These prestigious awards celebrated excellence, innovation, creativity and progression in the affordable housing sector. 12 awards were presented at the ceremony hosted by Marcus Brigstocke. 2 Judges citations 2015 Best Large Development sponsored by Thistle Insurance Services WINNER: Paragon - Railton Place, Weybridge Clever use of design on a difficult constrained site with a unique heritage asset. It delivered genuinely affordable homes for local people without grant funding. The Accord Group Redditch Co-operative Homes The judges were impressed with this heavily resident led scheme. It has excellent sustainability with lots of design features and they did what they set out to do. AmicusHorizon Brighton Road, Coulsdon The judges were impressed by the levels of affordable tenure and especially liked the step down and curved feature. A step in the right direction for the area, evening out the level of affordable housing North and South of the borough. Home Group - Rayners Lane The investment in social inclusion projects and the community was extremely admirable, commended the judges, and obviously held in high regard by residents with schemes and facilities available for a wide range of age groups. Southern Home Ownership - The Edge This entry showcased a good level of diversity featuring communal gardens, play space and community centre. The judges were impressed by the wide range of homes that would suit a wide variety of people. Best Small Development sponsored by YOU Agency WINNER: Origin Housing - Suffolk House Innovative, contemporary design for affordable housing which is in keeping with the heritage buildings on site. The judges were impressed with the ability to provide new affordable homes in an extremely high value part of Camden. Highly Commended: PRP Architects - Hitchin Square Innovative design on a heavily constrained site which seeks to address a number of social issues whilst providing much needed family and wheelchair housing for Tower Hamlets. AmicusHorizon - Explorer House, Sydenham Road, Lewisham Continuous liaison with the local authority partner and local residents ensured the housing need in the area was suitably established. The judges liked that the site has ecological and sustainable features and thought the impressive use of two innovative building features enhanced the quality of the site. Heart of Medway Housing Association - The Auditorium The judges liked that this scheme promoted affordable home ownership for young local people. Isos Housing - The Farmstead, Seaton Burn The judges liked their approach to the design, including the enhancement of a derelict nature reserve and collaboration with Groundwork.
3 Best Design sponsored by Focus Integrated Marketing Communications WINNER: Viridian Housing SOKV (Shared Ownership Kidbrooke Village) This scheme has quite an unusual appearance with an imaginative styling of balconies. The judges thought there was something quite charming to it, with real character, it becomes a really identifiable place. Highly Commended: The Accord Group - Beaconview Road The judges said it is great to see a scheme championing off site manufacturing, showcasing quite an unusual design and from outside of the south east. They were impressed that the scheme is entirely affordable and they really liked their approach. Countryside - Silver Point, Edmonton The judges liked this bold scheme with striking corner features and use of polychromatic materials. It uses the space well, has excellent community facilities and achieved a good sales performance. Origin Housing - Suffolk House Innovative, contemporary design for affordable housing which is in keeping with the heritage buildings on site. The judges were impressed with the ability to provide new affordable homes in an extremely high value part of Camden. STOCKWOOL - Gunmakers Wharf This is a good quality scheme on brownfield land. The judges said it has a robust design with a mix of different sizes and it makes the most of its location. The design draws on the architectural language of the original industrial buildings that existed on the site and was therefore felt to be historically and contextually appropriate. Best Sustainable Scheme sponsored by Oracle Group WINNER: Hastoe Housing Association - The Pheasantry, Turners Hill Road, Crawley Down A robustly constructed, attractive scheme that successfully fulfils the criteria. It s a rural exception site, so outside normal planning rules - meeting housing need in a rural area. The Accord Group Redditch Co-operative Homes The judges noted the timber frame constructions were manufactured offsite. The development includes allotments, and the judges were impressed with the community involvement, particularly the project involving 50 schools, in which students submitted their own designs for eco homes. Best Regeneration Project sponsored by Red Loft WINNER: Islington and Shoreditch Housing Association - The Scene at Cleveland Place, Walthamstow This project was really in touch with the community. The judges could see that real imagination had gone into it, creating something quite unusual looking. With a revitalised precinct, centred around a cinema, it was a clear winner that has formed an interesting place to go. Accent Group - Fulbourn Swifts Estate This 1960s estate has made an amazing transformation. A great example of rural regeneration with a nice community feel.
4 Asra Housing Group - Abbey Mills The judges liked that they had refurbished the building; and it s a significant building. They overcame lots of challenges that come with large buildings well. Peabody - Pembury Circus A vibrant, imaginative project, with the community centre at the heart of it. The judges particularly liked that nursery and childcare facilities had been considered due to childcare costs in that area of London. Saffron Housing Trust - Trafalgar House A historic building brought it back to life without damaging it was really nice to see. The judges said it was commendable to re-use this old building and turn it back into housing. Best Marketing Campaign sponsored by Cast Media WINNER: The Hyde Group - Spark This well delivered campaign was exceptionally good. They dealt with a difficult product, and through their campaign they changed the perception and did it well. The retro vibe was something a bit different and appealed to young people. The judges commented that it was some of the best marketing they had seen. Highly Commended: Freebridge Community Housing - Millfleet Court, Hillington Square A nicely done, community based campaign. Diversity well considered and they achieved good survey results. Peabody - Peabody Sales Campaign A competent professional scheme in a high cost environment. A very slick entry. Southern Home Ownership - Love Horsham This campaign was well presented, including clear infographics with clear metrics behind it. Best Digital Marketing sponsored by KODIME WINNER: Family Mosaic Corporate brand re-fresh This campaign was well presented and what they were trying to do was really clear. The judges commented that what they ve produced is different and their use of colloquial language was very clever. It was a standout entry. L&Q PricedIn The judges thought the images within this entry were amazing and they were impressed by the PricedIn contents as well. The fact it was an easy route to an application was also a plus point. Best Partnership sponsored by Jobsgopublic WINNER: Isos Housing and Stocksfield Community Association Trading Arm (SCATA) Involved a local community from the start at the heart of the arrangement and was a good example of local positive control to meet local housing needs. The scheme was an interesting use of land and community organisations, which must have been challenging to coordinate. The structure could be replicated elsewhere as a way of meeting changing demand in smaller communities. Highly Commended: Helm Housing and Belfast Health and Care Trust - Working together to support people with Dementia The judges could see that they put a lot of work into what they did to provide a dementia friendly city. They developed very innovative ideas to help aid integration.
5 Sovereign Housing Association, David Wilson Homes, Newbury Racecourse and West Berkshire Council Newbury Racecourse A conventional partnership but with difficult management challenges. It was well explained in a professionally presented entry. Equity Housing Group and Seddon RDP - The Thomas Meadows Partnership The judges liked this well presented and good quality submission and were impressed with the level of affordable housing provided. Most Innovative/Specialist Solution sponsored by Penningtons Manches WINNER: Connect Housing and Calderdale Council - Heatherstones Court Using a previously vacant property was excellent and it made good use of resources. The issue of providing suitable care for people leaving hospital is increasingly important these days and this scheme shows an imaginative solution which provides a possible route away from institutionalisation. It was an intelligently worked out scheme and could be replicated, so should certainly be considered as an example of good practice for others to follow. Highly Commended: L&Q - Benefit Cap Project The judges thought this was an interesting and successful project which addressed the benefit cap. They had a difficult job to do and they did it with relatively sparse resources. Hats off to the staff!. Helm Housing - Hemsworth Court, Promoting Dementia Friendly Ethos This scheme clearly engaged the community in a potentially difficult situation. A commendable scheme. First Choice Homes Oldham - BHealthy Meal Deal They took a very holistic approach, through understanding that property improvements are linked to health improvement. This interesting project recognises that quality of life is beyond bricks and mortar. East Thames Group Revolutionising care and support and transforming independent living They are imaginatively using technology which is not available to the disabled or elderly to take safeguarding to the next level and have made an important point about not excluding technology in thinking of the future. Best Scheme In Planning sponsored by Connells Group L&Q - Chobham Manor With a focus on family housing, this scheme had a spark of difference. The intergenerational house really stands out, and it s what s needed for the future. There s good variety to the scheme, with good design, a really clean layout and it has a nice community feel about the whole project. Even the car parking has been thought of, which so many schemes don t think of. Highly Commended: Notting Hill Housing Group - Royal Albert Wharf The site is well designed and the buildings look better quality than what is there already. The judges thought it was a good quality submission, displaying the facts clearly. It s a nice looking project with a high proportion of affordable housing. The judges liked the possibility of conversion to be suitable for wheelchairs. Spectrum Premier Homes - Steeple View, Southampton They ve thought about it and involved the community. It s critical to the regeneration of Southampton, that s a real positive.
6 Excellence in Customer Service sponsored by Capital People Consultants WINNER: A2Dominion - Leasehold Services: Supporting homeowners in financial hardship They had a clear objective and really thought about how to deal with the problems. The staff are providing a good service through making their organisation more effective and tackling problems before they escalate. They have offered their customers a huge benefit in providing a way out of what may seem to be unsolvable problems. Their service stands head and shoulders above the others. Radian The judges were impressed by the high levels of staff engagement in home ownership and the level of development for staff was admirable leading to a higher quality of customer service. AmicusHorizon - London Development Customer Care Team This team achieved an impressive increase in survey response rates by adapting their approach and simplifying the collection process for their residents. Over the past 12 months they have put into place a staggering number of improvements to services, using few resources, to meet the needs of their residents. Overall Winner sponsored by Savills WINNER: Islington and Shoreditch Housing Association - The Scene at Cleveland Place, Walthamstow This well-deserved winner listened to their community and created a place that they really wanted and needed.
