As part of this unique offering, Expressions of Interest are now being sought from leading fitness and aquatic venue entrepreneurs to lease and create the premier personal training, fitness and aquatic studio in the eastern suburbs. 2

The Opportunity PACIFIC Bondi Beach provides a unique opportunity for experienced fitness and aquatic centre entrepreneurs to deliver state-of-the-art facilities in a world-class development in the heart of Australia s most affluent demographic. The new premium health and aquatic centre at PACIFIC Bondi Beach is destined to become the premier fitness studio in the eastern suburbs for discerning residents, guests and visitors seeking a boutique training and aquatic experience. The new facility will feature approximately 656m 2 of total floor space including; Two studios for personal training and group fitness A 22m, 2 lane pool for lap swimming, aquatic training and Learn-to-Swim programs Self-contained, unisex change rooms and shower facilities Ample pool locker facilities and fresh water showers Dedicated office, reception and massage/nutrition/acupuncture studio New designer, high quality finishes throughout Superior client amenity and convenient access to public car spaces and valet services Prime location, directly adjacent to Bondi Beach and surrounding parklands for outdoor training programs Opportunity to offer exclusive membership to more than 300 residents and guests living in PACIFIC Bondi Beach s luxury apartments and the boutique QT Hotel Proven history a fitness and aquatic centre has operated in this building for more than 20 years prior to it s re-development. 5

Commercial Tenancy Arrangements Lease Term: Lease terms of up to 10 years will be considered. Fit Out Period: 4-6 weeks, to be agreed subject to the timing and extent of fit-out works. Guarantees: 6 months gross rental bank guarantee and directors guarantees will be required. Condition of Premises: The Lessor will provide the following finishes and facilities in accordance with the Lessor s design specifications; All floor, wall and ceiling finishes including tiling where required Self-contained, unisex change rooms, shower and toilet facilities Open rinsing/showers adjacent to pool Pool lockers and bench seats Pool equipment and air-conditioning plant Building services including power and lighting Detailed schedule of lessor works available upon request. Lessee Fit out Requirements: Contemporary fit-out with high quality, state-of-the-art equipment, furniture and amenities where applicable. Minimum Trading Hours: It is a requirement of the proposed Lease that the pool and gym facilities are open for residents and hotel guests as a minimum; 6am 9pm, 7 days per week The Lessee can operate outside of these hours, subject to Lessor approval and relevant Statutory approval. Additional Costs: The Lessee will be responsible for the payment of all running costs including utilities metered to the premises and all other operational costs associated with the premises including (but not limited to) gas, water, electricity, telephone, cleaning, air-conditioning and rubbish removal. The tenant will also be responsible for all pool running, repair and maintenance costs except those of a capital nature. Approved Development Application The premises are available for Lease with an approved Development Application. A copy of the Lease and Agreement for Lease will be made available at the commencement of formal negotiations with preferred parties or earlier upon request. The Lessee s fit-out will be subject to the Lessor design review and must be in accordance with the Lessor s design guidelines. 6

Expressions of Interest PACIFIC Bondi Beach offers a unique opportunity to deliver an iconic, state of the art facility in a world-class development. Successful applicants will demonstrate: A proven track record in fitness centre and/or aquatic centre operations in high profile locations The ability to deliver a superior quality operation with state-of-the-art equipment, training and coaching facilities Highly experienced training and management personnel Strong business acumen and financial integrity. In order to qualify for evaluation, initial applications from interested parties must address the following key submission requirements: 1. Company profile including key staff and experience owning and operating fitness and aquatic centres 2. Company vision and training philosophy 3. Proposal for the operation of the fitness and aquatic centre including; a. Studio facilities and equipment b. Indicative training and aquatic programs c. Membership options 4. Proposed Lease terms including; a. Lease term b. Annual gross rent c. Annual gross rent reviews d. Proposed operating hours e. Other relevant terms and conditions 5. Any other relevant information for consideration. 7

Key Milestone Dates The proposed Fitness and Aquatic centre is scheduled to open in spring 2015. Expressions of Interest from interested parties should be submitted by 5pm Thursday, 7th May 2015. Short-listed applicants will then be contacted with a view to reaching formal heads of agreement with the preferred operator by Friday, 29th May 2015.
