11 2055 CENTER STREET - GENERAL TENANCY PROVISIONS Use of the +/- 10,000 space shall comply with the following items per the Downtown Arts Density Bonus (Policy LU-19 Downtown Arts Density Bonus). Must be used by Fine and Performing Arts facilities. Fine and Performing Arts facilities shall be limited to theaters for dance, music, film, plays, or other, similar performing art; galleries or museums for the exhibition of paintings, sculpture, crafts, multi-media, or other, similar art form; schools for fine arts, performance arts, or other, similar discipline; offices for fine art or performing art organizations; or a use determined to be similar in character to the uses described above. Arts facilities may include ancillary retail or office space Tenant must be a non-profit organization Tenant is subject to review and recommendation by Berkeley s Civic Arts Commission Lessee must provide a standing guard any time the Arts Passage will need to be open beyond the hours of M-F 9a-5p.
