The property is mostly level 80+ acres with the remainder acres rising to the West in the forested hills behind the upper property and a seasonal creek that runs through the property on this Northern perimeter to join a pond. Location: Aetna Springs Ranch Resides in Pope Valley A premier wine growing region just 14 miles East of the Napa Valley floor. Aetna Springs Ranch is south and across Swartz Creek from the historic Aetna Springs Resort. Water: the property has 25% rights to an off-site spring generating 4-6 gallons per minute year round. This water source is contemplated as residential use on the property. Additionally, there are two reservoirs on the property of approximately 46 ac.ft. volume with rights to use 36 ac.ft. per annum for irrigation, stock water, recreation, wildlife enhancement and fire protection. The water rights agreement is currently under revision removing certain parties and other off-site irrigation uses. 3 Uses: The ranch is currently running livestock on the property. The Outback Ranch is well suited for a number of activities, from vineyard development to ranching, orchards, walnuts, olives and equestrian activities. This ranch land is surrounded by premier vineyards and is well suited for a major portion of the ranch land to be developed as vineyards. Improvements: There is a fenced portion of the property, consisting of several acres, that was contemplated as the home site. The spring water source is piped to this site. Owner states there has been a waste disposal suitability investigation percolation test on this site for a three bedroom septic system. The owner does not have records of this older percolation test. Easements: Assess for Aetna Springs Ranch (Parcel 3) off Aetna Springs Road has easement rights through parcels 1 & 2. Seller (Parcel 3) has an easement on subject property access to parcel 4.
