WELCOME TO THE WATERWAYS AT QUIET WATERS HOME OWNERS ASSOCIATION We wish to extend a warm welcome to you as a new resident the of Waterways @ Quiet Waters. Our community is governed by written documents known as the Declaration of Protective Covenants and Restrictions, which sets forth your rights and obligations as a homeowner. In addition to various information sheets, this packet contains a copy of the Waterways Rules and Regulations, a list of the most commonly asked Questions and Answers regarding the community and a Resident Information Form, the Information Form MUST be submitted to the office immediately upon purchase of your home. It is strongly advised that you read your documents and familiarize yourself with the contents. If you did not receive a copy at your closing, a copy can be purchased at the clubhouse office for $25. After you have reviewed this packet please print and sign below acknowledging that you have met with the Welcoming Committee, have had all of your questions answered and have a full understanding of the Association s Rules & Regulations. Q. Can I run my Business from my home? FREQUENTLY ASKED QUESTIONS A. No, Waterways Documents prohibit Commercial Occupation or Activity. Q. If visitor parking is permitted in the Clubhouse parking lots, why are cars being towed from the lots? A. Any vehicle not moved from any parking lot during any continuous 14-day time frame is subject to be towed. This includes vehicles parked on the street between 2:00 am & 6:00 am daily or any time a vehicle is blocking any driveway, intersection, mailbox or thruway. Q. Can we get a speeding, stop sign or parking ticket in Waterways? A. Yes. The Waterways is a part of the City of Deerfield Beach, which is patrolled by the Broward County Sheriffs Office; therefore, we are subject to Broward County laws. The Waterways has been included into a new BSO zone, which has resulted in a greater police presence on our property. Q. Can Boats, Recreation Vehicles and Commercial Vehicles be parked within the Community overnight? A. No, this is prohibited Q. Can I make alterations to or put additions on my home? A. An application requiring specific information for alteration/additions must FIRST be submitted to the Architectural Committee for approval. You will be notified by mail if your plans have been approved. Q. Can I put a clothesline or clothes dryer outside of my home? A. No, this is prohibited in our Documents Q. When are my maintenance payments due and where to I send them? A. Payment is due on the 1 st of each month. A $25 late charge is posted to your account is payment is not made by the 15 th of the month. Payment coupon and check must be sent to the address that appears on the front of the monthly payment coupons. If you have not received your coupons, contact Judy (bookkeeper) in the clubhouse office, and she will get them to you. Q. Are there any restrictions regarding pets? A. Only Dogs & Cats are allowed in our community. They may not roam or be let loose on your property. Pit Bulls are not permitted. *There are PET STATIONS throughout your community. You must pick up after your dog. Q. Do we have a leash law for pets at Waterways? A. Yes. Broward County requires ALL DOGS MUST BE LEASHED when outside of a homes contained area. Animal Control does patrol the community. Report all violations to Animal Control

Q. What are our trash days? A. Regular trash pick up is Monday and Thursday. Recyclables are also on Thursday. Trash may not be placed outside at the curb before 5:00 pm on the day before pick up. Empty containers must be removed by 6 pm on the day of pick up. Bulk pick up is available on Friday for those that call the city of Deerfield on Thursday (954-480-4391). THERE IS NO DUMPING ALLOWED AT THE CLUBHOUSES; FINES UP TO $500 ARE APPLICABLE. Q. Is the Lake Bank considered Community Property? A. Absolutely not. Homeowners that purchased on the water paid a premium for their property. The homeowners association along with the utility companies have an easement/right of way that runs along the lake bank but the property is owned by the homeowner. Residents that do not live on the water may enjoy the water around the clubhouses and at one point on Waterways Blvd. Q. How can I become active in our community? A. Come to the Board meetings or contact the committees chairs or check the newsletter at the waterways@hotmail.com Q. My lawn sprinklers do not seem to be working. What should I do? A. During the summer months the lawns often look dried. The sprinklers go on at different times. The system is maintained on an on-going preventive maintenance program. If you have any questions or you are sure your sprinklers are not working, please contact the office staff to have a work order processed. Q. I have a problem with my neighbor s dog, children, car, noise, trash etc What can I do? A. If the problem involves a violation of the rules & regulations or Documents, you can come to the office and fill out a complaint form. The staff will send a violation letter to your neighbor, keeping you anonymous. Personal issues, disputes or arguments with your neighbor must be handled directly by you. If you feel that your property, well-being or life is being threatened, call 911. Q. How can I get someone on my permanent guest list at the guardhouse? A. Forms are available in the Management Office. Security Guards cannot enter information into the system. Q. Can I reserve the pool or the picnic areas? A. The pool and picnic areas are available to all members of the community and cannot be reserved. Any group activities at the pool should not interfere with the enjoyment of the pool by other residents. The picnic and barbecue areas are available on a first come, first served basis. Q. Do I need to get insurance for my home and personal belongings? A. Yes. The Association only provides insurance for the common areas and the building structures of the Villas and Town Homes

Q. Is there a Community Newsletter? A. We have a community web site (WWW.THEWATERWAYS.NET). There are several points of interests, important phone numbers and e-mail addresses. Q. What kind of amenities does Waterways provide? A. The Waterways provides two beautiful clubhouses, two pools, a Jacuzzi, a fitness center, two children s playground areas, barbecue grills, tennis courts, a basketball court, a volleyball court and a boat ramp. The clubhouses may be rented for private parties through the Management Office. Pool hours are Monday through Sunday from 9:00 am to 10:00 pm. The fitness center is open 24 hours a day, 7 days a week. The tennis courts, basketball court, volleyball court and barbecue areas are all available on a first-come-first-served basis. Q. What do I need in order to gain access through the resident gate (Smart Pass)? A. In order to gain access through the resident gate you need to obtain a Transponder (Smart Pass) and adhere it to the passenger side of your windshield. The security system will automatically recognize your transponder and the gate arm will lift for admittance. Once your car has passed the first gate arm you must stop and wait for the 2 nd arm to raise up. This is a security measure ensuring that another vehicle cannot piggyback behind you. Every resident must have a Smart Pass; the cost is $35 each. Q. When I am expecting a guest or delivery, how do I get in touch with the Guard House staff to alert them? A. There is an automated phone service set up which enables you to leave a recorded message notifying security of expected guests. Each residence has an individual access code, assigned by Management, which is used to activate this service. The telephone number to call is 954-428-7783. If you are having a party and expecting 5 or more guests, it would be advisable to provide a guest list to the guardhouse or leave a message allowing all guests in. Q. Do I need a key to use the pool and fitness center? A. A key pass (called a Fob) is required to gain access to both our recreational facilities and the pedestrian gate that is located near the guard station. If you did not receive your Fob at the closing of your property, please contact the Waterways office to obtain one. Replacement costs are $15 each.

WATERWAYS AT QUIET WATERS PROPERTY MANAGEMENT TEAM Campbell Property Management has managed the Waterways since January 2002. The on-site management office is located in the Grand Clubhouse. Office hours are 8:30 am 4:30 pm Monday through Friday. The office phone number is 954-418-4455. Ellen Ciambriello, LCAM - Property Manager Ellen is a licensed Community Association Manager and Notary Public with 30 years of management experience. She began managing our property in January 2004 and is responsible for overseeing the staff, administration and the operational procedures for the community. Ellen works directly with the Auditors, Vendors, Contractors and Board of Directors. She has an open door policy and welcomes residents to stop by and discuss any problems or questions they may have. Matthew Daly - Maintenance Supervisor Matt supervises our maintenance crew; processes work orders, works closely with Vendors and Contractors and keeps an eagle eye on the Irrigation System. Kim Stainkamp - Administrative Assistant Kim is the friendly lady you see when you walk in the door of the Clubhouse office. She will coordinate your Welcome Committee meeting, assist you with landscaping & maintenance work order requests, process your property sales, rental and architectural modification applications. Kim will be most happy to address any questions or concerns you may have about the community. Roberta Fulds Information Processor & Office Assistant Roberta processes all of your Resident Information Form packets and updates the security system with any changes to your vehicles identification, permanent guest lists, automobile Smart Passes and Key Fobs. Roberta also processes parking tickets and she is the person who will be happy to process your Clubhouse rental application. Judy Crespi - Bookkeeper Judy, who is available Monday, Wednesday & Friday from 9-4 pm, handles our accounts receivables and payables and generates your billing statements. Judy is happy to meet with you to discuss any problem or questions you may have regarding your account. Maintenance Crew Tend to janitorial work, general maintenance and Irrigation line breaks. Community Guard House Attendants Man the guardhouse 24 hours a day. In addition there are two Rovers who patrol the grounds in the evening and early morning hours, seven days a week.
