A diverse spread of industries, a very competitive corporate sector, strong purchasing power and low unemployment combine to give the city firm economic foundations. As a European property hub, Munich therefore has very bright prospects for the future as confirmed by Emerging Trends in Real Estate Europe 2013, a comparative study of European cities conducted by Herausgeber: Landeshauptstadt München, Referat für Arbeit und Wirtschaft Herzog-Wilhelm-Straße 15, 80331 München www.muenchen.de/arbeitundwirtschaft Kontakt: Wolfgang Nickl (Pressesprecher) Tel.: (089) 233-2 25 97, Fax: (089) 233-2 76 51 Email: wolfgang.nickl@muenchen.de
PricewaterhouseCoopers and the Urban Land Institute. Year on year, the Bavarian capital edged up one place and now leads the rankings. Munich also came an impressive second in the European Regional Economic Growth Index 2012 (E-REGI), a pan-european comparison of regions published by Jones Lang Lasalle. Similarly, the city on the Isar has for years occupied pole position among all German cities in an extensive annual survey published by INSM (the Initiative New Social Market Economy) in cooperation with influential business weekly WirtschaftsWoche. Gross floor area totaling 22.60 million m 2 makes the Munich region the biggest commercial property location in Germany and the third-largest in Europe, after Paris and London. Business was positive in the first half of 2013, with around 323,000 m 2 of office space changing hands in this period. This figure is slightly higher than the same period in the prior year. The vacancy rate fell in the first two quarters to 5.9 percent, the lowest level for ten years. All in all, approximately 1.3 million m 2 is available at short notice in and around the city. Halfway through 2013, top rents stood at around EUR 31.50/m 2. The average rent eased down 1.6 percent to EUR 14.55/m 2 in the same period. Office space turnover is expected to be about 600,000 m 2 for 2013 as a whole.
