4 Case Study Client: Project value: Services provided: Freshfields Bruckhaus Deringer c 900,000 per annum representing a 20% saving FM Strategic Review and Procurement Scope: We undertook a strategic FM review for Freshfields, looking at their Hard FM and Minor Projects. They were using a mixed operating economy of outsourced and in-house maintenance teams providing Hard FM and small project works to the central London office campus of 42,455 m², comprising two main and three satellite properties. The project was carried out in two phases which began with benchmarking of the current service delivery model and costs, developing alternative options for consideration and identifying the scale of any potential savings. In the second phase we helped with the procurement of a new service provider and supported them through the mobilisation of the new contract. The results were a 20% saving on costs whilst maintaining a 24/7 FM presence with a streamlined team structure. 7 Case Study Client: Services provided: BAE Systems FM Procurement Scope: BAE Systems Workplace Services deliver FM services to five internal clients within BAE across 30 UK sites. Their existing Hard Services FM contract lacked clarity around scope and performance requirements. We worked with Workplace Services to review the existing contract and identify opportunities for improvement. We developed best practice Hard FM procurement documentation against which to negotiate improvements with the incumbent Hard FM provider and worked to refocus the contract on service quality and continuous improvement. An incentivised performance and payment mechanism was also introduced. The result is a refreshed Hard FM contract, with improved commercial terms and service delivery.
