2 Zaragoza Alta Velocidad is a public company created in 2002 by the three Spanish public administrations: Ministry for Public Works, Regional Government of Aragon and the City Council of Zaragoza to manage the development and urban transformation of the railway soils and infrastructure of the city. The arrival of the high speed railway train, called AVE, to the city in 2003 from Madrid, and the subsequent arrivals to the high speed train to cities like Malaga, in 2007, Barcelona in 2008, Valencia in 2010 and Alicante in 2013, established Zaragoza in the center of the modern railway communications between the main cities of Spain. At the moment, the distance to these cities are 80 minutes to Madrid, 90 minutes to Barcelona, 3 hours to Valencia and 4 hours to Seville and Malaga. The construction of the new intermodal station in the former railway platform, a modern building containing also offices and a hotel, gave the opportunity to the city to create a new urban area and business district, closing the scar existing between the different neighborhoods of Almozara and Delicias.

3 Also, gave the opportunity to create a new area of public spaces in the area of the former railway station, too small to be the new intermodal station, called El Portillo, in the city centre. Master Plan The Master Plan of the city divided this huge urban development in three areas: G-44-2 for the surroundings of the intermodal Station, G-19-1 for the area or the former railway station in El Portillo, and an area in former railway barracks, in Avenida de Navarra, 72. The stats of these three areas: Area G-44-2: Surface: m² (236,73 acres) Residential uses: m² Non residential uses (retail, offices, hotels): dwellings m2 Area G-19-1: Surface: m² (22,33 acres) Residential uses: m² Non residential uses (retail, offices, hotels): 220 dwellings m2 Avenida de Navarra, nº 72: Surface: m² (2,57 acres) Residential uses: m² Non residential uses (retail, offices, hotels): 285 dwellings m2

4 Avenida de Navarra, 72 Zaragoza Alta Velocidad is also the owner of a parcel, in this case of social housing, in the new urban development of the city, in the southwest, called Arcosur. A new urban area of dwellings that is at the moment in the phase of urbanization. Arcosur Parcel O-4: Surface: 7.593,3 m² (18,76 acres) Residential uses (social housing): m² Non residential uses (retail, offices, hotels): 250 dwellings 0 m2 The situation of the parcel is in near the park of the area, the golf court and the road network that connect the district with the city centre and the city s ring motorway.

5 Urban Development Status Zaragoza Alta Velocidad has finished the first phase of the urbanization in the surroundings of the Intermodal station. This includes several previous tasks realized by the company such as: dismantling and removal of the existing railway facilities in the area; the reconstruction of these facilities out of the city, near the logistic platform, covering the railway lines both sides of the station, the construction of the first line of the commuter train. The company has also has built the Third Millennium bridge and three commuter train stations, in a total investment of 600 million Euros.

6 Real Estate Plots Following there are the parameters of the different plots owned by Zaragoza Alta Velocidad. Some of them, as parcels 2, 3, 5 and 6 of the G-44-2 area are to possible to built in separated plots. 7 Intermodal Station District: Barrio del Ave or Digital Mile Area G-44-2 in the Master Plan of Saragossa Distribution of Plots Parcels 1 to 3 are located in the Eastern area of the Intermodal Station, in the new Avenue of Ciudad de Soria, in front of a future huge park including several public facilites, some of them just built, as the Etopia Center for Arts and Technology, a digital incubator and a new Health Center. Parcels 5 and 6 are located in the Plaza Sur, in the south from the Intermodal Station, next to a large public space, with a pond, fountains with water games and where there will be some kiosks. In Plaza Sur have also recently opened a new Center for Medical Specialties. Parcel 7 finishes the axis of Plaza Sur and is located just two minutes to the arrivals from the Intermodal Station. The urbanization of all these parcels is just finished and very well connected to the rest to the city. Parcels 8 to 21 are located in the West Sector of the Intermodal Station., and are actually pending of urbanization. In the following page is shown an aerial view during the urbanization of the area with the position of each plot. The graph below is a zoning drawing of the Master Plan of the city of Saragossa for this area.

9 Portillo Station District: Area G-19-1 in the Master Plan of Saragossa: In the Portillo area District there are two plots to build, one of them dedicated mainly to residential uses and the other one for tertiary uses. The plot of residential uses, called AL-R, is located in the north part of the area, next to the Palace of Aljaferia, seat of the Regional Parliament. This parcel is scheduled to sell in a first phase. The plot for tertiary uses, called AL-T, is located in the south of the area, next to the new Caixa Forum, a cultural center recently opened of cuttingedge architecture with several high quality exhibitions. In the place of this parcel there is now the former railway Station of the city and its necessary to relocate the people working now in the building and demolish the building previously to build the parcel. So, this plot is scheduled to sell in a second phase. In the following page is shown the design of these plots in detail. 13 Buildings Design Zaragoza Alta Velocidad seeks for great quality in his buildings. The design of the projects selected in previous public tenders have reached a great excellence of design and functionality. Following, we show some examples of the real estate promotions to come in the area: Avenida de Navarra, 72 (Sold): A magnificent building of 30 storeys and 285 dwellings, with common areas such as gym and swimming pool, towering in front of the Intermodal Station and the Avenida de Navarra.

14 Plot 1 Area G-44-2 (For Sale): An office building of seven storeys and s.q.m., with commercial premises on the ground floor, just in front of the Park of Water (Paseo del Agua) and the Arab Palace of Aljaferia, the seat of the Regional Parliament. The parcel has a license agreement approved and there is the possibility to use the approved design or to develop a new one.

15 Plot 4 Area G-44-2 (Sold): A residential building with commercial premises in the ground floor end offices in the first floor with a superb and functional design and distribution, in front of the Avenida de Navarra building and the Intermodal Station.

16 Plot 7 Area G-44-2: A huge mixed-used building, that will be a landmark in the skyline of the city. It combines 440 residential condos, with m2 of diffent uses: mall, hotels and offices. The height could reach 150 m approximately, being the tallest building of the city. His location in front of the arrival zone of the Intermodal Station, and very near form the access motorway of the city, makes this building an opportunity for a brand real estate investment. There is no design project for this building made yet. The views are only indicative.

17 Area of Intermodal Station (Plots 1 to 7 plots in G-44-2 area): The area surrounding the Intermodal Station will be a mixed-used zone, with plenty of residential, retail and offices spaces. Also, the public realm and public facilities have an important role in the area. It is very well connected, near of the city centre, with broad roads and green spaces. There is planned a huge park called Parque del Agua (Park of water), with plenty of fountains and places to the children to play. In this park, some of the newest facilities are being built: The Center for Arts and Technology, just finished, and the Digital Incubator, a place for start-ups, built two years ago with all their offices occupied, in an urban space of creativity and innovation. A Center for Medical Specialties and a Health Center are being also built in the area. Sport complex and a school are planned to complete a complete a lively part of the city.

18 Plots 8-21 Area G-44-2: This area is part of the second phase of the development works. Although there is not urbanized yet, it could be possible to coordinate the building process with the urbanization works. The different plots combine different uses. In this area there are mainly residential dwellings, but also a low proportion of retail and offices uses, according to the previous table. There are no projects for these buildings developed yet.

19 El Portillo Area (G-19-1 of the Zaragoza Master Plan): The Portillo area is a zone with great potential located very near of the city centre. The urban planning provides a huge central park in the area, surrounded with three cultural facilities, creating a new vibrating and cultural area, the "Kulturforum" of Zaragoza. The Caixa Forum, a superb building similar and others Caixa Forums in the country, as the one in MAdrid, is now in construction phase, and is expected to be open to the public in April In this area there is a residential building, AL-R, that contains 220 dwellings and s.q.m. of non residential uses. It can reach 20 storeys ain a tower and an area of 11 storeys. The other plot in this area is an office building of s.q.m. and seven storeys of height.

20 General Picture The area that Zaragoza Alta Velocidad offers is the main residential real estate investment in the city center of Zaragoza, located strategically between the city centre and the new Intermodal Station. The quality of the environment, the good and easy traffic and pedestrian communications with the rest of the city, the amount of green spaces and parks provided in the area, and the quality of the construction of architecture of the buildings projected makes the area very desirable to live and work. Following, some general pictures of the area to facilitate the location of the different plots in the context of the city.

21 Urban design The search for quality of the public realm is one of the main assets of Zaragoza Alta Velocidad. This is reflected in the large amount of green spaces and the quality of construction materials used, in pavements, public lightning, trees and vegetation. The us e of water is principal in the area, with the disposal of several digital fountains and ponds to the children and to help the hot summer of the city.

24 Infrastructures: Digital Mile In this new development, there are all the infrastructures needed for a modern life. The whole area has water supply, proper sanitation services, electricity, and a modern system of automated waste collection, in an sustainable environment. Besides, there is scheduled an advanced network of optic fiber to provide a wide connection to the dwellings, offices and public facilities, like one of the elements of the Milla Digital Project, that aims to create a place for work and living in an environment of innovation.

25 Public facilities Etopia Center for Arts and Technology: Located in the Parque del Agua, between the neighborhoods of Almozara and Delicias, and directly connected with the Intermodal Station through a walkway that arrives to the building above the roads. This stunning facility has three main buidings, each of them with different functions: temporary exhibitions, incubator of digital start ups and residence for artist, with a common basement for exhibitions, cafeteria and a events hall. The building is just finished, and there is scheduled to be the host of the next Iberoamerican Culture Congress in November. Center for Business Innovation: The Center for Business Innovation (black building of the first picture) is a digital incubator hosting several technological startups, in an environment of creativity. This is a zero-emissions building, with the most advanced techniques to a more sustainable environment.

26 Center for Medical Specialties: The center is being built in the South Square of the Intermodal Station. It will be an advanced center complying the demand of the existing and the future inhabitants of the district, and the neighborhood of Delicias. Health Center in Almozara: Another health center is in construction in the Parque del Agua, near of the Etopia Center or Arts and Technology and the Digital Incubator, for the primary health care of the Almozara district and for the new inhabitants of the Digital Mile.

27 Caixa Forum: This cultural centre is located in the Portillo area. It is being promoted by La Caixa, the main bank in the country, as part of its cultural program, joining to the others Caixa Forum built in Barcelona and Madrid. This astonishing building designed by Carme Pinós conceives an idea of elevated exhibition rooms to allow a major permeability through the future park of the area. It will be a cultural landmark of the city and of the country with cultural performances of great interest. The center is scheduled to open in April of 2014.
