We would seek to secure the best financial and legal terms, to include the best possible incentives such as a rentfree period and/or fit-out contributions. It is also important to ensure that the lease has flexibility to meet future as well as current requirements, such as the ability to break, re-negotiate, sub-let or assign your lease. There can be a lot to think about but we have it all covered. With a decision made and a lease negotiated, your Partner will continue to steer the transaction through to completion, maintaining close links with fit-out consultants and contractors. Working alongside the professional team, they will ensure that all associated documentation is executed within the dedicated time frame so that you can move in smoothly and on schedule. Our involvement does not end when you move into your new space or sign your new lease. Your Partner will remain in regular contact and be on hand to offer advice when needed. You may wish to discuss changes in business rates or the service charge, for example, and the implications that would have on your business. We will also maintain a watching brief on the market and be ready to act when your next lease event, such as a rent review, approaches.
