2 The world of Real Estate and Housing (RE&H) provides education on managing complex building processes and dealing with the wishes of clients, end users and all stakeholders involved. The curriculum of RE&H focuses on teaching students how to think from the perspectives of all parties involved. Who will live or work there and what type of built environment will they require? You also learn how to let various parties collaborate towards a good result, such as architects, urban designers, users and contractors. The three main areas covered by RE&H are Design & Construction Management, Real Estate Management and Housing. Studying at RE&H means having an eye for the built environment: good architecture, functional buildings, green strips, (re)development of residential and working environments. After graduation, you will be able to manage building projects and the accompanying processes during a building s life cycle; from initiative, via design and construction, to its ultimate use. Future prospects Once you have graduated, you will be qualified to fulfil a wide range of roles with all parties involved in the whole building process, for example, as an executive at a development company, large building company or architectural firm, as a manager at a construction project management office or as a policy official at a public housing organisation. RE&H students are interested in the following questions: How can I manage this project effectively? How am I going to organise it? What are the best methods and tools in this context? 3 Creating is a solitary act but designing is done among people. At RE&H, you learn how to organise complex design and building processes so as to realise the demands and dreams of all parties involved. Exactly my cup of tea! Though many students end up at project developers or consultants, I started working in the architecture practice. I really like working at projects together with architects, thinking along about designs and manage- I didn t have a sense of satisfaction after I finished my degree programme HTS Bouwkunde (Institute of Technology, Architecture and Construction Engineering). It felt as if I d missed out on some aspects of architectural, designing, engineering, technology and construction processes. Although I had an excellent technical knowledge of construction and architecture, I wanted to be more involved in the building processes. I m mostly interested in the first phases of a building s life cycle: the initiative phase and definition phase. Abstract ideas are transformed into something tangible in these phases. That s why I decided to study at RE&H! I graduated in a theoretical subject in the area of spatial planning. With this spatial planning instrument as my subject, it won t come as a surprise that I worked at the ministry of Housing, Spatial Planning and the Environment for several years. After a while I started missing the connection with the actual practice. I currently work at the Government Buildings Agency on specific contract forms. Michiel van Keulen Real Estate Management (2000), senior financial expert Master s degree: the challenge The Master of Science degree programme in takes two years in total and is divided into four semesters of six months each. The first semester offers an introduction to the domain of RE&H. In the second semester you choose one of the three following specialisations: Fundamentals During the degree programme, you are introduced to fields that are fundamental for RE&H: building informatics, building law and building economics. It is essential to understand these fields if you want to be well-equipped to work in building practice. It is also possible to specialise in one of these fields in the context of the three specialisations. ment processes in a way that makes it possible to realise these ideas. My biggest challenge is bringing creativity and management together. This was also the subject matter of my thesis, which was later published as a book. I now have my own business in which I supervise design projects. Each project is always unique and that s what makes this work so interesting! The fourth and last semester entirely focuses on a graduation research project. This project is generally formulated in consultation with practice parties. Link with the actual practice Our training programme has a strong link with the actual practice of construction and real estate. Guest lecturers from the private sector are frequently involved in cases, games, workshops and lectures. Plenty of opportunities to combine your creativity with your inventiveness! 4 Master s degree: the content During the programme, you follow several compulsory modules. In addition, you may decide to follow elective modules for specific components. The first semester is the same - and compulsory - for all students. In the second semester, you will choose one of the three specialisations in which you wish to graduate later on in the study programme. Each specialisation has a fixed number of modules to follow. In the third and fourth semester, you will focus on graduating and you will work in groups on your individual graduation research project. Methodology Studying at a university means you follow a scientific degree programme. This implies you learn how to research, analyse, make correlations and combine all this in a well-founded conclusion. For this purpose, you follow the Methodology course during your degree programme. 5 Specialisation and graduation The graduation programme is linked to the RE&H research programme, from which you choose a subject. This way, scientific staff of RE&H can adequately supervise you and use their research knowledge to make a contribution to the contents of the degree programme. Vice versa, it means your graduation subject contributes to the accumulation of results in the RE&H research programme. The possibilities Are you interested in managing complex design, construction and building processes? Then Design & Construction Management may be the thing for you. Do you like managing real estate processes, then Real Estate Management is an option. Would you like to be involved in housing policies or designing and managing a stock of public dwellings, then Public Housing is an option. Subsequently, you choose a graduation profile within which you wish to graduate. Graduating in double tracks You can also graduate in double tracks, in which case you choose a combination from RE&H and another degree programme of the Faculty of Architecture. For example, you may qualify for a registered architect s degree together with a graduation project in Design & Construction Management. Housing and Real Estate Management offers possibilities to make a combination with a graduation in Urban Planning and Design. Check out the possibilities at the RE&H website. 6 Design & Construction Management Since the complexity of building processes and buildings increases, there are shifts in organisational forms and market relationships. Building processes become more complex because an increasing number of parties are involved. Buildings are to meet increasingly strict technical, functional and economical demands. In addition, the desires of users constantly vary and are to be anticipated. This complexity has to be managed: that is the starting point of Design & Construction Management. The specialisation deals with the possibilities of managing the design and construction processes. With Design & Construction Management, you learn to apply theories, models, methods and instruments in the building process. Construction Management and Process Innovation: developing innovations in the world of construction with the objective of realising sustainable improvements in quality and production. Architectural Design Management: strategically designing, organising and managing architectural design processes. Once you have graduated After you graduate in Design & Construction Management, you can start working as, for example, a design manager, a consultant, a project developer, or you can make a career in research & development in a company or as a postgraduate student at a university. How can you structure and manage in such a way that the architects of the world can design buildings with which everyone is happy and which are also completed within time and budget? This was an interesting problem for me, so my choice for RE&H was a logical one. Within RE&H, I then further specialised in Design & Construction Management to learn how to manage complex building projects. Equipped with knowledge on how to manage processes, and on building law, building economics and building informatics, I now hope to make a good start on the labour market. I want to work both for the side of government and for the side of the market to develop a broad knowledge as a building project manager. 7 Real Estate Management Our society is constantly changing. The demand for and supply of real estate change along with it. How do you match that demand and supply as to quantity and quality, as to the long term and the short term? Quite often, the wish has already changed even before plans are implemented and buildings completed. Clients, designers, consultants, users and managers are to decide without having any certainties. Scenario thinking is therefore gaining influence. The specialisation of Real Estate Management deals with planning, developing, acquiring, managing and selling real estate. The demand for real estate relates to three levels of scale: society, organisation and individual. Supply also relates to various levels of scale: area, stock, building and space. Real Estate Management is about defining demand, developing a concept, preparing programmes of requirements, matching existing supply with demand and managing and (re)developing real estate. It is essential to have a sound balance between costs and benefits. For properly carrying out this work, you need to understand the real estate market. Graduation profile At Real Estate Management, you can choose from two graduation profiles: Corporate and Public Real Estate Management: developing and managing real estate for real estate users. Urban Area development: developing and managing urban areas. Once you have graduated After you graduate in Real Estate Management, you can start working as, for example, a real estate manager, an accommodation consultant, a process manager, an area developer, a policy-making official with profit organisations or non-profit organisations or other positions in the construction and real estate sector where technology and management come together. In a little while, I ll start with semester two of the specialisation Real Estate Management. In this module, we ll look at the ins and outs of managing public and collective real estate. In addition to studying, I also work as a student teaching assistant at RE&H and cooperate in a research project: very interesting and instructive! 8 Housing Housing is a primary need of people. Due to the rapid increase in population, it is also one of the major problems worldwide. In Western countries, new solutions have to be sought for existing housing problems such as affordability and sustainability. We have to create an environment in which people can live together. This requires housing plans that match the needs and income of households. This relates to innovative ideas, to making improvements to the current housing policy and to renewing housing strategies. This specialisation is relatively unique and is recognised as such worldwide. Once you have graduated Students who graduated in Housing can work in several fields and for a wide range of employers. They can work for the government, developers, housing associations, or they can even start their own consultancy firm. Within, I chose for Housing. Public housing is rather complex, which intrigues me. I currently follow the second part of my graduation phase, so I m nearly finished. I m researching the strength of the concept "social return" in housing corporations. Since the beginning of their history, housing corporations deploy a strongly social principle, which has changed over the years into a working method that is more in line with market conditions. In my research project, I try to answer the question whether there is such a thing as Graduation profile At Housing, you can choose from two graduation profiles: Sustainable Housing Transformation: managing for a sustainable and feasible (re)development of housing stock. Strategic Housing Management: strategically managing dwelling portfolios and working with corporations, investors, developers and other actors on the housing market. Due to the rapid increase in population, housing is one of the major problems worldwide. social return, what it may look like, how it can be measured and how it can be used within a housing corporation. After I graduate, I hope to continue with my graduation research. I can see myself working at a housing corporation to cooperate in managing its housing stock. 9 Student societies Practice association BOSS BOSS stands for Building Organisation Students Society and serves as a pivot between students, lecturers and the business community. In order to achieve this, BOSS organises many activities on an annual basis as an addition to the degree programme. It enhances integration between RE&H students, the RE&H department and the business community. Alumni society RE&H This student association was established when the former degree programmes Real Estate and Project Management together constituted one degree programme. The association still has a strong link with the current specialisations Design & Construction Management and Real Estate Management. It organises annual events in which a network of students can exchange experiences. FORUM voor Volkshuisvesting FORUM voor Volkshuisvesting (forum for housing) is a society of (former) students, lecturers and people from the professional practice that are all in some way involved in housing. FORUM wants to stimulate the discussion on housing and to improve the relationship between the housing practice and the degree programme. We organise many activities to stimulate debate and exchange experiences in a network of students
