About ContraVest Management Mission Statement: To maximize the economic value of our clients apartment portfolio through excellence in leasing, rent collections, property administration and increasing NOI. ContraVest Management Company is an Accredited Management Organization (AMO); The Institute of Real Estate Management (IREM) awards its highest designation to companies which have met stringent standards of experience, financial stability, integrity and ethics. ContraVest Management Company is a full-service, highly professional organization, offering apartment owners a program of internal systems that can effectively increase the value of the client investment and increase revenues. These include: PROPERTY MANAGEMENT OPERATIONS Marketing: Community Managers and Regional Managers are required to spend significant time marketing their properties. In support of that effort, ContraVest develops a sitespecific marketing plan for every property, which is continuously evaluated for effectiveness. All such plans focus on the "Three P's" of successful marketing: Price, Product and People. Accounts & Financial Reporting: These services provide financial controls and produce monthly financial statements. A specially assigned Property Accountant works with on-site personnel on a day-to-day basis, processes all invoices, handles bank reconciliation and assists owners with any other accounting needs. Property Budgeting: An annual financial management plan and budget is compiled based on years of property operations experience and in depth competitive market research. Maintenance System: Every property has a self-contained maintenance operation. Maintenance is available 24 hours a day, and work orders are to be completed within 24 hours. Maintenance personnel are EPA-certified and also Certified Pool Operators. Rent Collections: ContraVest pursues an aggressive rent collection policy, on the straight forward standard of 100% collection. Late fees are charged until all rent and charges are paid in full. Staff Administration & Payroll: All ContraVest employees are enrolled with PayChex, an employee leasing company. PayChex coordinates with our Human Resources Director and handles such employee-related tasks as payroll, benefits, new hire packets, legal advice, safety and termination. PayChex's enormous client volume enables ContraVest personnel to enjoy excellent benefits at nationally competitive rates. The combined impact of all these management systems, when properly integrated into property operations, has always proven to boost profitability and enhance owner's returnon-investment. Technology: Our web-based accounting systems and site-level operations allow corporate to monitor, analyze, and enforce practices and policies at all properties in the portfolio. Meanwhile, at the sites, our systems automate the entire process of leasing and renting apartments, and managing residents and facilities. Our systems allow for flexible, accurate reporting and timely data distribution. ContraVest s alliance with Realpage provides integrated marketing, leasing, and rent optimization tools, as well as standard site management software.

Our corporate structure is designed to facilitate effective decision-making by those responsible for asset operations by promoting hands-on management and clear, continuous communication between the Regional Manager and the on-site staff. We believe that all basic operations - marketing, leasing, resident service and maintenance - must be fundamentally sound. Only then can they facilitate revenue growth, expense control and ultimately the enhancement of the asset's value. Our corporate office serves as a support office for administrative assistance, training, marketing guidance, accounting expertise, safety/risk management and human resources, and is designed to facilitate and streamline the management at every level. This policy frees Regional management and onsite staff personnel to focus on the fundamentals of effective property management and enhances the overall quality of services provided to clients and the residents.
Management Key Personnel Gerald D. Ogier, Chairman of the Board and Partner In 1986, Ogier joined with John H. McClintock, Jr. to found ContraVest, Inc., in Orlando, Florida. Prior to that, Ogier, a registered real estate broker in Florida, was a partner in Orlando-based Heavener-Ogier, Inc., the master franchiser for ERA (Electronic Realty Associates) in the Southeast, with more than 300 franchises. During that period, Ogier also co-founded Chesapeake Production Company, an oil and gas exploration company based in Oklahoma City, and served as a general partner in more than 20 oil and gas drilling partnerships. Previously, in 1972, Ogier was named a partner in Epoch Properties, a multi-family development and management firm in Orlando, with properties throughout the Southeast. He began his career with Koger Properties, Inc., a Jacksonville-based developer of suburban office parks across the country, becoming a Vice President before leaving in 1972. Ogier graduated in 1965 from The Citadel, receiving a B.S. degree in Business Administration. He is a member of The Citadel Business School Hall of Fame, a 2006 recipient of the Leader of Principle Award and serves on the Business School Advisory Board. His military experience includes service in the United States Army in Germany as an Armor Officer, and he was discharged in 1967 as a Captain. John A. Schaffer, C.P.A., Partner, Executive Vice President, Chief Financial Officer Schaffer's background encompasses over 30 years of experience working in real estate investment, operations and real estate workouts and development. Schaffer joined ContraVest in 1993 as Chief Financial Officer, overseeing accounting and financial operations including corporate cash management and tax planning. Schaffer participates in the analysis, structuring and closing of all real estate developments, joint ventures, partnerships and sales transactions. In addition, he is responsible for securing project financing. Schaffer previously worked for Prudential Life Insurance Co. in its real estate investment office, as well as BJF Development, Inc., Cardinal Industries, Arlen Realty Co. and the FDIC. His responsibilities included asset management, financial analysis, acquisition analysis and other accounting duties. Schaffer received his Bachelors Degree in accounting in 1976 from the University of Florida, and a Masters Degree in accounting from Florida International University, Miami, in 1980 and is a Certified Public Accountant. John is a member of the University of Florida's Real Estate Advisory Board.
Management Key Personnel, continued Mark C. Ogier, CPM, Partner, Executive Vice President Mark Ogier joined ContraVest in 1995 as the Property Management and Construction Coordinator. He became the Director of Property Management in 1997, and an Executive Vice President in 2006. He has overall responsibility for the operations and strategic direction of the ContraVest development program and the property management portfolio. He is responsible for site acquisition, project development, equity relations and portfolio performance. Over the years, Ogier has gained valuable insight into the needs of various ownership structures including REIT s, TIC s, life insurance companies, pension funds and private investors. In addition to his duties with ContraVest, Ogier currently serves as a delegate to the National Apartment Association (NAA) and is a Past President of the Florida Apartment Association (FAA) for 2007-08. He is also a past President and Executive Committee member for the Apartment Association of Greater Orlando, keeping him in the forefront of the issues facing the apartment industry. Ogier received his Bachelor of Arts Degree in Economics in 1990 from the University of Colorado. His military experience included 4 years of service in the United States Army as a Field Artillery Officer and General s Aide in Germany. He is a Certified Property Manager (CPM) through the Institute of Real Estate Management (IREM), Community Association Manager (CAM) and a Licensed Real Estate Broker in the State of Florida. Christin Tenpenny, Vice President of Management Christin began her career in property management in 1985. Her 28 plus years of experience has afforded her the opportunity to perfect the art of property management. She has experience working for large institutions, REITs, as well as individual investors. Christin has managed aged as well as new assets. Her properties have been as small as 75 units and as large as 1,100. Christin's lease up experience spans over 30 properties and 8813 units. Christin joined ContraVest Management Company in 1999 and currently oversees ContraVest's entire management portfolio. She is responsible for all Management operations of the portfolio: applying innovative target marketing, creative personnel management, revenue growth and expense control.
