Property Profiles Complete a property profile form for the property you are listing. This will insure you have all of the necessary information when you are ready to enter the listing. In the External Links widget, on the Home page of Matrix, click the MLS Rules and Forms link. You will need to login to ABOR.com to access the Property Forms page. Select the property profile that is appropriate for the property type you are listing. These forms must be printed to complete. 1
Realist Tax Search Use the Realist Tax search to find details about the property you are listing. 2

Adding a New Listing Select the appropriate form for the property type you are listing. 4
Fill from Tax Tips Only use Fill from Existing Listing if you created the listing you re filling from. This is helpful when listing a property for Sell & Lease or when entering multiple units with the same address (e.g. multiple condo units or both sides of a duplex). Select the correct couty then search by the owner s name or address. Click the Fill link to fill from the record currently displayed. Click Revise Search if the system did not pull the correct record. Cancel will return you to the Select Form screen. 5
Using the Input Form Use the tabs at the top of the screen to move between pages. Add/Edit does not perform an Auto-Save. Go to Status to manually save your work as Incomplete. Do Not enter the List Date until you are ready to save as Active. 6
Editing the Input Form In the Add/Edit screen use the Quick Modify dropdown menu to select the listing for edting. Click on Residential Input Form to continue working on the listing. 7
Remarks Non-Branded Tours cannot include agent s name and/or contact information. Syndication must be discussed with and approved by the seller. 8
Adding Photos After submitting as Incomplete From the Quick Modify menu Tips You upload multiple photos at one time, up to 40photos per listing. All listings must include a minimum of one Front photo of the property within 7 days of the List Date. Agents name and/or contact information is NOT allowed in Editing photos Photos or photo descriptions. 9
Place your cursor on the photo title to Drag and Drop for re-ordering. Rotate Photo Click to Edit Enter a photo description Photo Description After entering a description you must click Done before you can Save. 10
Uploading Documents After submitting as Incomplete From the Quick Modify menu 1. Select the type of document you are adding. 2. Verify the access settings. 3. Browse to upload from your computer. 11
Viewing and Editing Documents Quickly access your listings form the My Listings widget on the Matrix home page. Click on the Document Manager icon to view or edit attached documents. Click on the document name to view. Use the Actions menu to add revisions, comments, remove a document and more. 12
Save as Active 1. Go to the Add/Edit screen 2. Select the listing from the Quick Modify menu. 3. Click on the appropriate Input Form Tips Double check the list date. The List Date should be the same date you are submitting the listing as active. See Below When required information is missing the system will alert you by placing an exclamation point on the appropriate tab and next to the required field. 13
Active Listing Once the listing has been submitted as Active the Modify Listing screen will provide status change options, as shown below. Use the Other Options to upload documents, preform a listing compliance check or create a virtual tour with Property Panorama. 14
ACTRIS Listing Status Definitions Active (A) A listing that is currently ready to sell or lease, and available to show. Active/Contingent (AC) A listing where an offer has been accepted on the property but is contingent upon "something" else happening either on the buyer or seller's side. Expired (X) The listing agreement has expired. The computer automatically changes the status at midnight of the expiration date. Pending (P) Contract Pending - An offer has been accepted on the property. Pending Over 4 Months (PO) The computer automatically changes that status to PO from P or PB after 4 months. Pending Taking Backups (PB) An offer has been accepted on the property; however, the owner would like to continue taking additional offers. This status needs to be used when there is an Option Period. Sold (S) The listing has closed and/or funded. Withdrawn (W) The listing is no longer available. The contract was terminated before the expiration date. 15
