We are licenced members of ARLA (Association of Residential Letting Agents), and a registered SAFE agent. What this means for you as the landlord is that we offer CMP (client money protection) safeguarding yours and your tenants monies, giving you complete peace of mind in all of your dealings with us. We are also registered with The Property Ombudsman (TPO) and pleased to follow a strict code of conduct overseen and administered by them. We have a separate and dedicated lettings team comprising of highly experienced and ARLA qualified staff fluent in the rentals market and the regulations that are involved. We will advise on the best achievable rent, the best form of tenancy, your tax obligations and the legal aspects. As members of the TDS, (Tenancy Deposit Scheme) we are authorised to hold the tenancy deposit and can also advise on the tenancy deposit regulations. 7 7 exposure All viewings accompanied and feedback always given When viewing appointments are booked for your property you will receive a confirmation , we will accompany the viewing on your behalf and once completed we will always contact you as soon as possible with feedback and to advise on any offers made. You will also be provided personal registration details enabling you to log on to our system to obtain real-time updates 24-7, every day of the year! We offer three different levels of letting services to ensure you have the level of involvement that suits your needs In addition to our own website we also advertise on many other property websites including Rightmove, Primelocation and Zoopla. We also advertise weekly in the Gazette newspaper with a circulation of around 35,000 all to ensure that your property receives the maximum amount of marketing exposure. A Independent inventories We strongly recommend that a professional inventory of the contents and condition of your property is prepared prior to the tenant taking occupation. This helps to reduce the risk of disputes at the termination of the tenancy, and ensures that any disputes arising at the end of the tenancy can be resolved as quickly as possible. We can organise this on your behalf via a third party inventory company (additional costs apply). That is why our dedicated property management department utilises market leading software, assisting us in delivering a seamless and efficient service in all aspects of property management. 9 9 to letting your property STEP1: Preparing your property for letting Good tenants have high expectations and to ensure you achieve the highest rent and avoid long void periods ensure the property is presented in its best light; 3 Keep it clean, inside and out, well cared for properties and gardens always make a great first impression. 3 Repair any damage or significant flaws, don t overlook them just because you don t mind them! 3 Reduce clutter, get rid of everything that is not needed. 3 Decorate neutrally, tenants like to be able to see the property as their home. STEP2: Arrange a market appraisal For a professional opinion on where to set your rent, get in touch with us. Bennett Residential will provide a free no obligation market appraisal. One of our well trained advisors will visit the property to be let and bring comparable evidence of similar properties recently let in the same area to help give you accurate marketing advice. To arrange a market appraisal with one of our experienced lettings team, use the 'request a free market appraisal' link on our website or call the office. We can usually make an appointment within 24 hours. STEP3: Marketing your property Once we have been instructed, your property details will be entered into our market leading dedicated database with multiple wide angle photographs and instantly matched with our large list of waiting professional tenants. The property will also be launched on our website and all of the leading property websites including Rightmove, Primelocation and Zoopla, advertsised in the Gazette newspaper and in the window of our centrally located office. We will conduct all of the viewings on your behalf and keep you regularly updated regarding viewing feedback and offers. STEP4: Deciding which service suits you We offer three different levels of service (see page 13) to suit your needs and the level of involvement you want, please refer to our guide to different services for more information. STEP5: Safety Regulations and laws As a landlord, there are various regulations and laws you will need to adhere to ensure your property is suitable for letting and fully compliant with the latest regulations. These include the Gas Safety regulations, Electrical Certificates, Energy Performance Certificates (EPC s) and Fire and Furnishings Regulations. Our helpful lettings team can advise you on these regulations and laws further and can also arrange for any necessary inspections to be completed.

STEP6: Tenant selection and proceeding with the let Once Bennett Residential have found you the right tenants and have agreed the move in date, there will be some paperwork to do prior to the tenancy commencing. But don t worry we will take care of this and send all the documents to you and your tenants. The first stage is processing the potential tenants references, once this is done we will provide you with a copy of their reports, we use a third party referencing agency to ensure you get the most accurate information, the referencing agency will check and verify the following: 3 Address history STEP7: Moving in day We will collect the first month s rent and deposit from the tenants on the moving in day. If a professional inventory has been organised this will also be conducted on the moving in day, the clerk will go to the property and conduct a check in with the tenants and take meter readings etc, they will then get the tenants to sign the check in and hand over the keys. We will send a copy of the signed inventory to you and the tenants for your individual records. We always recommend a specialist inventory company conduct an inventory at the commencement of the tenancy, and they will do another inspection at the end of the tenancy to check that nothing is missing or damaged. 3 Current landlord reference 3 Employment reference 3 Character reference 3 Full credit check 3 ID check 3 Guarantor info (if applicable) If you are happy with the information the referencing company supply we will then draw up a tenancy agreement which sets out exactly the terms of your contract with your tenant, including any special requirements you have. We ll send you and your tenant copies to sign, all you have to do is check it, sign it and send it back to us before the tenancy starts. We will forward a copy of their signed agreement to you and your signed agreement to the tenant.

All Packages Include At Bennett Residential we understand that a one size fits all approach does not work and landlords needs will vary depending on their location in respect to the property and the time they have available. Even with experience, managing a property can be a time consuming job! Find Tenant Only An introductory service, to find the right tenant when you are in a position to collect the rent and oversee the maintenance of the property yourself. The following services are included WHICHEVER package you choose. 3 Free no obligation rental appraisal advising you of the best possible market rental returns and all aspects of letting your property successfully. 3 Finding a suitable tenant who will be comprehensively referenced via an independent referencing agency, including a full credit check, employment and existing / previous landlords reference checks. 3 Arrange an Energy Performance Certificate for the property to be let (if required) at landlords expense 3 Preparation of a suitable tenancy agreement drafted in plain English, to suit your individual requirements. 3 Collection of the first month s rent in advance and tenancy deposit. 3 Negotiate Tenancy renewals and deal with renewal documentation (please note that renewal fees apply). 3 Arrange for a professional inventory to be prepared (where required) and all necessary gas and electrical inspections to be carried out (at landlords expense). 3 Arrange for the utility accounts to be transferred into the tenant s name. Rent Collection Service All the same benefits at the Find tenant Only service with the following enhanced services added: 3 Supervision and collection of rent. 3 Forward monthly rent statements. 3 Payment of rent to landlord by bank transfer. Fully Managed Service This is our most comprehensive service for landlords and is particularly beneficial where the landlord lives some distance from the property to be let, or even overseas, alternatively where there is no time available to be involved with the day-to- day management of the property. This service includes all of the other benefits already highlighted with the following additions: 3 We will carry out a property visit at regular 4 monthly intervals and report back to you in writing to advise of any issues and providing photographs where appropriate. 3 Organise necessary repairs and maintenance using only qualified and approved contractors (at landlords expense). We continually vet local trades people, services and suppliers to ensure we only use companies providing the very best quality of workmanship, at competitive prices, on behalf of our clients. 3 Deal with the tenant/s and other third parties on all matters relating to management and maintenance of the property. 3 Arrange for necessary cleaning and decorating of the property between tenancies. 14 What do you need to do I have 100% trust and confidence in all the staff at Bennett Residential Uxbridge and this is especially important to me as I work overseas. Their management of my two properties has from the outset a few years ago been nothing short of thoroughly professional and exceptional. 15 15 before letting your property Furnished Check Box Decide if you want to let it furnished or unfurnished. Bear in mind that even in an unfurnished property tenants will generally require kitchen appliances and curtains / blinds and light fittings. As a general guide, in a furnished property tenants will require the following: Sofa and / or armchairs (depending on size of property). Dining table and chairs. Bed with mattress for each bedroom (we recommend supplying new mattress protectors at the start of every tenancy) Wardrobe and chest of drawers for each bedroom. The garden should be tidy, with basic equipment provided to maintain the garden; lawn mower, shears, garden fork and spade etc. The garage and any other storage area should be empty. Inform your mortgagee and seek their permission to let (if applicable). If the property is leasehold; inform your Head Lessor and obtain a copy of the lease to be annexed to the tenancy agreement to ensure the tenant complies with any requirements contained in the lease. Ensure you are adequately insured for both buildings and contents and advise your insurers of the letting. Details of insurers specialising in rental properties are available on request. Also give strong consideration to purchasing a Rent Guarantee and Legal protection insurance policy for complete peace of mind in the case of any tenancy problems. The Inland Revenue (HMRC) wil require information from you each tax year and if you are not intending to remain a resident in the UK for more than six months you will need to register as a Non-Resident Landlord (we can register you for this on-line). Obtain and provide copies of instruction booklets for the central heating system and appliances provided for the tenants use and leave at the property. Get copy keys cut, one set for each tenant plus a set for our office if we are managing the property. Decide whether to have a professional independent Inventory; The cost of the preparation and check in is paid by the landlord and the check out by the tenant. The cost will vary depending on the size of the property and whether fully/part furnished or unfurnished. This is an important document which will schedule the contents and condition of the property at the beginning of the tenancy, including photographs and will be signed by the landlord and tenant. It should be noted that in the event of a dispute over deductions from the tenancy deposit at the end of a tenancy the Tenancy Deposit Scheme (TDS) are most likely to find in favour of the tenant and demand that the full deposit be returned unless a professional independent inventory is on record and signed by both parties. Provide a comprehensive list of all service providers. Close down your own utility accounts and cancel any direct debits you have set up as soon as you vacate the property. We will notify the utility companies of the details of the tenants when the tenancy commences. Arrange for your mail to be collected. Please note that Bennett Residential take no liability for forwarding mail to clients. If you have preferred contractors for any repairs, or if you have extended warranty cover for any appliance, ensure a list of contact numbers is given to the tenant or the Property Management Department if we are managing the property for you. Ensure you have sufficient funds available to cover cost of urgent repairs. Do not rely on the rent coming in to pay for unforeseen expenses. If we are managing the property we will retain a management float for this purpose.
