A Successful Partnership Services Sun Realty Provides to Homeowners Your Office Staff Each of our offices has a professional, dedicated staff that is available 7 days a week to meet the needs of you and your guests. Your check-in office will always be your primary point of contact and you will be introduced to a Personal Coordinator, our owner services representatives, who will be your liaison whenever you have a question or request. Guest services and check-ins are handled by members of this office as well. Of course, each of our locations also actively takes rental reservations via walk-ins, phone calls and email each day. Our Property Managers, Assistant Managers and Property Consultants are knowledgeable professionals, licensed by the NC Real Estate Commission. Each of your rentals is handled in strict accordance with all NC Real Estate and Vacation Rental Act requirements. Central Reservations Our Central Reservation Division operates 7 days a week, staying until 9:00 pm Monday - Friday to capture after hours calls. This department is staffed with highly motivated Vacation Specialists who are experts in sales! They are well-informed, courteous and they secure a staggering number of reservations. Reservations can be made through phone calls, email requests, on-line reservations and live on-line chats with our reservationists. While our Vacation Specialists are an integral part of our reservations success, many of our guests reserve their vacation home directly through our web site, www.sunrealtync.com, which allows reservations to be made 24/7. Sun Services Our in-house maintenance services are available 7 days a week. Our technicians work extended hours during the rental season and are available for emergency calls, 24/7. Sun Services' experienced maintenance personnel offer preventative maintenance, home repairs, HVAC service and replacement, plumbing, minor electrical and other repairs. Sun Services provides quick, reliable services to our property owners and their guests. You can choose to sign up for one of our affordable maintenance packages and preventative maintenance programs which cover a range of repairs at a reduced price. Landscaping, remodeling, green packages, window treating and more are available as a la carte services. Of course, you may choose to use outside vendors for your home maintenance. We keep a record of your preferred vendors and will be glad to work with professionals of your choice. Linen Solutions Providing sheets and towels to your guests gives a property a competitive advantage. If you wish, you may provide sheets and towels or only sheets or only towels. We can provide you with the costs and benefits based on the bedding and number of guests your property accommodates. Pools and Spas Pools and hot tubs are two of the most requested amenities by our guests. Our pool and spa technicians are CPO certified and come with years of experience. All repairs on all pool and spa equipment are preformed by factory-trained technicians or licensed electricians. Perks on services and special discounts on replacement parts are all at very competitive prices. Sun Realty Housekeeping Guests and owners want a clean, well-maintained property. Our staff is professional and well-trained so they can provide the best service in the time allowed. All of our cleaning crews are assigned the same properties each week, as much as possible, which allows them to become familiar with the properties they clean. Sun Housekeeping is equipped to service your seasonal deep cleans, mid-season or other owner-cleaning needs. Accounting Services We provide you with monthly owner statements showing your rental income and any charges to your account, such as maintenance or linen expenses. Your on-line Owner Site provides up to date information on reservations and your account transactions. Direct Deposit to your account assures proceeds are in your account on the first of each month. We accept credit card payments at no charge to you and we have convenient on-line options for your guests rent payment. All rental proceeds are collected and placed in federally insured trust accounts. We handle the required collection, reporting and dispersement of local and state taxes. Our accounting services meet the strict requirements of the NC Real Estate Commission. Independent audits of our accounts are performed to ensure all laws and regulations are being observed. A summary of all income and expenses is provided both at the end of each month and at the end of the year. 1

How It Works Collecting and Dispersing Your Rental Income Setting Your Rental Rates As your rental management professionals, it is our job to set the optimum rental rate structure for each property. This will maximize your rental income potential. Rates are determined by several factors: Distance to the beach or sound, number of bedrooms, amenities offered, condition, decor and thoughtful extras are all important considerations. We also consider market conditions and competition for properties like yours, both within and outside the Sun program. Our rate recommendations are provided each year based on all of these factors. We monitor market conditions and your rentals throughout the year and will recommend changes if we feel they are needed to make your rental season the best success it can be. Collecting Your Rental Income Guests are required to pay 1/2 of rental amount and associated fees within 7 days of making their reservation. We offer convenient on-line payment options and also accept payment by mail. Rental income is dispersed at the first of the next month. We release the balance of the rental amount to you on the first of the month following the guest s departure. Funds are deposited directly into your bank account each month; there's no waiting for a check in the mail. You could receive rental income as early as January of the rental year! Your Owner Statement, a detailed monthly report of income and expenses, is available on-line through a password protected site. You also have the option to a receive a copy by mail. Management Fees Sun Realty is compensated according to a percentage of the rental amount received. Our program is commission based: We only receive income when your property is rented, so we make every effort to maximize the rentals for your property. Our management fee varies by property. Our starting point for determining the commission rate is based on the in-season rental rate. This commission fee covers the cost of rental management, processing of lease agreements, guest check-in and guest services, 24-hour emergency contact, weekly guest housekeeping, property inspections, marketing, promotions, guest and owner accounting. Additional a la carte services such as owner housekeeping, linen services and maintenance are also available. 4

FAQ Frequently Asked Questions FAQ What is the cleaning and inspection process? After each guest checks out, a cleaning crew sanitizes the bathroom and kitchen. Your next guests expect to be able to check-in quickly, so our cleaners perform an expedited cleaning throughout the rest of the home. After the cleaner departs, an inspector follows up to ensure cleaning quality, as well as noting and calling in any damages to our maintenance group, Sun Services. Sun Realty requires seasonal deep cleaning and suggests extended midseason cleanings to keep your property in the best shape for your guests. What happens when repairs are needed? An owner, guest, cleaner, inspector, or any Sun staff member can call in a repair request. If you have chosen Sun Services to handle repairs, our maintenance staff will respond and bill your account accordingly. If you have chosen a third party for repairs, the preferred vendor will be called to do the work. If you have chosen to be contacted before any repairs are to be made, we must require that you are readily available to be contacted, as delays in responding to maintenance concerns often lead to a dissatisfied guest. Sun Services offers a variety of service plans, from a la carte services to complete home maintenance. What is the reservation process? Guests can reserve directly through our website, by e-mail, over the phone, using our mobile site, or by visiting one of our offices. When prospective guests contact us, we assist them in finding a property, answer any questions they may have about the property or area, and provide any information about policies and payments. A deposit of half of the rental rate and any associated services the guest has selected are due within seven days of making the reservation. If we do not receive deposit on time, we make courtesy contacts by phone and e-mail in an effort to save the reservation. If the guest does not respond, we cancel the reservation and open the calendar for other prospective guests. Prior to making the deposit, a guest may cancel a reservation at any time. Once the deposit and lease are received, the property must be re-rented before a guest s deposit is refunded. What happens once a rental agreement is signed? Once you have joined the Sun family of vacation homes, a personal coordinator will contact you to assist you in the transition. We will collect keys to the home, take photos of your property, gather amenity information for our marketing group and inventory the home for future inspections. Direct deposit, tax forms, and selections on maintenance preferences will need to be made by you (pool and spa as well, if applicable). Your personal coordinator will keep you informed and answer any questions you may have throughout your membership in Sun Realty s property management program. Sounds great! Where do I sign up?
