Introduction This application is a follow on full application to the previously approved application Ref. 11/ The application is for approval of supplementary external equipment only for the buildings already approved in application noted above. It is not proposed to increase the floor area of the School; nor are any additional children or staff proposed. The application comprises:- Rollalong Building Roof mounted Photovoltaic solar panels to provide electricity for the building to meet Building Control energy requirements. Main School Building Relocate existing external metal fire escape staircase with relocated new FF external door to provide fire escape to meet Building Control Requirements. 2

3 New external water tank, 1.2m wide x 1.6m high x 2.2m long external water tank; and booster set in GRP kiosk designed to house the cold waterbooster, external dimensions 1m l x 1m w x 1.5m h; all supported on steel base over existing single storey flat roof to provide pressurised water supply to the School. Enlarge existing approved external canopy in Foundation Play area from 3m wide to 5m wide to meet School Play requirements. Wraysbury School is situated in the village of Wraysbury and primarily serves the villages of Wraysbury and Horton. It is on the edge of the Royal Borough of Windsor & Maidenhead. Children enter the school in the academic year after their fourth birthday and leave the school when they are 11. The school is organised into three phases: Foundation Stage and Key Stage 1 (age 4-7) Lower Key Stage 2 (age 7-9) and Upper Key Stage 2 (age 9-11). Wraysbury School was originally constructed in approx. 1971/2 with the two storey block constructed in approx 1981/82 although various extensions and alterations have been carried out over the years. The school is mostly single storey with a two storey section to the rear of the school. Walls comprise cavity brickwork construction with flat roofs over the single storey roofs and pitched trussed rafters over the two storey section. There is also a Caretakers bungalow attached to the main School building and the school has an outside swimming pool. The site is located within the area of flooding from rivers or extreme flood as defined on the flood map from the Environment Agency. The school is sited within the Green Belt area as denoted on the RBWM planning guidance. The planning history for the school includes the approval and construction of a new single storey extension to the main School building and Rollalong together with external canopies dated 14 th March 2010 Ref. 11/ These works are on site and in progress. Use The building is used as a Primary School for children aged between 4 and 11 years. The school day starts at 9.00am with lunchtime being split with Foundation Stage and Key Stage 1 from pm and in Key Stage 2 from pm. There is a break for everyone midmorning and an extra afternoon break for Foundation Stage and Key Stage 1. The school day ends at At present there is a Breakfast Club and an After School Club run by Buzz Kidz which operates Monday - Friday from 7.30 to 8.45am and 3.10 to 6.00pm. 3

4 Amount No additional floor space is to be created or removed. Layout The Solar panels to the Rollalong Building have been located on the roof in a position to take into account the Solar shading and tree shading and maximise the solar potential. Manufacturer s details and calculations are attached with this application. The existing fire escape stairs is proposed to be relocated to the side of the building to provide emergency escape in the event of a fire only. It will not be used as a permanent access. It has been located to the side as this is the only space available to locate it while still giving emergency access. The fire staircase is set within the brick pillars which helps to minimize its visibility and is also located opposite the garages which are masked by trees and shrubs to minimize relocated impact. The new external water tank and pump set have been located above the GF lower level flat roof which covers the plant room and group room. The pumpset has been located to the rear of the platform, housed in a GRP housing and the tank and housing are set back from the boundary as far as possible. The steel work supported on the gables will be masked by the flat roof parapet walls. The tank is also partially hidden from view by existing walls to minimize impact. The new tank and pump has been located outside as there is no available plant space large enough within the School. The proposed enlarged external canopy will extend out a further 2m (5m o/a) into the playground across both external doors. Scale and Appearance Photos of proposed sample panels are attached with this application. 12m 2 are required to meet Building Control requirements. The external fire escape stairs are as existing and will only be adapted to suit handing. The pumpset is concealed within GRP housing. External water tank, 1.2m wide x 1.6m high x 2.2m long external water tank; and booster set in GRP kiosk designed to house the cold waterbooster, external dimensions 1m l x 1m w x 1.5m h; all supported on steel base The canopy is proposed to be an extra 2m wider than approved 3m wide canopy (5m wide total). The application is for a PVC roof to the canopy to match that of the recently installed canopy to the swimming pool area. 4

5 Access and Parking The school currently have 23 car spaces within the school site, plus one wheelchair accessible car space and 6 cycle spaces. The RBWM Waylands car park to the side of the school is used for additional parking for staff and visitors as well as drop-off for parents. It provides access into the school playground for parents and pupils at start and finish times. There are sufficient empty spaces in Waylands during the school day to accommodate the additional staff cars. No additional staff, children or changes to parking are proposed. Summary This application addresses the supplementary external equipment required for the extension works already approved in application Ref. 11/ It does not propose to extend the School floor area further or increase staff or children numbers. This equipment is required to enable the successful completion of the approved building works and water supply for the whole School. 5
