The CM Perspective The Elements of Project Management Preconstruction Phase Preconstruction: Setting the Project Up to Succeed Project Plan Critical Milestones Define all major deadlines and critical dates for Preconstruction, Bidding, and Construction phases. Milestone Deliverables Define in detail expectations of documents afor each defined milestone submittal/document Matrix of Responsibilities Define all stake holders and their responsibilities Detailed Schedule Define all tasks, interrelationships of tasks (predecessors and successors), durations, deadlines, and responsible stakeholder(s) Constructability Continual dialogue and review of documents. It helps to be able to speak with the design team to fully explain the issue and follow up with a confirming RFI through the architect. Meeting Minutes Action steps must be documented with a responsible party and specific due date.
