3 Water Source Heat Pumps Description The Water Source Heat Pump application is available as a factoryengineered, installed, and tested option. The water source heat pump control system is factory-downloaded and typically requires only a bus connection and address selection in order to network with a Metasys Facility Management System. 5 Sequence of Operation Overview The UNT Controller is supplied in a unique preconfigured format where different operating sequences are obtained by performing the question and answer session in the HVAC PRO for Windows software tool. The standard configuration is explained in an itemized printout later in this document. A standard control sequence for a water-to-air heat pump is illustrated below. This delay is provided to prevent simultaneous starting of multiple heat pumps. Once the timer expires, the controller operates in the occupied mode until commanded to another mode by a facility management system. A random start delay between 20 and 60 seconds is present on the controls. This delay is used after every power failure, as well as the first time the compressor is started after exiting the unoccupied mode or the emergency shutdown mode. 6 Blower Operation Heating Cycle The setup software can be used to define the blower as continuous operation or cycled operation. If the cycled option is selected, the blower runs only on a call for heating or cooling while in the occupied, standby, or unoccupied mode. If the continuous option is selected, the blower runs continuously while in the standby or occupied modes, and can be cycled based on the call for heating or cooling in the unoccupied mode. The blower does not operate during the emergency shutdown mode. Continuous operation is the factory-programmed selection. During the heating cycle, the reversing valve turns off immediately. On a call for heating, the blower enable output turns on immediately after the Blower Minimum Off Time and/or random start delay timers are satisfied--whichever occurs last. The compressor turns on after the Fixed Compressor On Delay, following the blower enable output. When heating is no longer required, the compressor output is turned off immediately after the Compressor Minimum On Time is satisfied. The blower enable output is turned off after the Blower Off Delay (Fan Purge Delay). After the compressor output is turned off, it remains off for at least the Compressor Minimum Off Time. If the dual compressor option is selected, the compressors are sequenced to maintain the zone heating setpoint. As the temperature drops below the heating setpoint and begins to operate in the heating proportional band, the first stage compressor is activated. If the first stage compressor is not able to satisfy the heating demand, the second stage compressor activates. If the zone temperature drops below the heating proportional band and begins to operate in the supplemental heating proportional band, then the auxiliary heating output(s) are energized in sequence. A supplemental heat delay ensures that the outputs remain off following the transition to the occupied, standby, or unoccupied mode. This allows the heat pump compressor(s) time to deal with a call for heat. The UNT Controller is allowed to operate the heat pump in the heating mode regardless of the outdoor air temperature. 6 OEM WaterFurnace/Water Source Heat Pump

7 Cooling Cycle Reversing Valve Operation Compressor Operation Remote Setpoint During the cooling cycle, the reversing valve turns on immediately. On a call for cooling, the blower enable output turns on immediately after the Blower Minimum Off Time and/or random start delay timers are satisfied--whichever occurs last. The compressor turns on after the Fixed Compressor On Delay following the blower enable output. When cooling is no longer required, the compressor output is turns off immediately after the Compressor Minimum On Time has been satisfied. The blower enable output is turns off after the Blower Off Delay. After the compressor output is turned off, it remains off for at least the Compressor Minimum Off Time. If the dual compressor option is selected, the compressors are sequenced to maintain the zone cooling setpoint. As the temperature rises above the cooling setpoint and begins to operate in the cooling proportional band, the first stage compressor is activated. If the first stage compressor is unable to satisfy the cooling demand, the second stage compressor is activated. The UNT Controller is allowed to operate the heat pump in the cooling mode regardless of the outdoor air temperature. The reversing valve energizes when the zone temperature increases above the cooling setpoint. The output de-energizes when the zone temperature drops below the heating setpoint. The output remains in the last commanded state when the zone temperature is in the deadband of operation (between heating and cooling setpoints). A six second delay is in affect after the reversing valve, or valves, are commanded from one state to the other, before allowing the compressor to turn on. The compressor runs on a call for heating or cooling. The blower enable output must be on before the compressor is turned on. The compressor output activates after the Fixed Compressor On Delay following the blower enable output. When heating or cooling is no longer required, the compressor output de-activates after the Compressor Minimum On Time. After the compressor output is turned off, it remains off for at least the Compressor Minimum Off Time. If the dual compressor option is selected, the compressor is sequenced to maintain the zone occupied/unoccupied setpoint. As the cooling/heating demand increases, the first stage compressor is activated. If the first stage compressor is not able to satisfy the demand, then the second stage compressor is activated. A single warmer/cooler adjustment from a room thermostat is used to increase or decrease the zone setpoints (defined in HVAC PRO for Windows) for all modes of operation. No adjustment is made to the setpoints if the warmer/cooler input goes unreliable. OEM WaterFurnace/Water Source Heat Pump 7

8 Occupied Mode Standby Mode Temporary Occupied Mode Auxiliary Heat An occupied binary data point is provided for a facility management system or a zone terminal. If communication loss with the supervisory device occurs, the controller maintains the last commanded state for ten minutes. The default state for the occupied data point is on. While the controller is in the occupied mode, it controls the heating and cooling stages to maintain the occupied mode setpoints. When the controller is in unoccupied mode (night setback), the blower cycles based on the unoccupied mode setpoints and the zone temperature. The first time the compressor starts after the controller exits the unoccupied mode, there is a random start delay present. A standby binary data point is provided for a facility management system or zone terminal. The standby mode is an unoccupied strategy and does not affect when the controller when it is in the occupied mode. If communication is lost with the facility management system, the controller maintains the last commanded state for ten minutes. The standby data point default state is off. While the controller is in the standby mode, it controls the heating and cooling stages to maintain the standby mode setpoints. Temporary occupancy places the controller in the occupied mode for a user-defined time period. Temporary occupancy is initiated by pressing a button on the Metastat zone sensor resulting in a momentary short across AI-1. The timer is reset every time the button is pressed. Two auxiliary heating stages are optionally available. Auxiliary or supplemental heating is activated when the zone temperature drops below the heating proportional band and begins operating in the supplemental heating proportional band. This insures that the heat pump compressor is fully loaded. The user has the ability to define the command percentage (between 0-100%) that stage one energizes. A supplemental heat delay insures the output remains off following a transition from shutdown mode, allowing the heat pump compressor time to deal with a call for heat. Supplemental heat will be available during the occupied, standby, unoccupied, and lockout mode. While in emergency shutdown mode, the heating output(s) are turned off. 8 OEM WaterFurnace/Water Source Heat Pump

9 Emergency Heat Emergency Shutdown Lockout Mode Zone Temperature The emergency heating mode is initiated through a binary data point by a facility management system or zone terminal. When the emergency heating mode is activated, only the blower enable output and the auxiliary heat output is available for control. The compressor is not allowed to operate. On a demand for heating, the auxiliary heating output is sequenced to maintain the occupied, standby, or unoccupied mode setpoints. When the emergency heating mode is de-activated, the compressor output is re-enabled and the controller resumes normal operation. The shutdown mode can be activated by a command from a facility management system or a closed contact on BI-3. If communication loss with the supervisory device occurs, the controller maintains the last commanded state for ten minutes. The default state for the emergency shutdown data point is off. When the emergency shutdown mode is activated, the blower, compressor, and auxiliary heating output is turned off immediately and remains off until the emergency shutdown mode is de-activated. The first time the compressor starts after the emergency shutdown mode has been de-activated, there is a random start delay present. Lockout mode can be activated by any of the following fault signals: refrigerant system high pressure, refrigerant system low pressure, freeze protection, and condensate overflow. When any valid fault signal remains continuously active for the length of its recognition delay, the controller goes into fault retry mode, which turns off the compressor. After the Compressor Minimum Off Time, the compressor attempts to operate once again. If three consecutive faults are recognized during a single heating or cooling demand, the unit goes into lockout mode and turns off the compressor until the controller is reset. If a fault occurs on a dual compressor unit, the other compressor continues to operate based on the heating or cooling demand. If one of the compressors on a dual compressor unit locks out, the controller goes into lockout mode and turns off both compressors until the unit is reset. The lockout condition can be reset by powering down the controller or by a command from the facility management system. Lockout mode does not prevent the auxiliary heating from being activated to satisfy heating demand. The average zone temperature is calculated by taking the average of zone temperature sensor 1 (AI-1) and zone temperature sensor 2 (AI-4). If either sensor is unreliable or not present, the controller uses the reliable sensor. If both sensors are unreliable, all controller outputs are turned off. 10 Fault Signals Refrigerant System High Pressure Refrigerant System Low Pressure Condensate Overflow Freeze Protection The refrigerant system high pressure safety switch monitors the refrigerant pressure. The normally closed high pressure switch is wired in series with the low pressure switch and the compressor contactor and opens when the high pressure limit is reached. If the controller attempts to start the compressor and it fails to detect the compressor starter voltage three times in a row, then the unit becomes locked out. Refer to the Lockout Mode section of this document. The refrigerant system low pressure safety switch monitors the refrigerant pressure. The normally closed low pressure switch is wired in series with the high pressure switch and the compressor contactor and opens when the low pressure limit is reached. If the controller attempts to start the compressor and it fails to detect the compressor starter voltage three times in a row, then the unit becomes locked out. Refer to the Lockout Mode section of this document. The condensate overflow sensing circuit monitors the condensate level and provides a voltage signal input to AI-3. If the condensate water level rises, resulting in the input signal dropping below 6.0 VDC for the recognition delay period, the condition is recognized as a fault. The freeze protection temperature sensor monitors the water source temperature. If the temperature drops below the freeze protection trip point (default 30 F) for the recognition delay period, the condition is recognized as a fault. The freeze protection fault condition is bypassed at normal compressor startup to allow the refrigeration circuit to stabilize. When the UNT Controller is starting the compressor during the fault retry mode, the freeze protection fault is not bypassed. The fault setting is adjustable during the configuration process, but not adjustable in the commissioning mode of HVAC PRO for Windows, nor is it adjustable by a facility management system. 10 OEM WaterFurnace/Water Source Heat Pump

Changes to the default settings can be accomplished, however, by responding to programmed sequence of questions using HVAC PRO for Windows. The flowchart below explains the order of the questions.
