1 GENERAL MANAGER PROFILE: VASARI COUNTRY CLUB BONITA SPRINGS, FLORIDA THE GENERAL MANAGER OPPORTUNITY at VASARI COUNTRY CLUB Our Mission Our mission and responsibility is to maintain and enhance the allure and value of Vasari while providing an exceptional array of high quality social and recreational amenities that meet the evolving needs and expectations of the members in a fiscally responsible manner. The dedication and professionalism of management and staff complement the member s wishes within a spirited, cohesive and welcoming environment. To ensure consistent meeting of the above noted mission and majority of member expectations of this special community located in one of the most desirable geographic areas in Florida and the Southeast U.S., Vasari Country Club is seeking an energized, competent and capable General Manager to lead both club and community operations. VASARI COUNTRY CLUB & THE BONITA SPRINGS, FLORIDA COMMUNITY Vasari Country Club is a private member-owned gated community with bundled golf and other amenities. As a resident, one is automatically a member of the Club, opening the door to a variety of social and recreational amenities including tennis, bocce and Vasari s 18-hole Championship Golf Course redesigned by Billy Fuller in In addition to the residents within the Community, all of whom are members; Vasari offers a limited number of Tennis & Golf memberships to non-residents. Vasari is a planned community designed and developed by Taylor Morrison beginning in 2002 and completed in The community consists of 766 residential units divided into several neighborhoods, each governed by its own association. All neighborhoods are united into one community of 766 homes and governed by the Vasari County Club Master Association. The Vasari Community Development District ( CDD ) has responsibility for the storm water management system, lakes, preserves, perimeter landscaping and the irrigation main service lines. In addition to the highly regarded, well-conditioned course, the Club features six Har Tru tennis courts, three Bocce courts, a well-appointed fitness center and a 25,000 sq.ft. clubhouse with multiple dining options and meeting rooms. At Vasari Country Club, residents enjoy an abundant and fulfilling social life including multiple opportunities to participate in a variety of social clubs such as Poker, Mah Jong, Canasta, Bridge, Book Club and more. The active calendar of events provides members with many options---elegant and casual dining, holiday dinners and dances, comfortable meeting spaces, fashion shows and a significant Welcome Back party each October, signaling the start of the new season.

2 Because of its proximity to so many Southwest Florida activities, Club staff plans many guided tours and group excursions to baseball games, theater performances, museums and more. The closeness to the Philharmonic Center for the Arts, the Barbara B. Mann Hall, white sandy beaches, a huge array of shopping and dining venues, SW Florida International airport, and the new JetBlue Red Sox stadium make Vasari a truly enviable location. VASARI BY THE NUMBERS: As noted above, Vasari is fully built out and has 766 units situated on 350 acres of property. In addition to the Master Association, this role encompasses common area oversight for four villages of single-family homes, 194 in total. The remaining units are condominiums and attached units that are either self-managed or managed by a third party with there being 10 villages of all kinds within the overall community. Fees are assessed of all residents for operating expenses associated with maintaining the club related recreational and social facilities of the Association. For common areas, all residents are assessed fees associated with maintenance of those areas as well. The CDD yearly assessment appears on the resident s Lee County property tax bill. The overall operating revenue budget of Vasari is approximately $7.2M (for 2014) with Food & Beverage operations generating approximately $1.0M of that total, and Resident assessments (dues) nearly $5.2M. VASARI WEB SITE: GENERAL MANAGER (GM) PROFILE OVERVIEW The General Manager role is clearly the most significant role within the Vasari community. This top management role will be primarily responsible and ultimately accountable for all matters of importance and consequence within the Club and the Homeowners Association, and to ensure that details critical to collaboratively determined goals and objectives are consistently achieved. The next GM/COO must be an effective leader, business executive and someone with impeccable credentials, as well as widely respected and regarded for the way in which he/she conducts business, and for the results achieved thus far in his/her career. The GM, reporting to the Board of Directors, has clear ownership for day-to-day operations of Vasari, both traditional club operations and the community association, and is expected to be an active thought partner with the Board on the creation and maintenance of a strategic business plan and long term vision for the Club. Specific emphasis on consistently enhancing a quality lifestyle experience for the Members and their guests is primary to this role. He/She is responsible to manage and lead the entire inventory of key assets (physical and staff) including golf, tennis, fitness, food and beverage, community, and others; to ensure consistently meeting defined expectations of service execution and, most importantly, financial outcomes. The GM will provide leadership to active interested groups (Board, Committees, Members, and Staff) relative to key programming, events and activities at the Club; recognizing the need to take the lead in balancing multiple interests, perspectives, and the Club s business and financial objectives.

3 Successful administration of all operations of Vasari, while meeting annual financial, tactical and strategic goals and expectations, is critical; as is keeping a clear appreciation of maintaining high member satisfaction levels in the course of doing so. The GM will be leading all aspects of the organization and will exhibit the ability to make necessary and sometimes forward thinking decisions in the best interests of the Club, even if it means pressing the imagination of the Board for actionable decisions. The GM is the clear leader in ensuring that Vasari is considered one of the top high value, positively viewed bundled residential club community in the Southwest Florida market. He/She will oversee the execution of the organizational chart, operating procedures and strategies, and confirming that his/her senior staff has clarity in their respective goals and objectives, and also for their own direct reports. A key initiative for the new GM will be to enhance overall communications and responsiveness to more effectively and quickly address members wishes and desires, and to further anticipate their needs in advance, through improved training, technology and other means. At the same time, the new General Manager will also need to be able to recognize and deal with all member constituents in a positive, high level manner, while at the same time being able to say no when appropriate, and when requests or expectations aren t in Vasari overall best interests. The GM will need to further support the core values of the Club, which include significant volunteer involvement in various club and community initiatives and activities. Ultimately, the GM is the face of Vasari, to Members, staff and external constituencies, and is expected to ensure that the best interests of the membership and community are maintained and enhanced through his/her leadership. Of extreme importance is the continued development and support of an effective and dedicated team of professionals, many of whom have been with Vasari for several years. Of utmost importance, and in addition to leading all management functions in the operation with gross revenues of nearly $7.5M, the GM will lead the preparation of annual operating and capital budgets, and be a catalyst in compelling a sound fiscal policy of the Club. He/She will work with the Board to identify annual initiatives and budget objectives, presenting plans and recommendations to the Board for approval. These plans will be backed with reasoned, well-conceived tactics, which he/she will own and be accountable to attain. The GM will be a key player in the design and execution of all potential capital projects for Club and Community. He/She must be adept and experienced at managing renovation, construction and remodeling projects. The GM would be a primary catalyst in designing and implementing a game plan toward successfully addressing each issue. All staff at Vasari either reports to the General Manager directly, or tangentially through one of the key department heads, which include: Controller, Executive Chef, Golf Course Superintendent, Tennis Professional, Golf Professional, F & B Manager and Maintenance Supervisor. CANDIDATE QUALIFICATIONS An intuitive style resulting in a sincere and visibly engaged presence with Members, Guests and Staff, with an exceptionally strong focus on continual improvement, as well as someone who places a great amount of focus and importance on exceptional and responsive communications.

4 An engaging and outgoing personal style is important to the GM s success at Vasari, recognizing that he/she needs to lead by example in all that he/she does while at the Club. Someone with very strong financial acumen and ability to manage and lead all operating departments and active Committees, as well as someone with a verifiable history of successful financial outcomes in his/her current and past roles. Able to work with key staff to create and own their budgets, while providing them with appropriate direction, feedback, mentoring and other support to achieve mutually determined reasonable financial goals. Able to effectively multi-task as well as recognizing of the appropriate times to delegate, and ultimately inspect what he/she expects from department heads and support staff at Vasari. Has a clear history of and is able to set standards of operation and performance, ensuring that they are clearly defined, understandable and that those responsible for outcomes are clear in their understanding of accountability. A strong and passionate leader with a proven track record of providing high-level services, preferably in a residential club community environment, and with a personality that exemplifies the preferred culture of Vasari denoting one of casual and collegial friendliness, respectful interaction and an active, South Florida lifestyle. A Team Builder who has a history of attracting, developing and retaining a high performance staff. A confident, diplomatic and competent professional who is a doer and take-charge person and who recognizes the importance of accountability, and instills that style within his/her team. A creative problem solver and thought partner with the Board and Committees, who commands respect because of the way he/she interacts with others and lives up to his/her word and confidently puts forth recommendations to the Board and Staff. A person who understands and effectively functions in a non-profit, volunteer, member-owned Board and Committee environment, who further recognizes the need to use these groups as sounding bodies, raising issues of a policy nature and offering alternatives in addition to pros and cons. Ultimately, an enthusiastic supporter of Board decisions and directives, and someone who can work effectively with an active group of Committee volunteers. A strong consensus builder who embodies the behavior and skills one needs to be successful in this type of governance model; someone who is able to say no when necessary, but who can do so in a respectful, thoughtful manner that promotes understanding of the bigger picture needs and best interests of Vasari. Armed with a high degree of creative, relevant and innovative ideas relative to food and beverage operations, member activities and programs. Possessive of strong organizational skills and an obsession with covering the details necessary to consistently achieve high levels of quality, satisfaction and outstanding member/resident experiences. A good planner, who anticipates future decision points, ensures the timely preparation and dissemination of appropriate data for those decisions and provides thoughtful recommendations. EDUCATIONAL AND CERTIFICATION QUALIFICATIONS Preferably, possessing both a university degree and a Certified Club Manager (CCM) designation or similar professional development achievements.

5 Possessing a Community Association Manager (CAM) certification, or the commitment to obtain such shortly after commencing work. SALARY & BENEFITS Salary is open and commensurate with qualifications and experience. The club, along with the typical CMAA and CAM benefits, offers an excellent bonus and benefit package.
