moved back in 24 hours later. no other residents were directly affected in terms of their flat 77 other flats in the block!!
after a mop and brush up, cleaning up of doors and kitchen units and replacement of sprinkler head, the tenant moved back in 24 hours later. No other residents were directly affected in terms of their flat 77 other flats in the block!! 7/8 years after installation a sprinkler activation on the 10th floor of the same block between Christmas 2009 and New Year 2010 (a fire had developed within a flat s cupboards that contained the fuse board etc) ensured the residents of that flat, and all the other flats, again escaped safely and minimum damage to the property occurred
THE LIKELY RESULT WITHOUT A SPRINKLER SYSTEM!!
