DESIGN APPROACH We cannot overstate the importance of engineering systems for a project. Their costs represent up to 40% of the costs of construction and they will occupy up to 20% of the building space. Engineering systems represent significant continuing costs as well in both the cost of energy and the cost of maintenance. Though a building or project may have complex requirements, we try to achieve simplicity in our solutions. Simple systems provide an easily maintained and operated facility. Engineers must work in parallel with the architectural staff and the owner. Engineering must be very much involved right from the beginning of each project. We work with the architect as an integral team. This insures critical areas such as floor-to-floor heights and space requirements can be accounted for in preliminary budgets instead of being surprises later in the design process. We take an interactive approach with each owner. Our work is reviewed with the owner as the design proceeds. We review at the end of each phase of schematics, design development, and construction documents. Important issues are considered such as the HVAC equipment lead times. Code issues such as ADA requirements, seismic requirements, and local zoning ordinances are part of our design. Energy use is an important part of any project. Lighting systems are selected for optimal energy efficiency. Controls and operation are optimized for the individual systems and central plants that we have designed. Proper ventilation for code compliance and indoor air quality (IAQ) plus comfort conditions are all considerations in our design. Though engineering systems are comprised largely of the things you cannot see, they represent a major component of any project. The fact is that the mechanical and electrical systems must work and they must perform to the owner s satisfaction.
