Our Services Pre-Construction One of the best ways to ensure a successful construction project is to take the right steps during the pre-construction phase. Drawing from a local staff of approximately 400 personnel, LiRo has the engineers, architects, estimators, schedulers, and other construction professionals to excel in providing vital pre-construction services. Among the services we provide are: design review, cost estimating, value engineering, CPM scheduling, constructability review and LEED-compliance assessment. Comprehensive Construction Management/Build On comprehensive CM contracts, LiRo not only handles all of the above project control services, but also provides a spectrum of services spanning pre-construction, construction, and close-out, including constructability review, value engineering, QA/QC inspection, project controls, and project safety. On CM/Build contracts, LiRo holds the construction contract and is responsible for the various subcontracts on these assignments, running the project on the owner s behalf, and making sure all work is carried out to the owner s criteria. Our goal is to free you from the day-to-day challenges of managing the work. We offer our clients maximum flexibility when it comes to the extent of our services on any given project. You may choose to retain overall control of a project, holding the construction contract, while relying on us for more traditional construction support services. Select Project History Westchester Medical Center At the Westchester Medical Center in Valhalla, NY, LiRo s work has encompassed a full range of pre-construction- and constructionphase services. Projects have included ICU renovations, large-scale room renovation programs, emergency departments, children s suites, and a labor and delivery department. Nassau County Theodore Roosevelt Executive and Legislative Building The Theodore Roosevelt Government Operations Building has served as the governmental hub of Nassau County, NY, since 1901. LiRo managed an award-winning restoration, renovation, and expansion of this historic building, renovating an 85,000 SF existing interior and adding a new 28,000 annex. Photo by Kelsy Chauvin Photo by Kelsy Chauvin Randall s Island Fire Training Academy This $42 Million Construction Management/Build project for the NYC Department of Design and Construction included three state-of-the-art training buildings, renovation of a fourth building, and complete telecommunication infrastructure of the 20-acre training facility. LiRo met an accelerated 23-month schedule while maintaining uninterrupted operations. Lower Manhattan Program Management LiRo has coordinated over $15 billion in construction projects for the Lower Manhattan Construction Command Center to reinvigorate and rebuild this district, hard-hit since 9/11. As program manager, LiRo s role includes analyzing logistics, integrating schedules, and developing measures to minimize disruption to residents and businesses. CUNY School of Architecture LiRo managed the $60 million gut renovation of New York City s only public school of architecture, including façade, interiors, and all building systems in the 136,000 SF building. We also managed construction of swing space at existing campus facilities. (See photo on page 11.) Science Skills Center High School for Science, Technology, and the Creative Arts LiRo provides CM/Build services for the NYC School Construction Authority on an on-call basis. Some assignments require complete renovation over the summer months. At this high school at 49 Flatbush Avenue, approximately 50,000 SF of space was demolished and reconstructed at a cost of $28 million in just 90 days. Randall s Island Fire Training Academy, Randall s Island, NY (Client: NYC Department of Design and Construction) Science Skills Center High School for Science, Technology, and the Creative Arts, Brooklyn, NY (Client: NYC School Construction Authority) Brooklyn Navy Yard As program manager to the Brooklyn Navy Yard Development Corporation, LiRo is facilitating its quest to transform an underutilized site into a thriving mixed-use development. Projects under this program include a new three-story, LEED-certified commercial/industrial building, a new two-story office building for a police department tow pound, renovation of a one-story municipal building, and various site improvements.
