ALPHA BUSINESS CENTRES UPDATE APRIL 2015 Following the release of the sixth consecutive Corporate Bonds from the Alpha Business Centres Team this month, we would like to take this opportunity to update you on current activity taking place throughout the UK. The Serviced Office Sector Expands Across the UK It was reported earlier this month that serviced offices across the UK have grown by 3.6%, a steady growth that supports the rising uptake of serviced office solutions amongst national entrepreneurs and companies. The report went on to state that the serviced office sector is becoming a more feasible alternative to the more common commercial property solutions, with over 30 new serviced offices added within the London market over the last year alone. This also includes a floor of the Shard, as commercial property owners recognise its potential to realise steady financial returns. The Serviced office sector in Manchester rose by 9%, whilst other major UK cities including Aberdeen, Belfast, Bristol, Cambridge, Edinburgh and Glasgow have also grown substantially in line with the demand of serviced offices. Recognising the demand within the sector, the ABC Team have capitalised on this opportunity by expanding their UK office base. Two new projects in the UK are due to launch over the next few months with other centres in the pipeline for this year.
UNITED KINGDOM PROSPECT HOUSE, OLDHAM ABC is soon to launch the first of its offices in the UK, with refurbishment development already well underway. A proportion of the money raised on the previous two Corporate Bonds has been used to develop the building to achieve the look expected of an ABC project. Unlike Damac Executive Bay in Dubai for example, this UK building will see development works take place to the whole building, as this will enable the ABC Team to be more creative in their approach to the reception area and other communal spaces (see photographs opposite and below direct from the site). Oldham: A rising population, Improved Transport Links and Growing Business Base A residential town with a mix of urban areas, suburbs and rural locations, Oldham is a wellrounded, growing borough, with a current population of 224,900, which is expected to rise to 241,100 by 2022. Oldham has made several improvements to its transportation links over the last few years. Thanks to the expansion of the Metrolink, Oldham now has a tramline connecting Oldham direct with Rochdale and Manchester City Centre. The area also has two main motorway connections; the M60, linking Oldham to Greater Manchester, and the M62, providing links with Leeds. Furthermore with access to Manchester airport it is an ideal location to do business and set up base. The borough currently has more than 6,000 businesses spanning key sectors including advanced manufacturing, health, construction, digital and creative and financial and professional services. Home to national and international brands such as Trinity Mirror Group, Diodes Incorporated, Seton Healthcare, Innovative technologies and NOV Mono Pumps, Oldham has attracted numerous large corporations. With advanced developments underway including, a cinema and restaurant complex, mixed-use developments, new theatre and library refurbishment, Oldham is expected to become a place with excellent infrastructure and opportunities. Oldham is a co-operative council therefore is committed to developing the right partnerships and ensuring the town takes full advantage of improving connectivity, fully supportive of economic growth and its role within the Manchester City council.
Gareth Milton, Head of Projects and Due Diligence visited Prospect House this month to report on the latest site works Building works of Prospect House are complete with interior works well advanced. The project is now preparing for furnishing installation to commence. Office furniture has now been received for all offices within the building. Finishing works, branding and office dressings shall begin towards the end of the month and once complete, the building will have transformed into a vibrant complex ready for occupancy. SEAHAM, SPECTRUM BUSINESS PARK COUNTY DURHAM Seaham is the second serviced office Centre within the UK, which will be launched by the ABC Team later this quarter. The serviced office space is located in the heart of the North East within a prime catchment area servicing over half a million people. The offices are already fully fitted with furnishings to arrive by the end of the month. 550,000 people in the catchment area 359,000 of working age 237,900 employees
