Edge CRM Add Client and Register on Elliman.com Use Edge to send an email invitation inviting your client to join elliman.com. Once the client confirms membership, they will be registered with you as their selected agent. Your client will see your photo and contact information displayed next to every listing on elliman.com and in all email alerts sent via elliman.com. Add a client and send an email invitation to join elliman.com: 1. Log in to edge.elliman.com then click the Add Client icon. 2. Input client information a. Required fields: Client Type, First Name, Last Name and Email 3. Check the box to Invite to join elliman.com a. Checking this box will send an invitation email to join Elliman.com when you click Add Client 3

Edge CRM Check the status of the email invitation: View the Client s profile page to check the status of the email invitation. If a client does not click through the email to confirm their membership after 5 days, you can resend the invitation one time. Resend the email invitation to join elliman.com: 1. Log in to edge.elliman.com and click the Client tab 2. Click the client s name to view their profile then click Edit Client Info 3. Click the checkbox to Create account on elliman.com, then click Save 4

Edge CRM Share Clients Choose to share any or all of your clients with another Elliman agent. You might choose to share clients with other members of your team, with a partner or with a referral agent. Sharing a client gives another agent full access to view and edit your client s profile in Edge. They can add notes, add appointments, view properties of interest, etc. Only the original owner of the client profile can delete the client, stop sharing or share with other agents. 1. Log in to Edge and click on the Clients tab 2. Check the box next to each client you want to share 3. Click Share Selected Clients 4. Type the name of the Agent you would like to share with, then select them from the dropdown 5

Edge CRM To Share All Clients 1. Go to the Settings section of Edge 2. Click Sharing 3. If you are on a team, choose to share All Clients with an agent on your team 4. Share All Clients with an agent who is not on your team by adding that agent in the Other Agents section 5. Check Yes to share All Clients or click View Shared Clients to view which individual clients you are already sharing with that agent To Share One Client 1. Go to the Clients tab and click on the client s name to access their profile 2. Click Edit Sharing 3. Type the name of the agent to share with, select their name in blue, then close the box 4. The other agent will receive an email letting them know you shared this client 6

Edge CRM Import Contacts Import a list of contacts through Edge by creating a CSV file with your contacts information. Once you import your contact list, you can choose to convert the contact to a client and send the email invitation to join elliman.com. To Import Contacts: 1. Log in to edge.elliman.com. Hover over the Clients tab and click on Contacts. 2. Click the blue Import Contacts button. 3. Set up a.csv file (i.e. Excel) with column headers exactly as shown Click to download a sample file to see format First name and Last name are required fields Note: To save an Excel file as a.csv file, click SAVE AS and select.csv as the file type 1. Click CHOOSE FILE 2. Select the file from your computer and click CHOOSE 3. Click IMPORT If there are any errors in the report, review and correct those rows then upload the entire file again. 7

Edge CRM Add Seller Report Keep your client up-to-date on the market trends related to their property by creating an automated weekly Seller s Report. You will receive the report as a PDF attachment in an email once a week, then you can forward that email to your client once you have had a chance to review the report. Set up a Seller Report: 1. Log in to edge.elliman.com and click the My Listings tab 2. Click the orange Seller Report button by the desired property 3. Click the blue Add Seller Report button in the top right and choose Automated Report 4. Type the client s name then select their name from dropdown, or Click Buyer Renter or Seller to Create a New Client. The form is pre-filled with default options for comparable properties. Customize the search criteria for included listings as desired. 5. The report will always be emailed only to you and never directly to your client. Once you receive the emailed report, you can review and forward the email to your client. 6. Click Submit Send a Report Now 1. After setting up a Seller Report, you can click the Send Now button to email a report immediately. The weekly report will still be emailed every 7 days (pictured above). 8

Edge CRM Custom Seller Report Chose individual listings to include in your Seller Report by creating a Custom Seller Report. Create a Custom Seller Report: 1. Log in to edge.elliman.com and click the My Listings tab 2. Click the orange Seller Report button by the desired property 3. Click the blue Add Seller Report button in the top right and choose Custom Report 4. Select Client: Type the client s name, and then select their name from the dropdown. If the client has not been added to EDGE, click Seller to create them as a new client. 5. The report will always be emailed only to you and never directly to your client. Once you receive the emailed report, you can review and forward the email to your client. 9

Edge CRM Add Appointments Add appointments to track which listings you view with each client. After the viewing, add notes about the property. Use these appointments to email an agenda to your buyer. Sync your EDGE appointments with your calendars on your other devices. Add an Appointment: 1. Log in to edge.elliman.com and click the CLIENTS tab 2. Select the client 3. Click the calendar icon, or scroll to the bottom and click on the Appointments section 4. Click ADD AN APPOINTMENT 5. Complete form with Date, Time, Address, Unit 6. Click ADD Add a Follow-Up 1. Log in to edge.elliman.com and click the CLIENTS tab 2. Select the client 3. Scroll to the bottom and click on the Appointments section 4. Click ADD AN APPOINTMENT 5. Check the Follow-up bubble 6. Complete form with Date, Time, Address, Unit 7. Click ADD Email an Agenda to your buyer 1. Log in to edge.elliman.com and click the CLIENTS tab 2. Select the client 3. Scroll to the bottom and click on the Appointments section 4. Click SEND AGENDA 5. Customize the message that will display in the email 6. Click Send 10

Every 5 minutes) Click OK Outlook 2010: Go to the Calendar tab in Edge and copy the url from the bottom of the page Open Outlook Select Tools then Account Settings Select Internet Calendars tab Click NEW PASTE calendar URL then Click ADD Subscription Options dialog box will appear Add a name (ex. Edge Calendar) then Click OK Outlook 2007: Go to the Calendar tab in Edge and copy the url from the bottom of the page Open Outlook In the HOME tab, select Open Calendar then From Internet PASTE calendar URL then Click ADD A Subscription Options dialog box will appear Add a name (ex. Edge Calendar) then Click OK iphone / ipad: Tap on the Settings icon from the iphone s home screen Tap on Mail, Contacts, Calendars from the list of device settings Tap the Add Account button and select Other in the list of account types Choose Add Subscribed Calendar Go to the Calendar tab in Edge and copy the url from the bottom of the page Enter this url address and tap Next Enter a custom description for the ICS calendar and tap Next once more Android: Go to the Calendar tab in Edge and copy the url from bottom of page Go to Google Calendar site Click the down-arrow next to Other calendars and select Add by URL Enter the address from step 1 then Click Add Calendar The calendar will appear in the Other Calendars section of the calendar list to the left 11

Find Buyers CMA Create Find Buyers or Find Renters CMA Report Use Edge to create a Find Buyers CMA report to help you win more listings. You can also create a Find Renters CMA to win an exclusive Rental. Demonstrate to a seller all of the prospective buyers/renters for their property that Elliman has in their database. Once you get the listing, you can directly contact some of those buyers/renters about this listing. Create a CMA: 1. Log in to edge.elliman.com and go to the CMA tab. Select either Find Buyers or Find Renters Navigate through the screens by clicking either the blue Next button or by clicking the next section in the left-hand navigation The system automatically saves your report each time you move to the next screen 2. Enter Property Info Select Location For suburban markets, choose to search by School District or by Town To limit result only to the selected school district, check the box Type Address or building name After typing address, wait for spinner to finish searching the system. If the address pops up in the dropdown beneath the field, CLICK THE ADDRESS. This will help the system locate more accurate comps. Enter Apartment # (optional) Select Bedrooms You can select more than one option at a time Choose Property Type You can select more than one option at a time Enter Price Range Same Region Keep as YES unless you want to include comps from other regions Select Date Range for sold data All active comps will appear regardless of the date range you select This range filters Sold comps by sold date Click NEXT 3. Review Comparables Check either Primary or Secondary for each property you choose to include At least one primary comp is required Selecting secondary comps is optional Comps in final report will be sorted as follows: o Primary Active, Secondary Active, Primary Sold, Secondary Sold Primary vs. Secondary 13

Find Buyers CMA Categorize comps by primary or secondary as you see fit Example: Primary very similar units Secondary penthouse suite in the building Example: Primary similar houses in same school district Secondary similar houses in different school district Click NEXT 4. Add Your Sales (optional) Select any of your own closed sales as either a Primary or Secondary comparable property Click NEXT 5. Confirm Comparables Customize the order in which comps appear in the report Click arrows to drag and drop to reorder Click SECONDARY COMPARABLES Review and reorder secondary comps as desired Click NEXT 6. Review Buyers Select up to 25 buyers to highlight on the Top 25 page of the report The purpose of this page is to showcase examples of buyers so your seller can see that they are actively searching in the same price range Notice: Number of Properties Viewed choose buyers with a reasonable number of views (recommended: less than 200) Last Login select recent logins Budget make sure the buyer s budget falls within desired price range Properties of Interest 3 other addresses the buyer has viewed Click NEXT 7. Include Your Closed Transactions Choose any of your closed sales to highlight as examples of your experience Click NEXT 8. Report Name and Summary Enter Report Name (optional) Prints on cover of report Example: Market Analysis for Tribeca Example: Market Analysis with Buyer Information for South Beach Enter Prepared For (optional) Prints on cover of report Recommended: Seller s Name Summary text (optional) Add a message into your report on this page If you include a summary text or suggested price, you must also include the other You may leave the Summary and Suggested Price fields blank and the page will not print Click NEXT 9. Select Components Uncheck any components you do not want to include in the final report Drag and Drop components by clicking the 4 arrows to reorder the report Click GENERATE REPORT Note: Report could take 5-15 minutes to generate. Once complete, a PDF version of the report will be sent to your Elliman e-mail address. The report will also be available for download by clicking the Previous Reports button. 14

Find Buyers CMA Contact Buyers Once your new listing is on elliman.com, use Edge to send a Contact Buyers email (also known as the New to Market email) announcing your new listing. The listing must be 30 days or younger and the email can only be sent once. The Contact Buyers email will be sent to all target buyers found in the Find Buyers CMA report who have opted to receive emails. Send a Price Reduction email to target buyers if the listing price was reduced by at least 5%. The Price Reduction email will be sent to all target buyers found in the Find Buyers CMA report who have opted to receive emails and can only be sent one time. Send the Contact Buyers email: 1. Run a Find Buyers CMA report for the property 2. Click the FIND BUYERS tab 3. Click the blue PREVIOUS REPORTS button in the top right 4. Locate the appropriate report 5. Click CONTACT BUYERS 6. Enter the listing id 7. Click SEND 8. You will receive an email confirmation with the exact number of emails sent to buyers Send the Price Reduction email: 1. Run a Find Buyers CMA report for the property 2. Click the FIND BUYERS tab 3. Click the blue PREVIOUS REPORTS button in the top right 4. Locate the appropriate report 5. Click PRICE REDUCTION 6. Enter the listing id 7. Click SEND 8. You will receive an email confirmation with the exact number of emails sent to buyers 15

Find Buyers CMA Edit, Download or Regenerate Find Buyers CMA Report To finish a partially completed CMA report or to edit a report after it has generated, go to the Previous Reports section of the Find Buyers tab. EDIT: Finish a partially completed report or Edit a report after it has generated EDIT SUMMARY: Only Edit the summary page to change your notes or suggested price DOWNLOAD PDF: Download and save the report to your computer or ipad REGENERATE PDF: Update a previous report with today s total target buyers and login dates 16

Find Buyers CMA Presenting the Completed Find Buyers CMA Report List of Comparables: Summary of comparable properties, separated by Primary Active, Secondary Active, Primary Sold, Secondary Sold Use Primary Comparables to show properties that are very similar to the target property Use Secondary Comparables to include properties at a different price point for some reason. Examples: o Same building vs. Different buildings o Same bedroom count vs. more or less bedrooms o Colonial home vs. Split level o Renovated vs. not renovated o Waterfront vs. not waterfront o High floor with views vs. low floor with no views Map of Comparable Properties Displays all selected comparables on a map for reference in relation to target property. Market Level Stats: Showcase the power of Elliman.com by sharing the vast numbers of buyers who visit Elliman.com every 60 days. Tier 1 : Total number of buyers on Elliman.com Tier 2 : Total buyers searching in specific borough/county Tier 3 : Total buyers in borough/county searching for the same bedroom count Tier 4 : Total buyers searching the specific neighborhood for the same bedroom count. This number does not consider price point or property type. Buyer Activity Charts: The blue circle highlights the total number of target buyers found for your property. This number takes into account location, price point, property type and bedroom count. The buyers are identified based on price, location and bedroom count. Although the buyers personal information is always kept private, the listing agent has the option to send a detailed email to these target buyers that advertises the new listing within the first 30 days that the listing is on the market. The Properties of Interest displayed are other properties that the Total Target Buyers have most often viewed. This is intended to give your seller an idea of other properties buyers look at. Some may be similar to the target property, and some may be different. This is live information based on the viewings of these target buyers. 17

Find Buyers CMA Location of Target Buyers: Shows where the total target buyers are located when they search. Elliman.com has a worldwide presence; you will see that the majority of buyers are already right here in New York. If you add up the number of buyers represented on the map, it will be a smaller portion of the Total Target Buyers presented on the Buyer Activity page. We identify the buyers location based on their IP Address, and some users have blocked that information. Inquiries Chart: Displays a graph of the number of inquiries coming in through Elliman.com. This chart does not capture inquiries coming in from other methods (ie. Phone calls, direct emails, outside sources) Views Charts: Displays the number of users who have viewed any of the comparable properties selected. This chart will have a separate plot for Elliman.com, New York Times and Street Easy as applicable. List of Matches: Show your seller real examples of some of the buyers who might be interested in their property. Select up to 25 buyers to showcase as examples. Seeing buyers who have searched this week for properties in the seller s building is very compelling. Transaction History: Include your own closed transaction from the buy side and sell side to showcase your experience. Breakdown of Comparables: A single-page printout will be included for each comparable you selected. Summary: An optional Summary Page allows you to type in any additional comments as well as a Suggested Price. 18

Through Edge, you have the ability to create and customize your own Agent Website. To sign up for a new Agent Website, log in to. Go to the Website tab then click Sign Up Now. Select a Basic, Premium or Team website. Basic Website Includes: Customized Welcome Card Up to 10 Property Cards to showcase Active and In-Contract Exclusives My Listings, About Me, News, Testimonials, Neighborhoods Social Media links Elliman.com registration with you as selected agent Logo upload $39/month Premium Website Includes: All Basic features View and search all brokerages listings Seller s Search $59/month Team Website Includes: All Premium features Branding with Team Name and optional logo Domain names for each agent that direct to the team website About Me page for every team member with the ability to customize social media links, agent bio, listings and redirect options $189/month After entering payment information and receiving confirmation, go to the Website tab and click Add Website to begin set-up. 20

Agent Website SET UP To set up your new agent website for the first time, log in to. Go to the Website tab, then click Add Website. To edit an existing website, click the orange Edit button. Domain Default Domains Note the default domain names which will all direct to your website Domains (optional) Enter any additional domains you have purchased on your own, separated by commas o Note the IP address listed in the blue box. Update your domain registrar (ex. godaddy.com or networksolutions.com) to point to this IP address Google Analytics Account ID (optional) Sign up for a free Google Analytics account to monitor and analyze traffic to your website 1. Go to google.com/analytics 2. Click the orange Create an Account button 3. Either Sign In with a current google/gmail account, or click Sign Up to create a new google account 4. Click Sign Up button on right to start using Google Analytics 5. Complete the registration page Select Website (this is already selected as the default) Select either Classic Analytics or Universal Analytics Enter Website Name (ie. Elliman Agent Website) Enter Website URL (ie. www.davidsmith.elliman.com) Select Industry Category (Real Estate) Set Time Zone Type Account Name (ie. Agent Website) Click Get Tracking ID Accept terms of service Highlight and Copy Tracking ID (UA-########-#) 6. Paste Tracking ID into Google Analytics ID field 21

Agent Website TITLE CARDS Title Cards consist of one Welcome Card and up to 10 Property Cards that rotate on your homepage. Create a Welcome Card to highlight yourself or your team with a custom message and an optional headshot, background photo and/or video. To add or edit a Title Card, go to the Website tab then click Title Cards. WELCOME CARD Hover over the Welcome Card box, and click Create New Card Welcome Card Template Click to view available templates o Click on desired template o To upload a custom template, select Custom Template Background Image Click in Upload Image box to upload a hi-resolution photo file to use as a custom background image Click Use Preloaded Images to select a pre-loaded photo for your background Headshot Click in the box to upload the file from your computer The headshot will be cropped to 558 x 420 pixels Welcome Headline Type 2 or 3 words as a Welcome Headline (ex. Welcome Home) Welcome Message Type 1-3 sentences or phrases to capture the visitor s attention Embed Code (optional) To display a video on your Welcome Card, paste the Embed Code into the box To get the Embed Code from a YouTube video: 1. Go to the video of choice on youtube.com 2. Below the video, click SHARE 3. Click EMBED 4. Deselect show suggested videos when the video finishes 5. Copy code then Paste into Embed Code field in Edge Display Name Choose to display name or not display name on title card URL Paste a URL if you would like this card to link to another webpage (ie. your blog, a listing search, a charity, market report) Click SAVE ADDITIONAL WELCOME CARDS To add a holiday message, market report card, custom advertisement or full-card video, add a second Welcome Card and choose the desired template. 23

Agent Website PROPERTY CARD You may create up to 10 property cards to highlight your active or in-contract listings. Hover over the Welcome Card box and click Create New Card (or Edit Welcome Card). Listing Type the address of the first listing you want to feature When the address auto-populates, click it Caption The caption automatically pre-fills with the address and price or you can write your own caption Photo Click in box to upload property photo o Photo must be a high-res image o Photo will be cropped to 960 x 424 pixels After you have created multiple property cards, click Move Up or Move Down to change the order. 24

Agent Website NEIGHBORHOODS Add neighborhoods as a tab on your website to highlight up to 10 neighborhoods. Each neighborhood features your own custom description as well as a photo and community information. To add a neighborhood, click the Website tab then click the green Neighborhood button. Next, click Add Neighborhood and select the location and neighborhood from the dropdown boxes. Example Content for a neighborhood description: Your experience or background in this neighborhood Information about the neighborhood Link to a search of neighborhood properties Link to a blog or article about the area To add a link: 1. Highlight the text you want to link, then click the chain icon to create a hyperlink 2. Paste URL of link (must include www.) 3. Select Same Window or New Window 4. Click OK 25

Title Give your Video a Title Video Type Select About Me, Testimonials or Listings Listing ID For Listing Videos, type the listing id to link the video to the listing Embed Code Paste the Embed Code o In YouTube, the Embed Code can be found in the Share section Thumbnail Upload a thumbnail image for your video 26

Agent Website Team Member Settings With a Team Website, each team member can control several features of their About Me page. The Team Lead also has access to manage the settings for each team member. To manage your Team Member Settings: Log in to and click the Website tab Click the Team Member Settings button Click EDIT next to the desired team member s name then walk through each setting option Team Member Settings: 1. Show Listings a. Choose to show all Team Listings on your About Me page, or choose to only display your own listings 2. Bio a. To use a custom biography, select the Use a custom biography radio button and paste the bio into the field. 3. Social Links a. Display your own social media links underneath the headshot on your agent page. The team s social media links will still also display on the top right of the page. b. Paste the full URL for any social media you wish to include i. Example: https://facebook.com/joebroker 4. Elliman.com Agent Page a. Yes: Replaces your current Agent Page on Elliman.com with your new website b. Redirect URL: Choose to redirect to the team homepage, or choose a url that ends with /about/##### to redirect to your About Me page c. No: Keeps your Agent Page on Elliman.com active 5. Listings Display Order a. Select the order for your active listings to display on your About Me page 27

Agent Website Send Customized Invitation to Join your Website Use Edge to send a customized email inviting your client to join your website. Once the client confirms membership, they will be registered with you as their selected agent. Your client will see your photo and contact information displayed next to every listing while searching your website or elliman.com. Additionally, any email alerts your client subscribes to will be branded with your name and contact information. Add a client and send an email invitation to join elliman.com: 1. Login to edge.elliman.com then click the Add Client icon. 2. Input client information a. Required fields: Client Type, First Name, Last Name and Email 3. Check the box next to Invite to join yourname.elliman.com a. Checking this box sends an email invitation to join your website after you click Add Client 28

Search for listings through your website 2. On Listing Page, Building Page, or Search Page, find the envelope icon to email the listing, building, or listings from a search 3.
