3 Mobile App You Got Listings has a mobile app! Just search for you got listings in your app store.

4 How to set up a search for a client Go to Leads: Click Add a Lead Add all info and criteria. Be careful with how much criteria you set up. The more you put in, the less listings you will receive. Click the blue button on the bottom right Save & Add Listings

5 Claiming A Lead You will get s with leads from you got listings. Please read ALL information and decide if you want to claim before you click the link. Whoever clicks the link first gets the lead. We will be monitoring who takes leads, so please limit yourself to 4 leads per day. Anyone who takes advantage of this will be removed from receiving leads permanently. We are not taking this lightly!

6 How to set up a search for a client 2 Add or remove parameters to get a good amount of listings to view. Make sure you know what your sources are. Start with YGL listings only. Then you can move onto MLS if needed. If you have MLS access I suggest using the MLS to set up MLS searches and YGL for non MLS. Make sure you have On Market checked.

7 How to set up a search for a client 3 Check the boxes to listings you wish to send to your client. Click the finish button located above and to the right of where you see your available listings. It is highlighted with an orange background. Now click Send on the top next to view activity. Click Compose . Fill out fields and make sure to click include recommended Listings

8 How to set up a showing MLS listings should be contact via the MLS. YGL Inventory see below: Check 2 specific areas 1. Landlord info 2. Broker Notes In these fields you will see contact information to call and set up a showing. Some places prefer . Make sure that you follow instructions.

10 Lease Signing and Money Collection Typically you will meet at the management office or unit to sign paperwork and turn in checks. BUT make sure you ask where to meet. Don t ever assume. If you are told to bring checks, make sure you know who cashiers checks or money orders should be made out to. Most will not accept personal checks. It will also be a management or real estate companies name. Not the agents name personally. Unless they specifically tell you it is ok not to go with your client, always show up. It is unprofessional to just send your client when you're being paid a commission on the deal.

11 Getting Paid You will typically get paid 30 to 60 days after move in if you represent the tenant and a listing agent represents the landlord. In order for Kale Realty to invoice out to said company, you must turn an invoice into Kale. Please go to and fill out completley and accordingly. Don t forget to upload the lease. You will not be paid until this is complete. To verify receipt or see if a check came in jeff@kalerealty.com

12 Adding a Picture to your YGL Site When you listings to a client, they will see it in a form that has your picture and contact info. To edit this info click here! This picture is not the same as the main picture you have uploaded on YGL. You have to login to speedhatch.com with the same name and password as YGL to update this info.

13 Penny Postings Penny Postings is a tool that is free for you to use. It will automatically create craigslist ads for you. You must use chrome. go to click get started now download click add to chrome now you re good!

14 Advertising YGL units On any listing NON MLS ONLY you can click the button that looks like this: Then you can click the manual or quick post function from Penny Postings on the top of the page. Blue buttons!! Try Quick Post but if you have ghosting issues, which means your ad disappears, then do manual. Both are very quick!!
