3 European Capital of Culture - Lisbon Lisbon is located only 45 minutes from the development and having gained the title European Capital of Culture several years ago it offers a range of activities for everybody. This monumental city with tile facades, monuments and stunning churches is also a hotspot for popular festivities. Lisbon offers a feast of exquisite shopping, exciting nightlife, interesting museums and its wealth of cultural pursuits is irrefutable.

4 Location Map Joia das Dunas is located on the West Coast of Portugal. Lisbon is only 45 minutes away and Lisbon International Airport 35 minutes away. Nearby, the unspoilt town of Santa Cruz provides shops, bars and restaurants and hosts a number of famous water sport events every Summer. The climate is mild and temperate with short winters and long hot summers ensuring an ideal environment in which to relax all year round. How do I get there? Lisbon, Oporto, Faro, Madeira and the Azores have airports served by TAP Air Portugal, the national carrier, which has direct flights to Lisbon from a number of destinations including England, France, Germany, Netherlands, Spain, the USA and Canada. Most major European airlines fly to Lisbon, while a succession of charter flights operate during the summer, especially to the Algarve. There are also international flights to Porto in the north and Faro in the south. From the UK There are numerous airlines operating to Portugal. Easyjet flies directly into Lisbon International Airport which is only 35minutes from Joia das Dunas. TAP Portugal is the national airline which operates several flights. British Airways, KLM & Ryan Air all fly to Portugal. If you re driving from England, the quickest route is via the Plymouth- Santander or Portsmouth-Bilbao ferries to northern Spain and then on to Portugal. From the Republic of Ireland bmibaby and Aer Lingus operate direct flights to Lisbon. From Northern Ireland British Airways, easyjet and Aer Lingus all fly from Belfast to Lisbon or Faro airports. From the Netherlands Bmibaby, KLM, TAP Portugal and easyjet operate services from Amsterdam to Lisbon International airport. Bmibaby, KLM, TAP Portugal and easyjet all operate direct flights from Amsterdam to Lisbon and Faro airports. From the UAE Emirates Airlines fly direct to Madrid. Then all main European airlines operate a connecting service to Lisbon. Within Portugal Direct and regular bus services operate from France, Spain and England, while train connections from France and Spain provide regular scenic stops en route. Portugal s mainland rail system is cheap and extensive, and tourists have a wide range of special tickets available offering unlimited travel throughout the country. Numerous privatised coach companies provide fast and efficient road transport in Portugal, at very reasonable prices.

5 Areias do Seixo The hotel and spa, opened in 2011, is called Areias do Seixo. It is managed by Goncalo and Marta Alves, who also manage the villa rental programme, and own a number of local hotels, restaurants and bars. The hotel has 10 luxury boutique guest suites and all residents have access to its stunning facilities, which include a restaurant and bar, pool, state of the art gym and a luxury spa.

6 What is the concept behind Joia das Dunas? Joia das Dunas is about tranquility and being at peace with nature, all in a stunning contemporary setting. It will deliver the ultimate antidote from the pressures and poisons of city life. The development is as ecologically and environmentally friendly as possible. We have used locally sourced, bio degradable materials where possible and the latest geothermal technologies for heating and cooling the interiors and the pools. Why should I buy a home in Joia das Dunas? The Five Star hotel opened in 2011 to great acclaim and the villas were completed in The hotel is owned and managed by Goncalo and Marta Alves, who are from a very well known local family that own a number of successful hospitality businesses. What are the general features of the villas? The villas and the hotel have been designed by Vasco Vieira, formerly the Chief Architect of Val do Lobo, in a stunning contemporary style that is harmonised with nature. Vasco Vieira has ensured that the construction is to Val do Lobo standards, not just the villas but also the infrastructure and landscaping. The designs of the villas flow from Vasco s philosophy that your home should provide both an interior and exterior living environment. The layout of the floor plans provides a visual and physical link between the interiors and the exteriors. Many of the interiors have

7 double volumes, allowing the rooms to be bathed in light from the inside and the outside. When the doors slide away they unify the floor plans into one space, the effect enhanced by there being no glass or frames on the corners. Locally sourced bio degradable materials have been used where possible. The hotel and the villas use geothermal energy; all the under floor heating and cooling, hot water and heating for the pools are naturally generated from bore holes in the earth. As well as being environmentally friendly, geothermal energy substantially reduces running costs. What facilities are available as part of Joia das Dunas? The 18 villas are serviced by a 10 room luxury boutique Five Star hotel, Areias do Seixo. The facilities include the restaurant & bar, gourmet food & wine shop, hotel swimming pool, cinema, fully equipped gym, luxury spa, meeting/ conference room, children s playground, WiFi Zone, market garden and of course the stunning Seixo beach. The hotel provides the following services: rentals and rental management, laundry and villa cleaning, garden and pool maintenance, babysitting, villa delivery of products from the gourmet and other shops, in-villa catering, décor and furnishing, sporting apparel rental, leisure activities and cultural excursions and events, courses in wine and organic horticulture, picnics and beach service, the spa (with a full range of treatments) and airport transportation. Is there a rental program available? Yes, and it is fully flexible to owner s needs and rentals can be sourced by owners themselves or other third parties. The rental programme at Joia is managed by the Hotel, Areias do Seizo. As well as managing all of the rental process, including marketing, services and administration, the Hotel can manage all the maintenance and housekeeping of the villas. Under the programme, owners are entitled to unlimited use, provided that adequate notice is given. Last year, owners in the programme enjoyed 35% occupancy and the average rental per night was 550 for the villas and 450 for the townhouses. VAT of 6% is chargeable on rentals in Portugal and the Hotel charges 45% for its aforementioned services.

8 Should owners wish the Hotel to maintain their villa, the cost per year, which includes the gardens and swimming pools, windows, exterior woods and metals, and condominium charges, is 5,400 for the villas and 4,270 for the town houses. What is the hotel rental management fee? Owners will receive 55% on the monthly bill net of fees and VAT. The remaining 45% is for Areias do Seixo (to cover: management fee, operating costs, guest s breakfast, cleaning, laundry and the costs for the guests using the facilities of the hotel spa, pool etc). Are we restricted in how long or when we may occupy our apartment ourselves? Owners can book their stays per annum without limitation. Once in the program, owners may change their stays subject to availability.

10 CONSTRUCTION PAYMENT Are the properties freehold? Yes. How will I furnish my home? The hotel provides a full decoration service, ensuring that your villa fully complies with the standards of the rental programme and is harmonious with the hotel. A list of Lisbon based decorators and London based decorators are available. Their work at Joia can be viewed on request from other owners. Is there internet and satellite TV access? Yes, including WiFi. What parking facilities are available? All properties come with internal 2 car garages. There are also external spaces available. Can I resell my property are there any restrictions? None. What currency are the payments made in? Payments are made in Euros ( ). Are mortgages/financing available for property purchase? The mortgage market for holiday property owners is well established in Portugal, and there are a number of banks to choose from. Most of the villas for sale come with mortgage finance attached, if required. How do I reserve at Joia das Dunas? There is a 3,000 reservation deposit required which is fully refundable up to the point of signing of promissory contract. What are the payment terms? 30% upon signature of promissory contract and 70% on signing of the deed. Who should I appoint as my lawyer? There are a number of lawyers who know the development well that we can introduce. What are the costs of purchase? Purchase taxes in Portugal are 6% of the price. You should also allow for 1.5% for stamp duty and legal and notary fees.
