2 BACKGROUND Balesin Island, which is currently owned by Balesin Corporation, is a 424 hectare island resort located in Lamon Bay, Pollilio, Quezon Province, Philippines ; 25 miles of the eastern coast of Luzon, and 95 air miles, (approximately 30 minutes flight time) from The Ninoy Aquino International Airport in Metro Manila. GENERAL DESCRIPTION Balesin has a 424 hectare total land area. It is approximately 5 kilometers long and 1.5 kilometers at its widest point. The island is generally flat except for some elevated areas, (cliffs) which reach up to 6 meters above sea level. There is abundant vegetation consisting of rain forests, coconut trees, wild shrubs and flowers. White sand beaches, accentuated by coves formed by coral rock formations, surround Balesin Island. WEATHER The island experiences sunny weather throughout most months, typical for a tropical climate. Mild southwesterly winds prevail from March to August while northeasterly winds occur from September to February. The short rainy season starts in September and ends in December, with heaviest rainfall occurring between October and November. The island is an ideal location for beach resort and outdoor leisure activities.

3 SEA CONDITIONS Except for rare occasions when the islands west coast is disturbed by light northeast winds, the sea is generally calm and ideal for water activities and passage of all types of sea craft. HISTORY Balesin Corporation has owned and controlled Balesin Island since Shortly thereafter, in the mid 1970's, Balesin developed and successfully operated a resort on the island offering an exclusive "island-resortcommunity" concept in Philippine resort development. In relation to this, 5% of the island's area, (20 hectares) was subdivided into 100 residential beachfront lots with cuts of 2000 square meters each and were offered for sale to select individuals. Many of these lot owners built vacation houses, and regularly visited Balesin Island, as members of this exclusive community. In what would be the precursor to today's "niche" or "spa" resort approach to resort development, Balesin operated in the late 70's and 80's as a very exclusive, resort accessible through private or charter aircraft, but steadily attracting Japanese, Taiwanese, Hong Kong, and European tourists.

4 EXISTING FACILITIES Today Balesin Corporation continues to operate a resort on the island with a total of 20 rooms (in an assortment of one bedroom, duplex, or suite cottages), a 6-hole golf course that plays by the sea, two shell tennis courts, a swimming pool, ping pong table, volleyball area and recreational fishing facilities. There is also a clubhouse/dining room, a radio/ communications house, and a power plant that uses diesel generators to power the resort facilities. There is a 1500 meter long grass landing strip, which is utilized for all tourist arrivals by aircraft. Currently, mainly local and foreign tourists, ( Japan and Korea ), patronize Balesin. Charter aircraft such as light airplanes, 6 to 8 seaters, (Beechcraft, Cessna, British Normandy Islander); to jet or jet prop aircraft of up to 40 seaters, (Sea Air Let, Asian Spirit de Haviland, Corporate Air Dornier, Inter Island Travel YAK Jet,) can land in Balesin's existing runway.

5 UNIQUE OPPORTUNITY Balesin Island offers a rare and attractive investment opportunity for tourism resort operation and real estate development. The proximity of Balesin Island to Metro Manila, (25 minutes by aircraft as compared to 2 to 3 hours to Boracay) is one of its main attractions. Access to Balesin is through its own landing strip, with no need for additional land and sea transfers. There are very few private islands left in the Philippines that are owned and controlled by a single entity or corporation, that offer the developer full access and control in master planning and creating a one-of-akind Philippine tourism estate or destination. Balesin will be the Next Boracay.
