2 How to find a forgotten source of leads through PACER, How to filter the information found in PACER to get exactly what you are looking for, and How to use Click 2 Mail postcards as a quick and easy way contact your leads.

6 We use the PACER system to find leads at This is the same system bankruptcy attorneys, judges, trustees, debtors, and creditors use. PACER provides on-line access to U.S. Appellate, District, and Bankruptcy court records. Each court has its own database with case information.

7 Gives you computer access to: List of all parties involved in a case: person filing, attorney, judge, trustee Case related information: cause of actions, dollar amount Timeline of the dates of case filings List of new cases filed each day Case status Types of documents filed for certain cases Online images of documents

8 We have separate training videos about: how to use PACER, explaining the information you find on PACER, what information you need for your lead list, and how to easily download that information into an easy to use spreadsheet for your postcard mailing and your lead buyer lists. 9 Do not loose your Login and Password Do very limited date range, ex. 3 days, until you get feel for system 10 cent charge per page viewed, downloaded or printed so get a feel for the system before searching a large time frame

10 Once you get your leads in your spreadsheet, you verify that the Debtor on the list has real property. Search the Appraisal District Records to verify that each name on the PACER lead list owns real property. Delete those leads on your spreadsheet that don t have real property. Those are the duds to get rid of.

11 Make sure you re searching the right county. Sometimes the county listed on PACER is not the county that the person lives in so pay attention to the city listed for the person and check to see what county that city is in. You will need to check the appraisal district in that neighboring county to verify real property.

12 Search by the person s last name only, don t include the first name This will help reduce the chance of a no property search result if the person s name was entered wrong either by the appraisal district or through the PACER system. Also search by address if you don t find it by the last name just to be sure, but make sure you re entering the address the way their system abbreviates and uses spaces, etc.

14 Once you have the spreadsheet down to the list of names you have verified own real property, you can do your postcard mailing. The postcards provide an inexpensive and fast way to contact a mass amount of people. They also provide a more subtle way to introduce yourself and that you are interested in their property. And, it also allows you to see if they are motivated enough to respond. The action of calling in is evidence of motivation.

15 While it is possible to create and send the postcards yourself, I highly recommend using Click 2 Mail and letting them do it for you. Copy and paste contact info into a mail merge spreadsheet and upload to Mail your postcards and wait for response.

17 I suggest holding onto your lead list and all the information used for each postcard mailing. Either use an online system like HighriseHQ or file folders: either in your computer or in hardcopy. This allows you to (a) track leads, responses and conversion rates, and (b) do follow-up mailing
