Horizontal Circulation Visual contrast with walls Green door set in light timber panelling and light coloured wall provides good colour contrast Visual contrast of front leading edge No visual contrast to leading edge of door. Recommend visual contrast applied to assist those with impaired sight Pairs of doors Not applicable. Single door. Clear width Clear width of 740mm is 10mm below clear width required for existing buildings. Internal Door Hall/ As the clear width such a small amount below the required width, replacement may be as a low priority. In the long term the aim should be to increase the clear width of the door to at least 750mm as required for existing buildings, or preferably to 800mm which would be required for new buildings. Threshold Flush threshold Approach There is a clear width of 270mm between the door edge and the adjoining wall on the pull side. Present regulations would require at least 300mm. Recommend that when door replaced, a clear width of min 300mm is created. Vision panels Not provided. As this is a main through route circulation, it is recommended that when the door is replaced, it is fitted with a vision panel between 500 to 1500mm from floor, in safety glass. Fully glazed doors Not applicable. Not fully glazed Door furniture Lever handles at satisfactory height of 1010mm, but have no return end on handle, which aids those with limited grip. Recommend handles replaced for those with return end Colour contrast of furniture Aluminium lever handles provide good visual contrast well with colour of door. Door closers Not fitted Opening pressure Satisfactory low opening pressure. If door closer is fitted in the future, consideration should be given to maintaining low opening pressure. Additional Note Many of the internal doors on a building such as this would need to be fire resisting doors and frames to give protection to means of escape routes, if the property were to be constructed as new, including fire resisting glass and self closing devices. Internal Spaces & Rooms Loose furniture enables flexibility on gangway width. Width of gangways / aisles For disabled access purposes, the recommended width of gangways and aisles is no less than 1200mm. The absolute minimum width for access to wheelchair spaces under Part M Building Regulations is 900mm. First Floor However, width of aisles and escape routes is often governed by the requirements of Part B Building Regulations which relate to means of escape, which require a clear width greater than that required for disabled access. It is important that obstructions are not placed in gangways or aisles which would reduce the width to less than 1200mm for disabled access, or which would reduce the width of the aisle below that required for means of escape purposes. Some undulation in carpet fitting starting to be evident. This situation should be monitored to ensure trip hazards do not develop. There are no differences in colours or patterns that could easily be mistaken for steps. Hazards to partially sighted Redundant loud speaker bracket at head height by door Acoustics The room has reasonably god acoustics, free from echo and reverberation. Seating style There are no seats with armrests. Seats with arm rests can assist those with arthritis and those who have difficulty standing. Recommend that one or two seats with armrests are made available. Natural & artificial lighting Satisfactory natural and artificial lighting.
