1 Godber Ranch Custer County, South Dakota 733+/- Acres The Godber Ranch is one of the most unique smaller ranch properties you will find on the perimeter of the Black Hills region. The Ranch is located approximately 9 miles east of Buffalo Gap, SD, less than 30 miles from Hot Springs or approximately 45 miles south of Rapid City, South Dakotas second largest community. Access is available from the north, west or the east via well maintained County graveled roads allowing an easy commute to notable recreational destinations such as; Mount Rushmore Nat l Monument, Custer State Park, The Needles Highway, The Badlands Nat l Park and of course the Black Hills Nat l Forest and additionally the business and shopping centers in the Rapid City area.

2 The Improvements on the ranch start off with a very well-appointed 5330 sq. ft. 8 bedroom, 2 full and 3 half bath home/hunting lodge including an open floor plan, remodeled kitchen, additional commercial grill & stove, viewing room, rec room with big screen TV, pool table and bar, large wrap around deck with lower-level fire pit. The lodge is well suited as either a single family residence or a commercial hunting lodge or guest facility. 4 The Ranch Operations consisting of 733+/- acres are anchored by the nearly 400 acres of dry-land and irrigated farmland. The ranch is located with-in the bounds of the Angustora Irrigation Project (an irrigation development of over 12,200 acres) and holds a water allocation for 172+/- irrigated acres with an additional 85+/- ac irrigable from natural water resources on the ranch. A Center Pivot Irrigation System extends to 99+/- acres on the property. The 2013 irrigation assessment was $5, The real estate taxes on the property for the year 2012 cost $3,

5 The Wildlife on the ranch is abundant and varied from whitetail and mule deer, to upland game-birds with a strong presence of pheasants, to water-foul and of course the small game and coyotes you would expect in western South Dakota. Historically, the ranch has returned $12,000 to $30,000 in commercial hunting revenue (however, the owners make no warranty as to future revenue). In addition to the natural wildlife habitat derived from the hay-land and live water, the ranch borders the Cheyenne River which itself is a wildlife mecca. One of the food plots on the property, provides wildlife habitat and grazing Lame Jonny Creek runs through the property on the south west end.

6 The Topography on the Godber Ranch ranges from the level, fertile hay and grain fields to the sharp ravines and deep, brushy draws. The property is easy to access with well-established trails, which are interspersed with gravel, that allow travel on the upper elevations of the property. The soils are comprised predominately of loam and silt loam class I, II, and IV soil, well suited for all crops commonly grown in the area. Diverse uses of the property from hay production to wintering livestock to hunting and fishing combine to make this unit highly versatile.

7 The Water on the ranch may be the most remarkable attribute of all. There are three electric wells on the property, two at the HQ and one additional well which produces 200 gpm and is used to service a 4 irrigation pipe-line used to irrigate some of the crop-land not serviced by the irrigation ditch. There are three live-water draws on the ranch, two of which flow into well-constructed reservoirs, in addition to Lame Johnny Creek with a developed spring which flows into a rubber tire water tank. All that, not to mention the Cheyenne River runs across the southeast corner of the property. The Godber Ranch is priced in its entirety at $1,350,000. In the alternative, the property may be sold in parcels from west to east consisting of; 260 acres of dry-land and grass priced at $350,000; or 440 acres (irrigated tillable, dry-land and grass) priced at $800,000.
