Servicing 6. Pictures and renderings 1. PROJECT DESCRIPTION A self storage facility to be constructed on 1579 Fanshawe Park Road West and to update exiting Equipment Rental business. This project will provide north end of London with a new state of the art secure self storage facility and a visually appealing Equipment Rental business. Our start date of July with completion in the fall of 2009 is required. Proposed storage units 198 ranging in size from 2.3 s m to 27.9 s m Proposed climate controlled storage in s m (existing) Proposed reduction of retail space 722 s m to 125 s m Proposed office and retail space for Storage rental 37.2 s m Parking spaces for 22 vehicles Landscaped open space 15% Lot coverage % Building height 3 m The existing access lane will remain with a controlled security gate. The existing main building will remain with removal of 3 covered open storage buildings and one smaller storage building. 2. GOALS AND OBJECTIVES Goals and objectives for the proposed building and site design include: 1. Functional design for effective storage facility 2. Cost-effective design the helps minimize maintenance and operating costs 3. Safe site design for vehicle travel. 4. Handicapped access to storage units. 5. Environmentally fiiendly and recyclable building components.

Site History The original site was designed for Beaver Lumber as a retail yard approximately Using the complete lot and having a railroad spur which has been removed but still evident with the presence of gravel rail bed. The loading dock floor and foundations and pads exist at the rear of the property. The original top soil had been removed and replaced with gravel for previous business. In 1994 it was purchased by A&B Rental for the present equipment rental business. 4. Design The existing Fanshawe Park Road is a mix of agricultural lands to the north and east, commercial uses to both east and west on north and south sides of the road with a few residential properties scattered, one to the east and more to the west. There. are no natural features in the vicinity that could be obstructed. The proposed new facility will improve visual appearance of the property. The residential property to the east has mature trees that will be protected. With the design and height of the proposed buildings they will be obscured f?om the residence and with a stone or brick face will be visually appealing. The proposed Storage Facility is a contained facility with minimal outdoor storage. The site is not serviced at this time but applications are being made. A sewage storage tank has been designed to accommodate the required quantities and a contract will be entered into for removal of waste by a licensed haulage company. There are no sidewalks in this area so special provisions are not relevant. A bicycle storage rack will be provided at the h nt of the facility. Handicap parking will be provided. Space is provided so that a bulk container can be located and recycling can be used. Night lighting will be obtained with high efficient lights mounted to the face of the buildings below eaves therefore containing light to the interior of the facility and not to neighbouring properties. Access to the site will be thruthe existing double wide entrance from Fanshawe Park Road. A exit lane for the existing property is in place and will suffice the expected traffk volume. Signage will be placed of the face of the existing building and on an existing sign located at the front of the property.
3 5. Servicing Existing hydro service is to be upgraded and supply is to be below grade. Existing overhead hydro service to be removed. Storm water management is to utilized Stanton drain to the west as currently used. Potable water although not located at the site, is located less than 300 m east. We are requesting a review by the City of London as to the feasibility of a extension of the water main. Waste water presently is dispensed with a septic system. A storage tank has been engineered to collect waste from the site until such time as to permanent system is available. 6. Pictures and Renderings 1. 3Ddrawing 2.
