1 The International Center at Centergy

2 The International Center establishes a singular location of international concerns in an iconic Atlanta facility that expands on the incredible past successes of the Technology Square and Centergy projects in Midtown Atlanta. In 2004, on behalf of the State of Georgia, Governor Perdue established the Busbee Center for Global Economic Development and Innovation with the purpose of bringing together in one location all of the State s international trade and economic development resources. The Busbee Center is now undergoing its first significant expansion with the creation of The International Center, this time establishing a venue for the congregation of international businesses, southeastern consulate offices, commercial chambers and cultural alliances of countries from around the globe to promote collaboration on economic development, cultural and education matters. Additionally, The International Center will contain an executive suites and an incubator designed to accommodate the administrative needs of various honorary consulates, those without fullservice consulates, as well as the office and administrative needs of international companies entering the United States market. The International Center will deliver an 11th Floor Roof Terrace and a Lobby Floor International Conference Center which will include a 150-seat auditorium and numerous conference/educational rooms and related resources. 3 Beyond establishing novel opportunities for cooperation and collaboration by and among Georgia and her various global trade partners, The International Center will also provide access to the resources of the Georgia Institute of Technology, a leading international research institution with established relationships with European education and innovation centers, along with international related bachelor s degree programs. The International Center is located halfway between the North Avenue and Midtown MARTA stations with free shuttle service every four minutes between The International Center and the 10th Street station. Hartsfield-Jackson Atlanta International Airport is only 10 miles from The International Center and is an easy 15-minute ride via car or 20-minutes by MARTA rail. Also, in the immediate area are numerous residential buildings - both apartments and condominiums - and a diverse array of restaurants - all within walking distance of The International Center.

4 Immediately south of Th e International Center are the Centergy and Technology Square developments. In addition to Georgia s Department of Economic Development, Centergy One is home to the Export Trade Assistance Center of the United States Department of Commerce, the University System of Georgia s Office of Economic Development, the QuickStart program of the Department of Technical and Adult Education, as well as the economic development offices of all Georgia utilites. Centers for technological innovation and technological commercialization within Centergy One include Georgia Tech s Advanced Technology Development Center and Venture- Lab, and the Georgia Center for Advanced Telecommunication Technologies. Also, leading edge international companies such as Accenture Worldwide, the Royal Bank of Canada and Samsung have located offices in Centergy One. The adjacent Technology Square Research Building at Centergy includes the Georgia Electronic Design Center, which supports world-class reserach that fosters the development of new communications technologies in wireless/rf, wired/copper and fiber channel applications. Technology Square, a development of the Georgia Institute of Technology, houses Tech s College of Management, the Technology Square Hotel and Conference Center (a 254-room hotel and conferencing center), Tech s Economic Development Institute and Center for Quality Growth and Tech s Global Learning Center with tens of thousands of square feet of training and conferencing facilites as well as distance training studios. Combined, Technology Square and Centergy contain over 1.7 million square feet of multi-use space, all of which is 100% occupied. Celebrated for its urban, pedestrian environment, which has won numerous ARC and ULI awards, the projects contain 130,000 square feet of street level retail space including Barnes & Noble Georgia Tech Bookstore, numerous resaturants and a fullservice commercial fitness club.

11 The International Center at Centergy Project Overview: Building: The International Center Office Building expands on the incredible past success of the Technology Square and Centergy projects at Fifth Street in Midtown Atlanta. Class-A office building targeted for silver LEED certification. The building will contain 237,000 rsf on 11 floors. Location: 77 Fifth Street, Atlanta, Georgia The building is adjacent to Spring Street and accesses 5th Street via a pedestrian plaza. Access: ` The International Center Office Building is located halfway between the North Avenue and Midtown MARTA stations with free shuttle service (every 4 minutes) between the Building and the 10th Street station. Availability: The International Center Office Building will be completed in Elevators: Four high-speed 3500-pound capacity elevators serve the office tower. Separate shuttle elevator serving the underground parking, retail floor and the main lobby. A separate 5000-pound freight elevator serves all levels. Structural System: The structure will be poured-in-place concrete. Security: Parking: Security provisions such as strategic lighting, card readers and surveillance cameras are located in the building and parking deck. The Building is connected to an existing 1,500 space parking structure under Landlord s control. Approximately 50 additional spaces will be constructed on the bottom floor of the Building.
