3 Attracting Buyers with mywebleads Prospecting for clients is essential to the success of your business. The mywebleads system currently provides two separate online prospecting campaigns, available to you as part of your BY REFERRAL ONLY membership to assist you with management of this crucial aspect of your business activity. Attracting Buyers with mywebleads. The Art of Finding, Getting, and Selling Listings (GettingListings). The key to success with the mywebleads campaigns is understanding the marketing strategy behind them. Simply put, new prospects visit your Web page(s) and see an offer for a free report or free information they can receive by providing their contact information. Once they have entered their information, Attracting Buyers with mywebleads automatically generates personalized messages every few days for a month. These messages offer information on other services you provide. Potential clients can then contact you by or telephone. If you already have a company Web site, you can add a pre-designed Attracting Buyers with mywebleads banner to the site to direct leads to your Attracting Buyers with mywebleads Web page. Once prospects have entered their information in the GettingListings Campaign, you ll mail a package to them. This package contains an Initial Letter, the booklet How to Sell Your House for Top Dollar Fast! and a report about all homes in your target geographic area that have been listed, sold, or expired in the last six months. This mailing gives you the opportunity to begin a relationship with prospects, and you ll stay foremost in their minds by mailing a series of 12 monthly (or twice a month you choose) newsletters. This Resource Guide is only for the Attracting Buyers Campaign. The Resource Guide for Getting Listings follows this guide in your Operations Center. Getting help Context-sensitive help is available from many locations on the Attracting Buyers with mywebleads pages. Simply click the blue Help button to open the Help for your current location. You can access online tutorials from many locations on the Attracting Buyers with mywebleads pages. Simply click the apple icon to go to a tutorial for your current location. 4 Setting up Attracting Buyers with mywebleads Setting up Attracting Buyers with mywebleads To set up your personal Attracting Buyers with mywebleads campaign, you must first create a Attracting Buyers with mywebleads account, and then design the related Web page. Both procedures are described in the following sections. To access Attracting Buyers with mywebleads and begin creating your account, click the myleads tab in The Solution Center. This takes you to the myleads page. Next, click mywebleads, then click the Review this strategy button and familiarize yourself with the entire campaign. Return to the Attracting Buyers with mywebleads page and watch the short introductory video in which Joe Stumpf outlines the Attracting Buyers with mywebleads campaign. Click the Attracting Buyers Campaign link and listen to Dean Jackson s expert tips about how to choose an effective URL for your Web page. Follow the steps in the next section to create your Attracting Buyers with mywebleads account. After you have created your account, follow the steps in Designing your Web page with the Page Wizard to set up your Web page. Creating your Attracting Buyers with mywebleads account Account creation involves three simple steps: Getting your URL Creating your profile Accepting the Terms of Use Getting your URL The first step in creating your Attracting Buyers with mywebleads account is to get your own URL (Web page address). An effective URL appeals directly to your target market. You should identify The area of the highest buying/selling activity in your city. The average price range for the homes selling in that area. 5 Setting up Attracting Buyers with mywebleads Setting up Attracting Buyers with mywebleads To choose your URL Click the Get Your URL button at the bottom of the Let s Get Started page to display Step 1. Step 1: Acquiring a URL On this page, you can develop a URL that reflects your business and appeals to your clientele. A list of suggested URLs is displayed. Enter a potential URL and click the Search button. (Note that your URL must begin with www. And end with.com you can select only the internal portion of the URL.) If the URL is not available, you will see the message, The exact URL that you have chosen is not available. The unavailable URL appears in a list at the bottom of the page so you can see which ones you have already tried to register. Repeat the process until you find an available URL. When the URL you enter is available, you ll see the message: This URL is currently available. Click the Next button to go to Step 2, Creating your profile. Attracting Buyers with mywebleads 3
6 Working with Attracting Buyers with mywebleads Creating your profile A fundamental part of the Attracting Buyers with mywebleads strategy is the drip campaign. With the drip campaign, personalized s are automatically sent every few days for a month to those prospects who have provided their contact information through your Web page. You need to create an profile that will populate the templates for these messages with your personal information. Note: You cannot edit or modify the content of the drip campaign s. To create your profile: Enter your personal information in the fields provided. Some fields are already populated if the information is on file with BY REFERRAL ONLY. Step 2: Creating your profile Note that clicking in any text box to enter information displays an example and an explanation below the field. (See the field in the above illustration.) Also, in the sample pane to the right, the areas where this particular information resides are highlighted in yellow. Click the Preview button. A formatted template is displayed to the right. You can also click the View Sample link above the preview to view a sample of an actual . In both cases, the information you entered appears in the displayed text. Make any changes or corrections in the form to the left and click the Next button at the bottom of the page to go to Step 3, Accepting the Terms of Use. Attracting Buyers with mywebleads 4
7 Working with Attracting Buyers with mywebleads Accepting the Terms of Use To complete your Attracting Buyers with mywebleads account setup, you need to read and agree to the terms of use. Note: Once you finish this step, your URL is registered for the next 12 months, and you cannot go back and change it later. To finish creating your account: Click the radio button next to I Accept and click Finish. Your new URL will be registered for the next 12 months. A Congratulations page appears, which includes a reminder that your URL will not be available for visitor access for one to two business days. Your URL will be automatically renewed at the end of the 12-month period. You are now ready to design your Web page, as described in the next section, Designing your Web page with the Page Wizard. Designing your Web page with the Page Wizard Once you have secured your URL and accepted the Attracting Buyers with mywebleads terms of use, you can design your Web page. To begin this four-step process: Click the Start the Page Wizard button on the Congratulations page. You can also access the Page Wizard at any time by clicking the Page Wizard link at the top of any Attracting Buyers with mywebleads page. Note: To add your Attracting Buyers with mywebleads banner to an existing company Web site, see Adding a banner to an existing company Web site. Attracting Buyers with mywebleads 5
8 Setting up Attracting Buyers with mywebleads The four steps to creating your own Web page are Choosing a page template Selecting a photo Customizing your Web page text Previewing and publishing your page Choosing a page template There are two Web page templates to choose from: one for Realtors and one for Lenders. To choose a page template: Step 1: Choosing a page template Click the radio button next to either Realtor Template or Lender Template. You can click the link below either template to view a full-size sample. Note that a pop-in form appears on the sample page when it is launched, just as it will when someone visits your Web page. Potential clients can use this form to provide a name and address in order to receive a free report from you. When prospects complete the pop-in, they are automatically entered into the system and will begin to receive automated messages. Attracting Buyers with mywebleads 6
9 Setting up Attracting Buyers with mywebleads At the bottom of your Web page is a more detailed contact form. When prospects complete only this form, they are automatically entered into the system, and you are notified by so you can contact them directly. These prospects do not receive any automated messages. Click the Next button to go to Step 2 where you can select a photo to display on your Web page. Note: If you change your template type from Realtor to Lender (or vice versa) at a later date, all existing campaigns are stopped. Selecting a photo Both Web page templates include a photograph. You can choose from among the photos on this page or use your own. To use one of the available photos: Click the radio button next to the photo of your choice. 10 Setting up Attracting Buyers with mywebleads To use your own photo: Click the Use Your Own Photo link at the top or bottom of the Select Photo page to go to the Use Your Own Photo page. Click the Browse link to launch the I-Load upload Wizard, which will let you browse to, crop, and then upload a photo or other image from your hard drive. Click Next in the first I-Load window to begin. Click the Browse button in the I-Load window to open a standard Choose file dialog box. Locate and select the file you want to upload, and then click Open. The path to the image, and a preview of it, appear in the I-Load window. Note: The I-Load Wizard provides cropping, but it does not let you rotate the selected image. So be sure to select an image with an upright orientation. Click Next to begin uploading your photo. 11 Setting up Attracting Buyers with mywebleads When upload is complete, the image is displayed in a cropping frame. ( Cropping is the process whereby you trim unwanted edges from your photo.) Resize and reposition the cropping frame to select just the portion of the photo you want to use. Cropping your photo You can resize the cropping frame by dragging the black-box handles at the corners and sides of the image displayed in the I-Load window (see the illustration above); or in the Resize image section of the window, you can either drag the blue slider, or enter a resize percentage. To return the frame to its original size, click the Reset button in that section. You can move the resized cropping frame by positioning your mouse pointer anywhere inside the frame and then simply dragging it into the new position. To facilitate precise cropping, you can increase the magnification of the photo: in the Zoom view section, drag the blue slider, or enter a zoom percentage. To return to normal magnification, click the Reset button in that section. When you have selected the portion to use, click Next to complete the photo-selection process. Click Finish to close the I-Load window and return to Step 2 of the Attracting Buyers with mywebleads Page Wizard. Attracting Buyers with mywebleads 9
12 Setting up Attracting Buyers with mywebleads Using your own photo At this point, you can click Edit to return to the cropping frame in the I-Load Wizard, or you can click Remove to discard the uploaded photo, returning to the original photo-selection page. When you are finished with photo selection, click Next to continue to Step 3, Customizing your Web page text. Customizing your Web page text After you have chosen a photo, you must customize the text that appears on your Web page. Step 3: Customizing page text Attracting Buyers with mywebleads 10
13 Setting up Attracting Buyers with mywebleads To customize the text on your Web page: Enter the specified information in the fields provided. All fields must be completed. (The following two illustrations one for Realtors and one for Lenders indicate where this text appears on your Web page.) Click the Next button to continue to Step 4, Previewing and publishing your page. Note: Changing values in your Web page text will also modify the content of any campaigns currently in progress. 14 Setting up Attracting Buyers with mywebleads A preview of your text on a Lender page Previewing and publishing your page You can preview your Web page and make any necessary changes or corrections before publishing it to the Web. To preview your Web page: Click the View Preview button. A browser window opens, displaying your Web page the picture you chose is displayed and the text you entered in the previous step appears in red so you can proof it easily. 15 Setting up Attracting Buyers with mywebleads The contact information from your profile appears at the bottom of the page. To change your profile: Step 4: Previewing and publishing your Web page Click the Settings link in the toolbar at the top of the Attracting Buyers with mywebleads page, and follow the instructions in Creating your profile. To change the page template: Click Change Page Template to return to Step 1 of the Page Wizard, Choosing a page template. To change your picture: Click Change Picture to return to Step 2, Selecting a photo. To edit the custom text: Click Change Customized Text to return to Step 3, Customizing your Web page text. To exit the Page Wizard without changing your Web page: Click Abandon Your Changes. You are taken to the Attracting Buyers with mywebleads Log page. Attracting Buyers with mywebleads 13
16 Setting up Attracting Buyers with mywebleads To publish your Web page to the Internet: Click the Publish Page button at the bottom of the preview-and-publish page. A confirmation screen appears. To view your actual Web page: Completing the Page Wizard Click the View Live Page button. If one to two business days have passed since you registered your URL, you will see the page and the pop-in, as your visitors will see it. If it s within one to two business days, the displayed page will include a note that the page is parked courtesy of BY REFERRAL ONLY. To make additional changes to your page: Click the Restart Wizard button to go back to Designing your Web page with the Page Wizard. To complete the Page Wizard, click Done. You are taken to the Attracting Buyers with mywebleads Log page. Attracting Buyers with mywebleads 14
17 Setting up Attracting Buyers with mywebleads What your visitors will see One to two business days after registering your URL, anyone typing that URL into a Web browser will see your Web page as you designed it, with the selected photo and provided text. A pop-in window will slide into the page, which the visitor can either close, or fill in and submit. A Web page and pop-in Pop-in submissions If the visitor completes and submits the pop-in to receive a free report, a confirmation page is displayed. Upon closing the pop-in confirmation page, the visitor will see your Web page. Completing the pop-in initiates an automatic drip campaign for your visitor that begins at either 7am or 7pm Pacific Time, whichever comes first. The drip campaign includes six text-only messages a free report and five follow-up messages. These are sent to the visitor on days 1, 3, 8, 14, 20, and 23. The follow-up schedule cannot be modified. The drip campaign will automatically stop for undeliverable s ( bouncebacks ). Attracting Buyers with mywebleads 15
18 Setting up Attracting Buyers with mywebleads Contact form submissions A more detailed contact form appears at the bottom of your Web page. If the visitor submits this information, a confirmation page is displayed, and the visitor can now close their browser. Completing the contact form sends an notification of a new lead to your inbox. Visitors completing only the contact form do not receive any automated s from you, because they have provided enough information for you to contact them directly. Pop-in and contact form submissions If the visitor completes both the pop-in and the main contact form within the same browser session, the visitor receives only the first with the free report. You will receive an notification containing this lead s information so you can contact them directly. Opting out A link is provided at the bottom of all s sent to visitors who submitted a pop-in allowing them to unsubscribe (opt out): To unsubscribe, click here. When a visitor clicks this opt-out link, a confirmation page appears, and that visitor s campaign is terminated. Once you have created your Attracting Buyers with mywebleads account and published your Web page, you can track your campaign activity, view Web page statistics, update your profile, and change your Web page. The following sections describe these Attracting Buyers with mywebleads features: Working with the Log Working with Stats Changing your profile Changing your Web page Attracting Buyers with mywebleads 16
19 Working with Attracting Buyers with mywebleads Working with the Log After you have created your Attracting Buyers with mywebleads account, the Log page opens by default the next time you log in to The Solution Center and click Attracting Buyers with mywebleads on the myleads page. You can also access the Log by clicking the Log link at the top of any Attracting Buyers with mywebleads page. The Attracting Buyers with mywebleads Log page, displaying your Active Campaign The Log displays information on your active drip campaign and the prospects who are currently receiving s. You also can view a list of all prospects, past and present, along with the status of each prospect. Switching between Active and History views You can use the View drop-down list at the top of the Log page to view specific information on your active and past campaigns and prospects. By default, information for the active campaign is displayed. (These are prospects who completed the pop-in and are receiving drip s from you.) Note: Prospects completing your main Web page contact form are logged in the History list as Active Prospects. Prospects completing both the main Web page contact form and pop-in are logged only in Active Drip Campaign list, and will receive only the first free report from you. After this free report is sent, the prospect is moved to the History list. Attracting Buyers with mywebleads 17
20 Working with Attracting Buyers with mywebleads To view past and present prospects: Choose History from the View drop-down list. Choose Active Drip Campaign to return to the default view. The Attracting Buyers with mywebleads Log page, displaying your campaign history The Source of each prospect is listed (Pop-in, Form, or Pop-In & Form), along with their active/inactive status, as follows Active Prospect These are either pop-in prospects that you made active when you stopped a campaign in progress, or Web page form leads, which are always categorized as Active Prospects. Campaign Completed Pop-in prospects whose drip campaigns are completed. Manual Opt Out Pop-in prospects whose campaigns you manually stopped. User Opted Out Pop-in prospects who opted out of the drip campaign by clicking the Unsubscribe link at the bottom of an sent by Attracting Buyers with mywebleads. Bounceback Pop-in prospects whose s sent by Attracting Buyers with mywebleads bounced back because of full inboxes, invalid or non-existent addresses ( hard bounces ), or busy or nonresponding services where re-tries have failed ( soft bounces ). 21 Working with Attracting Buyers with mywebleads From the Active Log, you also can take the following actions: Viewing active campaign information Stopping an campaign Previewing the campaign You can quickly review the text of all drip campaign messages, based on the information you provided in your profile. (See Creating your profile and Changing your profile.) To preview the entire drip campaign: Click the Preview Current Campaign link above either view of the prospect Log. A separate window opens, displaying the text of all the s in your drip campaign, one after the other. Filtering the Log display You can filter the currently displayed prospect list, reducing the number of prospects displayed, to facilitate locating a single individual, or a specific group of prospects. To search the list of prospects by name or address: Enter a whole or partial name (last or first), or a whole or partial address, in the Search by Name or field, and then click Go. Only prospects who match the criterion you entered are displayed. To return to the Active view: Choose Active Drip Campaign from the View drop-down list, or click the Log link at the top of the Log page. Sorting Log data You can use the links in the Log s column headings to sort prospect information. Prospect data is initially displayed with the newest prospect at the top of the list. To list prospects in reverse order (oldest first), click Received. To list prospects alphabetically by last name, click Name. Attracting Buyers with mywebleads 19
22 Working with Attracting Buyers with mywebleads Viewing prospect details You can view additional prospect information by clicking the View Details link next to a prospect s name in the Log. When you do so, a new window appears displaying the prospect s name, address, the date the information was received, the source, and the drip campaign status (how many of the six s have already been sent). For prospects filling in the main Web page form only, the information is also ed to you at the time of submission so you can follow up immediately. Viewing active campaign information When viewing the Active Drip Campaign log, six envelope icons are displayed under the Series Status heading for each prospect. Yellow envelopes represent drip campaign s already sent to a prospect. White envelopes represent those remaining to be sent. An envelope displaying an R indicates an with a free report. 23 Working with Attracting Buyers with mywebleads Stopping an campaign Prospects may indicate that they do not wish to receive further s from you. They can either unsubscribe by clicking the link at the bottom of an you sent them, or you can easily stop the campaign yourself. To stop an campaign: From the Active Drip Campaign View, click the Stop Campaign link for a prospect. This opens the Stop Campaign page. The Stop Campaign page Click the radio button next to the appropriate reason for stopping the campaign and click the Stop the Campaign button. Note: Once you stop a campaign for a prospect, you cannot restart it. The prospect must visit your Web page again and resubmit their information. Attracting Buyers with mywebleads 21
24 Working with Attracting Buyers with mywebleads Working with Stats You can view details of activity on your Web page on the Stats page. Click the Stats link at the top of any Attracting Buyers with mywebleads page to access the Stats page. The statistics displayed are the total number of visitors to the site, the total number who completed the pop-in form, and the total number who completed the contact form at the bottom of your Web page. The Attracting Buyers with mywebleads Stats page You can use the drop-down lists above the statistical display to specify a date range for your data. This is useful when you want to compare the effectiveness of a particular marketing strategy against another strategy you used during a different time period. To specify a date range: Choose start and end dates from the drop-down lists above the statistical display and click Run. The table is redrawn so only data for the specified time period are displayed. Changing your profile When you create your Attracting Buyers with mywebleads account, you enter information that will be displayed in your messages to prospects. From the Settings page, you can view and modify this information. You can also view a sample and preview the messages used in the current campaign. To change your profile: Click the Settings link at the top of any Attracting Buyers with mywebleads page to access the Settings page. All profile fields are displayed. 25 Working with Attracting Buyers with mywebleads The Attracting Buyers with mywebleads Settings page Make changes to your information in the text fields to the right. Click the Save Changes button at the top or bottom of the page. To view a sample Click View Sample . (This produces the same preview as the View Sample link described in Creating your profile.) To preview your current campaign: Click Preview Current Campaign. (This produces the same campaign preview as the Preview Current Campaign link described in Previewing the campaign.) 26 Working with Attracting Buyers with mywebleads Changing your Web page You can run the Page Wizard at any time to change the template type (from Realtor to Lender, or vice versa), to change the photo, or to edit the page text. However, note that if you change your template type after the page has been published, all existing campaigns are stopped. To change your Web page: Click the Page Wizard link at the top of any Attracting Buyers with mywebleads page to launch the Page Wizard. Follow the instructions in Designing your Web page with the Page Wizard. Adding a banner to an existing company Web site If you already have a company Web site, you can add a pre-designed banner to that site to direct leads to your Attracting Buyers with mywebleads Web page. There are 12 different banner designs to choose from. The photo and target geographic area you selected during Attracting Buyers with mywebleads setup are automatically inserted into the banners. With this feature, you can start capturing lead information from your existing company Web site in minutes. To add a banner to your existing company Web site: Enable pop-ups in your browser. Click the Settings link in the toolbar at the top of any Attracting Buyers with mywebleads page. This opens the Settings page. Near the top of the Settings page on the right, you see Direct Leads from Your Existing Company Web Site to Your Attracting Buyers with mywebleads Page. Click the click here link to the right.
