FEES TO: LANDLORDS ADDITIONAL NON-OPTIONAL FEES AND CHARGES (IRRESPECTIVE OF LEVEL OF SERVICE): IMPORTANT NOTES: It is important that you fully understand that we may charge fees over and above the initial fees paid for each tenancy introduced to you. Further charges will be payable in the following circumstances: a) If you instruct us to manage your property on a Full Management or Letting Only Service plus Rent Collection basis, further fees equal to one months rent plus VAT will be payable in the event that you wish to cancel your agreement. - Please note: Our service is for a minimum period equal to the fixed term of the tenancy but may be determined thereafter by one month s written notice by either party subject to the above clause. b) Under the terms of our Letting Only Service, if a tenant continues their tenancy either on a renewed or periodic basis and whether or not we have any involvement in negotiations, further fees will be due as per the schedule on page 5. c) In the event that upon determination of the tenancy fees fall below our minimum of 600 inc VAT, the additional amount will be payable. d) In the event that ownership of the property is transferred during a tenancy, and the new owner does not wish to use our services, a fee equal to one months rent plus VAT will be payable. e) In the event that ownership of the property is transferred within 12 months of a tenancy ending and any one or all of the Tenants named on the tenancy reside in the property (under an agreement with the new owner), an introduction fee equal to one months rent plus VAT, as specified in the previous tenancy agreement will be payable. f) Should a Tenant, associate of a Tenant, prospective Tenant, or person introduced by us purchase the Property, a fee of 1.9% inc VAT of the sale price will be payable on completion of the sale. g) Should a Tenant, associate of a Tenant, prospective Tenant, or person introduced by us let the Property within five years of signing this agreement, a fee equal to one months rent or 600 inc VAT (whichever is greater) will be payable.

FEES TO: TENANTS BEFORE YOU MOVE IN: Tenancy arrangement PCM rate x12 months, then divided by 365 days x 15 days x VAT When you rent a property from us we will charge you a one-off fee per property. This charge is the equivalent of 15 days of the monthly rental charge (plus VAT). A minimum fee of 300.00 (inc VAT) applies. (example: 1000.00 x 12 / 365 x 15 x 1.2 = 591.78) Included within the tenancy arrangement fee: Referencing of tenant(s) - (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement. Also includes processing the application, associated paperwork and accompanied check-in by an independent inventory specialist (subject to landlord agreement). Guarantor Fee 114.00 (inc VAT) per guarantor (if required) Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement DURING YOUR TENANCY: Assignment of tenancy 300.00 (inc VAT) per each request Contract negotiation, amending terms, named tenants and issuing an Deed of Assignment agreement. Renewal Fee 114.00 (inc VAT) per each renewal Contract negotiation, amending and updating terms and arranging a further tenancy and agreement. Breach of contract 36.00 (inc VAT) per each breach applied If we have to write to you regarding a breach of the terms within your tenancy agreement. Overpayment return fee 42.00 (inc VAT) per each request If you require us to return any overpaid monies to you as it is the responsibility of the tenants to cancel the standing order mandate as Atlantis are unable to cancel this. Abortive quarterly visit appointment 60.00 (inc VAT) per each abortive visit If Atlantis/the Landlord are unable to gain access to all areas of the property during a scheduled quarterly visit. Rent account 36.00 (inc VAT) per each request When a customer requests a breakdown of payments on their account. Early re-marketing charge 234.00 (inc VAT) or 594.00 (inc VAT) When you leave the property before the end of your contract or notice period and Atlantis/the landlord agree in writing to the early termination. This fee is increased to 594.00 in the event that you wish to terminate your contract with more than three months remaining. Application to retract your tenancy notice 114.00 (inc VAT) per each application To retract your notice to end the tenancy. Subject to approval this may be offered free of charge in the event of a twelve month tenancy agreement being signed within 14 days. Returned payment 42.00 (inc VAT) per each request For any payments presented to us/the landlord but returned, refused or re-presented by the bank for any reason. FEES TO: TENANTS DURING YOUR TENANCY: Arrears management fee 36.00 (inc VAT) This fee is payable each week that your account is in arrears for non-payment of rent, or other amounts due under the terms of your Tenancy Agreement, to cover our costs of updating your landlord, contacting you by telephone, by e-mail, by letter and/or via text message to chase payment of the arrears and for updating credit reference agencies (where appropriate). Payment reissue 36.00 (inc VAT) per each request If you require us to re issue a payment following loss/theft or if you require an amendment in the payees name. Broken arrears arrangement 54.00 (inc VAT) per each plan When a plan to clear arrears has been agreed and a payment is then late or underpaid. Home visit 54.00 (inc VAT) per each home visit When we visit your property to attempt to contact you following a lack of response from our reminder letters. Section 8 Notice 216.00 (inc VAT) When we have to serve a Section 8 notice on you following non payment of rent or other breach of the terms of your Tenancy Agreement. Court fee 420.00 (inc VAT) When we have to attend Court to evict you from your property following non payment of rent or failure to move out of the property after service of a valid notice. Misuse of the emergency phone 42.00 (inc VAT) per each misuse If you call the emergency phone for any reason other than a gas escape, water leak or similar that cannot wait until the next working day or if you are not the tenant of a fully managed property. ENDING YOUR TENANCY: Check out Fee (tenant s share) Dependent on size of property. The cost of the independent inventory clerk to carry out the inventory clerk to carry out the inventory checkout at the end of the Tenancy. This cost varies depending on the size of the property. (See attached schedule). Future Landlord Reference Fee 36.00 (inc VAT) per each reference request made For providing a reference to a third party. Contractor charge 12% inc VAT of invoice total. Against all contractor invoices that are to be deducted from the deposit. (Total charge dependent on total cost of invoice) Abortive inventory appointment 72.00 (inc VAT) If the inventory clerk is unable to complete the check out the inventory report on the termination date because you have not returned the keys or have not vacated the property (including your possessions) Missed inventory appointment 72.00 (inc VAT) If you do not keep the agreed appointment to check the inventory at the end of the tenancy and you require a further visit by the inventory clerk. Purchase fee 36.00 (inc VAT) Should we be required to purchase any items missing at the end of the tenancy, the items plus this purchased fee will be charged. Finalisation of utility accounts 60.00 (inc VAT) If you require us to finalise and pay on your behalf your gas, water, electric and council tax bills at the end of the tenancy. Please note the total amount payable to the utility companies will be due in advance or may be deducted from your deposit if sufficient funds are held.
