2 About the Fingen Group Fingen, founded in 1979, today focuses its business activities in three areas: fashion, retail and real estate. In the fashion field, Fingen has developed licenses for brands of the caliber of CK, CK Jeans, CK Collection, Guess and currently for the Jean Paul Gaultier and KathyVan Zeeland brands. In retail, with Tie Rack Ltd, it has a network of over 300 stores, half of which are situated in major airports around the world. The real estate business is managed by RDM and includes a portfolio and development assets for around 1.3 billion euros. The company is present in Europe and Asia with a staff of over 2,000 members.

3 RDM is Fingen s real estate company. It currently manages more than twenty developments with a total surface area of more than 610,000 sq.m. RDM acts as a private developer, investing its own equity into its various developments, as well participating in strategic partnerships with internationally recognized companies. Over the years, RDM has established itself as one of the key Italian real estate development companies. It continues to develop and grow domestically and internationally with recent projects in Hungary, Romania, the United States, Turkey and China. RDM Real Estate

4 RDM Real Estate RDM currently concentrates on three types of development: Luxury hospitality and residential: RDM has identified this area as a fast growing sector and has successfully developed more than e 700 million of assets since its inception. Mixed-use development: to date, RDM has developed more than e 150 million in this sector. It specializes in urban readaptive formats. Retail centers: RDM is the Italian leader in the development of designer outlet properties, which it has jointly developed with McArthurGlen. At this time, assets of over e 500 million have been developed and are currently under management.

5 Our Products: Luxury Hospitality and Residential Luxury becomes a form of art RDM has become the leader in identifying, acquiring, and developing iconic properties that have outstanding historical, artistic, and sustainable value. In addition to the completed Four Seasons Hotel Firenze and Palazzo Tornabuoni buildings, the company has more than 150,000 sq.m. under development. Palazzo Della Gherardesca Four Seasons Hotel Firenze A 117-room hotel, totalling over 22,000 sq.m., in a late 15th-century building. The building has been completely regenerated inside a 45,000 sq.m. park set in the heart of Florence. The development was painstakingly completed over a four year period and has already been acclaimed as one of the most beautiful hotels in the world.

The thirty-eight luxuriously furnished bedroom residences have been developed in over 20,000 sq.m. of building with every modern comfort provided. Poligrafico e Zecca dello Stato Together with first class partners RDM has acquired one of Rome s most spectacular properties. Currently under development, when completed, the building will consist of a 200-room five-star luxury hotel and 250 luxury residences with spacious parking facilities and green space allocations.

14 La Reggia Designer Outlet Naples Area Our latest Designer Outlet opened in February 2010 in the area of Naples, one of the most densely populated areas in Italy with a potential catchment of more than 7 million resident within a 90 minutes car drive and located in the nearby of world wide famous tourist resorts such as Pompei, Sorrento,Amalfi, Positano.The centre recalls the architectonic style of the magnificent Reggia di Caserta, built in the XVIII century to rival with the palace of Versailles. 15 Jingjin Outlet Project: the Gateway to the Shopping Experience The development RDM is planning to open, under its new Florentia Village brand, a number of Designer Outlets in China over a five-year period, drawing on its extensive experience in this business. The first outlet will be located in the area of Wuqing, between Beijing and Tianjin, one of the largest and fastest-growing Chinese towns. The concept The Jingjin outlet will be strongly characterized by the Italian style and will focus on the offer of quality merchandise and a fabulous Italian style building design. Important fashion and luxury Italian brands will be involved as retail anchor tenants. This will distinguish RDM s development from almost all the other outlets currently present in China. The construction style will recall Italian architecture though an open-air town concept.

16 Jingjin Outlet Project The timing Construction work on the Jingjin outlet phase 1 started in 2009, while the opening is forecast to take place in fall/winter All the other outlet developments will start months after the previous one. The development of each outlet will comprise 2-3 separate phases. The investment The Jingjin outlet will require approximately 50 million total investment for phase 1. RDM is committed to making similar investments to facilitate its development plan throughout China.

The property is well located in the Wuqing district, northwest of the city of Tianjin.
