THE SUMMIT BENEFITS OF STEEL: COMPETITIVE NON-COMBUSTIBLE ALTERNATIVE > Steel is dimensionally stable. Not expanding/contracting with changes in humidity reducing heat loss around windows and doors. 0ccupant comfort. > Insect/pest resistant inorganic material. No chemical treatment required. > Seismic (earthquake) resistant, lighter, stronger and better connections. > Fire resistant. Occupant safety. Won t burn, off-gas or smoke. Lower insurance. > Mold resistant inorganic material. Lower liability. > Environmental benefits 100% recyclable. Less than 2% vs. 20% in wood waste. > Straight walls, square corners, windows and doors open properly. Less maintenance. > Thermal performance with proper insulation. Steel conserves energy. > IBC codes provide new height and rating opportunities for using steel framing. LIGHT GAUGE STRUCTURAL STEEL IS IDEAL FOR: > Apartments > Condominiums > Extended Care Facilities > Hotels > Student Housing DELGANY (GC: PINKARD CONSTRUCTION. ARCHITECT: 40/40 ARCHITECTS.) OKLAHOMA CHRISTIAN UNIVERSITY While weather delays kept the Oklahoma Christian University dorm foundation from being poured, Midwest Drywall prefabricated, sheathed and stacked the load bearing panels ready for erection. Midwest s fast-track framing helped to catch up much of the schedule loss. Preliminary to production schedule benefits, Midwest s shop drawings cleared up any discrepancies for better coordination and efficiency benefiting all trades schedules. VALUE PLACE HOTEL We recently completed our first load bearing light gauge metal stud project on our new concept Hotel product. The four story, 100 room Hotel with approximately 40,000 SF, was erected in 10 weeks. Midwest Drywall prefabricated all the wall panels and roof trusses in their Wichita fabrication shop. The floor joists and floor sheathing were installed directly behind the completed floors and the MEP rough ins followed directly behind the completed floors. It was a smooth process, and we are quite pleased with the finished Hotel. This Hotel was the second project for our new concept, the first project being wood framed. We are calculating lower life-cycle costs with the metal framing including lower insurance premiums vs. the wood structures. Value considerations such as lower maintenance costs and the more substantial feel of the steel product go far beyond a small difference in initial cost. Midwest Drywall provides premium service, design through the finish product. Value Place is looking at using the light gauge steel construction again on future projects. Kevin Stuckey, Construction Manager, Value Place VALUE PLACE HOTEL Midwest Drywall has been closely involved in the creation of many of our major projects over the last 30 years. Their Value Engineering options have helped reduce costs and schedules for many of our clients. A recent Value Place hotel project, structurally designed and built by Midwest, was an exceptionally smooth process. Shop drawings, provided by Midwest, helped provide easy code approval and inspections. Preconstructed structural panels expedited on-site construction while providing a superior quality product. Midwest can always be relied on to provide smart design considerations and budgeting for future light gauge load bearing potential. When light gauge is the best system for the project, Midwest Drywall, Inc., will be our structural design/builder of choice. Larry Krier, Architect, Law Kingdon Midwest Drywall can always be relied on to offer innovative ideas for project improvements. Midwest provides the strong leadership that all general contractors are looking for in a sub. A recent Value Place hotel owner and client made an easy choice to convert from wood to far better quality light gauge steel because of price / value comparison. Midwest made this possible with US Engineering News Record top ranked purchasing power and engineered design efficiency. Preconstructed structural panels provided better quality, more efficient use of labor, and accelerated construction on site. The project was erected and enclosed in 10 weeks. It is a good bet to include Midwest in the early project planning stage. Their ideas help us win projects and help improve our client satisfaction with quality built projects. Their ability to design light gauge load bearing with the most efficient material and methods, to avoid expensive proprietary systems, to provide licensed structural engineering before and during projects, and then construct their design, is why we will Design / Build our next light gauge load bearing project with Midwest. Rick McCafferty, Vice-President, Key Construction, Inc. VALUE PLACE HOTEL LICENSED STRUCTURAL DESIGN SOLUTIONS SERVICE PROVIDED BY MIDWEST DRYWALL As one of the nations largest US ENGINEERING NEWS RECORD ranked specialty contractors, Midwest Drywall has focused 33 years of major project experience on early-in project development with responsibility for the building superstructure design and construction. Midwest coordinates up-front with other trade design professionals and code officials. Efficiencies discovered during this design effort provides a strong start and fewer problems and delays during construction for all trades. Shop drawings flow from this design coordination rather than incurring redundancies and delays from multiple sources. Constructability is a key benefit of Midwest s design and field reality experience.

When Midwest first talked to Pinkard Construction about Holly Creek Assisted Living, preliminary designs were for wood framing and we were still competing for the project. Midwest Drywall s light gauge structural steel design and budgeting capabilities helped Pinkard provide a far superior product at relatively the same cost. The added benefits of a better fire rating, greater quality, and faster installation with Midwest preconstructed panels, helped to sell the Owner on the Pinkard / Midwest team. Jim Mellor, Vice-President, Pinkard Construction Architect: RNL Architects HOLLY CREEK DESIGN/BUILD RESPONSIBILITY COMPRESSES SCHEDULES AND REDUCES COST The Construction Industry Institute commissioned Penn State University to compare design-bid-build, and construction management with the design-build process. Data from 351 projects in 37 states indicate that the unit cost of design-build projects in the study was 6.1% less than design-bid-build projects, and 4.5% less than construction management at risk projects. In terms of construction speed, design-build projects in the study were, on average, 12% faster than design-bid-build projects and 7% faster than construction management at risk projects. In terms of delivery speed, which adds time for facility design, design-build projects were, on average 33. 5% faster then design-bid-build projects and 23. 5% faster than construction management at risk projects. Further, the study substantiates that the quality of design-build projects is superior. - The Construction Specifier HOLLY CREEK The more you sweat in the planning, the less you bleed in the battle! Admiral Hyman G. Rickover AUTOMATED PREFABRICATION If you are not currently designing and building with some form of light gauge steel framing, technology is passing you by. Prefab panels SAVE TIME! Midwest pre-loads studs to tracks and welds in pneumatic jigs. When the foundation is complete, prefabricated panel erection can begin immediately. The structure can be completed in far less time than standard construction with preconstructed panels. RISK MANAGEMENT Because insurance giant Zurich has reclassified rates for steel framed construction from frame to non-combustible, builders can SAVE AS MUCH AS 75% on BUILDERS RISK PREMIUMS when framing with steel. Why is this? Because steel won t burn, smoke or off-gas, your project is at less risk during construction. Consider then what this means to OCCUPANT SAFETY and continued premium savings for the owner/operator. And, the best way to avoid litigation remains designing and building a good product. The Value of Early Involvement Early decisions have the most impact. Early pricing is critical to proforma success. GMP is provided prior to 100% complete documents. Scope is identified early and is monitored to completion. RICK BURKETT Principal and co-owner > Burkett Design, Denver Excerpt taken from COLORADO REAL ESTATE JOURNAL, April 6-19, 2005, Explaining the price of steel: it s a complicated story. industries has not kept pace with other industries. Current increases in material costs can be offset by productivity gains. The greatest opportunity for these gains occurs not on the project site but in the design office and in the automated fabrication facilities of off-site specialty fabrications. Specialty contractors are better prepared by experience and knowledge to deal with the challenges of their piece of the work and assume some of the project risk. That can t happen unless they are integrated into the project as a member of the design team. Designs can be directly influenced to take into account fabrication and installations efficiencies. Electronic exchange of informa-

shop drawing changes can now be implemented without delay. CHAD M. STREETER Built in 1991, the three-level Risen Son Christian Village has proven that the quality of light metal construction to be far superior to wood framing. Elimination of floor squeaks, sheetrock nail pops and cracks has resulted in lower maintenance cost over time. Midwest Drywall s experience with light gauge load bearing systems helped produce solid construction. Exceptional value is being proven in reducing long term costs of operation, maintained quality structure, and occupant comfort. Dennis Brown, Partner, McElwee Associates RISEN SON CHRISTIAN VILLAGE Chad M. Streeter, licensed structural engineer, President of Structural Design Solutions LLC., is a graduate of Iowa State University and holds both a bachelor and master s degree in Civil Engineering. Chad has several years of previous experience consulting for a structural engineering firm utilized by Midwest Drywall. Recognizing a need for qualified insurable engineering services catering to light gauge structural steel and metal fabricated trusses, Midwest entered into an exclusive priority agreement with their sister company SDS. Since this agreement has been in effect, Midwest has enjoyed a SIGNIFICANT REDUCTION IN RESPONSE TIME for engineering services upfront as well as significantly improved communication with owner representatives during critical portions of the design and construction process. Initial design and VALUE MANAGEMENT Midwest Drywall provides preliminary design and budgeting services with negotiated work, generally at little to no upfront expense. Their experienced, capable engineers can provide design consultation for an entire building superstructure including light gauge framing, steel, columns, floor and roof decking, composite floor deck systems, and roof structures. Beginning with conceptual design to shop drawings that flow from in-house design rather than waiting for redundant engineering calculations and outside engineered drawings that increase your cost. Plans are developed with known bearing points and weights for footing and foundation as part of their light gauge steel structural package. Valued assurance can only be delivered by a single source team. By having Midwest develop the drawings and implement DON KING Don King, Senior Project Manager, Kansas University School of Architecture & Engineering with an emphasis on civil, structural and mechanical systems. With Don s understanding of the architect/engineers perspective and over 25 years of multiple major project construction management experience with Midwest Drywall, he brings the best practical solutions to discovery and implementation. them, building owners and developers benefit with upfront budgeting and schedules that they understand and can meet.

On our 640,000 SF, 500 unit apartment project, we learned to count on Midwest Drywall through countless inspector questions about structural design. This was a huge project working with inspectors unfamiliar with light gauge structural methods. With design responsibility, Midwest took the lead and stayed the course. Midwest portable pneumatic jigs, placed in a temporary building on site, were phenomenal in product output of top quality structural panels. Midwest produced as much as 850 linear feet of wall panels per day, while installing up to 1,400 linear feet of wall panels per day. The constructability of Midwest load bearing design and preconstructed panels enabled success that could not have been achieved with less than superb experience, resources and determination that Midwest demonstrated throughout the project.
