3 Page 10 Community Policies Page 3 Locked Out of Your Apartment If a student is locked out of the apartment during regular office hours, contact housing staff to open up the apartment for you. If it is after hours, please call the office to be forwarded to the on call staff. Community fees may apply. Lost Key If a key has been lost, or misplaced, the student will be CHARGED $30 for a replacement key. Additional charges may apply if the lock must be replaced, and key replacements for each roommate is necessary. Pool and Public Areas Please respect posted pool and spa hours. The pool areas may be closed due to weather or chemical treatment. You must follow the rules posted on the gates. Violations of any rules may result in you being restricted from these areas. All public areas should be cleared out by 10pm. Trash Policy There is a trash bench located at the front door of your apartment. You are responsible to put your trash in this bench every day Monday Friday by 9am. Do not place any trash inside the bench without a proper trash bag. (Grocery bag is not a proper trash bag.) Do not place trash bags outside of the trash bench. There is a trash compacter on site, at the front of the property, for excessive trash. Trash bags left outside your door, not in the trash bench provided, or left on your patio, will result in a $25 per bag fee. Cleaning You are responsible to keep your apartment clean. Housekeeping services are provided twice a month to maintain the condition of the unit. Housekeeper is responsible to clean: Kitchen counters, stove, and sink, Floors Mop and vacuum, Bathrooms Sink, toilet, counters, and bathtub. You will be responsible for cleaning: clothing, towels, dishes and bed sheets. Secure any valuables, as it is not the responsibility for THS to replace any missing or misplaced items. You will be responsible for a housekeeping fee if additional cleaning is required. Room Inspections Keys and Locks THS is not responsible for any lost items. Please keep apartment locked at all times. This includes the front door, patio door, and all windows. It is the students responsibility to keep all valuables safe and secure. Room inspections will be administered monthly by THS staff. You will receive notice of your inspection, followed up by a report of inspection. Inspections will also be done randomly by Disney. All roommates will be responsible to maintain the condition of the apartment, or fees will be immediately assessed for any damages to furniture, walls, doors, carpet, smell of smoke, excessive cleaning needs, or burn marks on countertops, etc. Please follow instructions on report, by the given deadline, to avoid additional fees.
4 Page 4 Community Policies Maintenance Work Orders Your apartment should be in excellent condition. We have the right to inspect your unit for any reason, including evaluating the conditions of your unit. Should you experience any problems with your room (dripping faucet, toilet overflow, appliances not working, etc.), please contact the housing staff immediately, by phone: (407) or thsorlando@yahoo.com. You can also stop by the housing office in apartment 3108! Mold Mold is a type of fungus and will grow in damp musty locations such as bathrooms. It is dangerous to your health and can cause medical problems. Please follow these directions to limit the growth of mold. 1. Report any leaks or improper drainage of water in your apartment to the housing staff immediately. 2. DO NOT turn off your air conditioner at any time. Keep thermostat at degrees. 3. Keep shower curtain closed while bathing to eliminate water getting onto the floors, keep fan on while bathing, and keep shower clean. Smoking Smoking of any kind is NOT allowed in any unit at anytime. Hookah s are not allowed in your unit and will be confiscated until your departure if found. Cigarette smoking will be permitted in designated outside area s only. Cigarette butts must be disposed of properly, NOT put out on the grass, on the ground, or on any part of an apartment building. Violation of this policy will lead to trash fines assessed to individual and/or all roommates. If you are caught smoking in your unit or your unit smells of smoke, all cleaning fees to eliminate order will be assessed to individual and/or all roommates of that unit. Carpet repair or replacement may also be required for burn marks. Page 9 ** Two Step Disciplinary Process FIRST OFFENSE VERBAL WARNING: Each student will have to review the Community Policies with the Resident Director, then sign a verbal warning stating that they understand what will happen if the same choice is made again. SECOND OFFENSE WRITTEN WARNING: Each student will have to review the Community Policies with the Resident Director, then sign a written warning stating that they understand that they will be evicted from housing and terminated by their employer if they violate another Community Policy. *Sanctions will be determined by severity of offense as determined by THS. All disciplinary actions will be reported to your employer.
5 Page 8 Page 5 Furniture / House wares Kitchens are fully equipped. Please make every effort to keep it clean and orderly at all times. All furniture must remain in the apartment at all times. Furniture CAN NOT be taken outside, including patio areas. You will be charged for any damages or furnishings not in your unit upon move out. Consolidation Policy THS will have ongoing efforts to maximize occupancy in each unit. As such, each student could be subject to move during their term. You will receive a 48 hour notice to transfer units. Thank you for being cooperative during this time. If there is an empty bed(s) in the unit, residents must: Keep the unoccupied bed(s) and that portion of the unit free and clear of any personal items. This space is the property of THS and should remain in a condition that allows the new resident(s) to check into that unit on short notice. Drugs/Weapons/Criminal Activity It is the policy of THS that any criminal activity to include unlawful manufacture, possession, use or distribution of any controlled substance or illegal drug or the misuse or distribution of legal medications on or off property are terms for eviction. Weapons of any type (pellet guns, bow and arrows, firecrackers, etc.) will be confiscated and are grounds for eviction. Vandalism There is no acceptable reason or excuse for purposely damaging any apartment or personal property. Any resident who vandalizes property will be charged for the damage and will receive disciplinary action, up to and including eviction. Noise Quiet hours are between the hours of 10pm 8am. You must remain in your unit during these hours, keeping all public areas clear, and noise level to a minimum. Please be respectful of other employees, individuals, families, and children that you share this community with. *Three Step Disciplinary procedures (on page 9) will be followed for all Noise Violations. Visitors You are responsible for the actions of your visitors. Visitors are allowed a courtesy visitation period of 48 hours, maximum, with ultimate consideration of the desires of all roommates. Stays any longer are not acceptable, as it disrupts the home environment of you and your roommates. Longer visitation requests can be approved by the Resident Director.
6 Page 6 Community Policies Page 7 Room Changes Access Gate THERE IS A $30 CHARGE TO CHANGE ROOMS IN ORDER TO COVER THE COST OF THE MAKE READY. This must be approved by THS staff and Disney. If you wish to move units, please contact the Housing Staff immediately. Although room changes will not be guaranteed, all changes must be authorized through the THS office. Keep in mind, each unit must be all male or all female. Electricity Use Please do your part to turn off lights, TV, computers, etc. when not in use. Thermostats should remain between degrees., with windows and doors closed and locked. Telephones and Long Distance Service Telephones are available in each apartment for incoming and U.S. long distance calls only. International calls must be charged to a personal calling card or placed collect. Contact the Housing Staff for needed assistance. Eviction You are a guest and as such, you must abide by these rules during your stay. Should you violate any policies, this may lead to your eviction by THS, or you employer. These accommodations are dependent on employment with The Walt Disney World Resort, its affiliates, or operating participants. *If you are terminated by your employer, or evicted by THS, you must evacuate housing and the community within 48 hours (at your expense), or legal authorities will be contacted to remove you from the property. You will receive a gate code to enter the property. Your visitors will enter code by your apartment number at the call box at the gate. It will call your apt and you press 9 from your phone to open. Pets Pets are not permissible. If a pet is found in our apartment you will be charged $50 a day, plus any damages that may have occurred while the pet was in the unit. Alcohol The legal drinking age is 21. Persons under the age of 21 who are found drinking or are under the influence of alcohol can be evicted immediately. Be advised that providing alcohol to an underage person is also a violation of the law and is strictly forbidden. All residents should be 21 for alcohol to be permissible in unit. Parking / Garages Careful not to park in unauthorized parking, such as handicap spaces, to avoid being towed. Stop by the office if you are interested in a garage for $100 a month.
