1 BREEAM UK New Construction Scope of IMPACT Compliant (or equivalent) Tools and Data Submission Requirements This Guidance Note relates to complying with the exemplary level criteria for route 2, as defined under the Mat01 issue of the BREEAM New Construction 2011 version. It provides information about IMPACT and the level of detail (the Quality Requirements) and file transmission requirements for the Building Information Model (BIM) from IMPACT compliant (or equivalent) tools. It also outlines criteria for demonstrating the equivalence of a proposed alternative to IMPACT compliant tools for BRE Global approval. What is IMPACT? IMPACT (Integrated Material Profile And Costing Tool) is a specification and database for software developers to incorporate into their tools to enable consistent Life Cycle Assessment (LCA) and Life Cycle Costing (LCC). IMPACT compliant tools work by allowing the user to attribute environmental and cost information to drawn or scheduled items in the Building Information Model (BIM). IMPACT takes quantity information from the BIM and multiplies this by environmental impact and/or cost rates to produce an overall impact and cost for the whole (or a selected part) of the design. The results generated by IMPACT allow the user to: Analyse the design to optimise cost and environmental impacts. Compare whole-building results to a suitable benchmark to assess performance, which can be linked to building assessment schemes. The benefit of BIM enabled whole-building assessment is that the calculations are based on real design data and accurate quantities, rather than generic specifications for particular building elements. IMPACT compliant tools also allow users to accurately model the life cycle performance of primary structures and substructures, which are not covered by the Green Guide to Specification. IMPACT was developed by an industry consortium led by BRE. The work was funded by the UK s Technology Strategy Board. Quality requirements To award the exemplary credits, the design team must submit via their assessor the Building Information Model (BIM) for the assessed building from IMPACT compliant software tools (or equivalent). The Model must have achieved/covered the following: Requirement Quality Issue Tools equivalent to IMPACT Compliant tools Impact Tool (see 2.2 ) Scope Include all the materials 1 that make-up the building elements 2 listed in Table 1. Material types To be similar to the actual 3 materials. Material quantities Installed For each layer 4, use actual values for the following parameters: Thickness, Density, Adjustment(s). Minor fixings (screws, nails etc.) should not be included. To be within +/- 5% of the actual quantities. Minor fixings (screws, nails etc.) should not be included. Material quantities site wastage Use a suitable Site Wastage value for each layer 5. To be within +/- 5% of the actual quantities. Material quantities Replace, Use a suitable Service Life value for each layer 6. To be based on the most likely In-Use scenario. repair, refurbish Material quantities End of Life to re-use, recycling or disposal (landfill, incineration) No further requirement. To be based on the most likely End of life scenario.

Data submission requirements 2 Walls and screens 3 Retaining walls 4 Barriers and guardrails BRE Global requires the submission of the Building Information Model (BIM) from the IMPACT compliant software tool (or equivalent) in order to: Facilitate the establishment of robust building level life cycle performance benchmarks in BREEAM. This will enable future BREEAM versions to recognise and reward those designs which achieve above average performance. Fulfil BREEAM Quality Assurance requirements. Conduct further research using data from real life projects. 2.1 IMPACT compliant tools The Assessor should submit quoting the relevant BREEAM registration number and project name a copy of the full IMPACT project/ building file to BRE Global fulfilling the following criteria: 1. Files should be transmitted in either of the following formats: 1.1. For 3D CAD/BIM based IMPACT compliant tools: In IFC OR the IMPACT Compliant tool s native format For spreadsheet based IMPACT compliant tools: IFC, MS Excel or CSV file format. 2. Building element categorisation to be according to Table 1.

4 The file must be submitted to BRE Global prior to submission of the project s assessment report for quality assurance and certification. BRE Global will acknowledge receipt of the file and data and this receipt can be used by the assessor as part of their evidence file for the project. 2.2 Tools equivalent to IMPACT Compliant tools Tools that are considered by BRE Global to be equivalent to an IMPACT Compliant tool (for the purpose of BREEAM compliance) will be eligible for the same exemplary credits. Equivalence will be determined by BRE Global based on suitability of the tool and information submitted for refining whole-building benchmarks. To apply for equivalent status, assessors must submit evidence that the tool can fulfil the data submission requirements stated below. From the point of submission, assessors should expect this process to take up to four weeks. Assessors are advised to contact BRE Global as soon as possible to discuss equivalence status. If successful, a statement in writing from BRE Global confirming equivalence status to IMPACT compliant tools will be issued to the assessor and subsequently communicated to the wider assessor network. This statement should be submitted as evidence along with the file for quality assurance and certification. The Assessor should submit an electronic data table or tables (suitably cross referenced) generated by the tool quoting the relevant BREEAM registration number and project name to BRE Global fulfilling the following criteria: 1. Total building results for year 0 (installation only) and year 60 study periods as follows: 1.1. To include individual results for all environmental issues/indicators that the tool/data permits, showing issue/indicator names and units used. As a minimum, climate change (Kg CO 2 eq.) is required. Where issues/indicators according to BS EN 15978: are available, these should be used To include individual results for each Life stage/module. As a minimum, stages A, B and C (see BS EN 15978:2011) are required. Where the tool permits or where complete measurement of aforementioned stages is not possible, more detail should be provided. For example, BS EN 15978:2011 modules should be used: A1, A2, A3 (or combined to A1to3), A4, A5, B1, B2, B3, B4, B5, B6, B7, C1, C2, C3, C4. Modules not assessed to be indicated MNA or N/A Where tool permits, the reporting format should be to BS EN 15978: Results for each element as follows: 2.1. Element impact per issue (as above), with unit(s) Element Kg CO 2 eq. per life stage and/or module (as above) Element quantity, with unit(s) Element category in accordance with Table For each material in the element: Installed quantities, with unit(s) Site wastage quantities, with unit(s) Replace, repair, refurbish quantities, with unit(s) Re-use, recycling or disposal (landfill, incineration) quantities, with unit(s). 3. Transmitted in IFC, MS Excel or CSV file format. 2.3 Data permissions Submission of information for the Exemplary Credit(s) will be deemed to grant permission for the BRE Group to use the information for: 1. BREEAM Quality Assurance. 2. Any research (using anonymised data), including improvements to the IMPACT benchmarks. Any data supplied to BRE Global will be treated in confidence and the use of BIM data for research purposes will ensure individual projects are unidentifiable. Footnotes: 1 Material means: The individual material(s) that make up a building element. 2 Building element means: A single material or collection of materials that perform a distinct function. For example, external walls, roofs or internal partitions.
