3 You ve experienced a DISASTER so... WHAT NOW? This is the most commonly asked question from anyone who is experiencing a property loss. We realize that having a disaster is not only inconvenient, but it can also be very confusing. We would also like to thank you in advance for taking time out of your busy schedule to allow us access to the property during all stages of the restoration process. The purpose of this booklet is to keep you informed every step of the way. We have included answers to some of our most frequently asked questions, but please don t hesitate to call if you have any questions or concerns. All jobs vary, but typically you will see our personnel operate in three stages: Loss Assessment Emergency Mitigation Structural Repairs There are two general categories of water losses fresh water and black water. The Institute of Inspection, Cleaning and Restoration Certification (IICRC) standards define these categories as follows: Fresh Water originates from a sanitary water source and does not pose substantial risk from dermal, ingestion or inhalation exposure. Examples can include, but are not limited to: broken water supply lines, falling rainwater and melting ice or snow. Black Water is grossly contaminated and can contain pathogenic, toxigenic or other harmful agents. Examples include, but are not limited to, sewage, all forms of flooding from seawater, ground surface water and rising water from rivers or streams and wind driven rain from hurricanes, tropical storms or weather related events.

5 STAGE 2 EMERGENCY MITIGATION Furnishings will be carefully moved to unaffected areas or placed on protective blocks and visible water will be extracted to stop the spread of moisture. It is common for wet carpet padding to be removed and disposed of along with wet insulation, drywall and other porous materials. Unfortunately, there are some occasions where carpeting and furniture will not be able to be saved. Green-safe antimicrobial treatments are applied, when appropriate, to affected areas to inhibit bacterial reproduction and to keep your indoor environment clean and sanitary. We follow the IICRC industry standards in all losses. If black water is present, there will be additional safety measures that we will take to protect your family and pets. Ensuring your safety is our top concern. Our certified technicians will follow recognized protocols to ensure your property is safely returned to its pre-loss condition. It is important to keep occupants and pets out of the contaminated areas until clean-up efforts are complete and the area is safe and dry. Avoid tracking from a contaminated area to a non-contaminated area. Also avoid transporting wet, possibly contaminated personal belongings into any areas that have not been affected. Air movers are placed to speed up the drying process and force moisture out of the air and building materials to significantly reduce drying times. It is critical to leave this equipment running 24/7 until the drying process is complete. Should any equipment stop running, let your water technician know immediately.
6 STAGE 3 STRUCTURAL REPAIRS Once your property has been returned to its dry standard, your technician will arrange to have the equipment removed. 7 Answers the most commonly asked QUESTIONS... How long will it take to dry? Depending on a variety of conditions, most properties take an average of 3-5 days to return to dry standard. Continuous operation of drying equipment along with monitoring and adjustments made by a team member will ensure the quickest drying outcome. Is it safe to stay on site during the drying process? Noise and wind velocity created by the air movers can often be annoying and dehumidifiers will raise the indoor temperature somewhat. However, it is safe to stay on site unless instructed otherwise by your insurance company representative or if you have unique medical circumstances. Why is there a strange odor? Even if the source of water that caused your flood is fresh, many property owners complain of a strange smell following a water loss. What you smell is bacterial off-gassing odor from building materials, furniture, dormant spills or possible pet accident areas. Most odors will dissipate as the drying process continues and the humidity drops back to normal levels. Will my floors need to be replaced? The type of flooring, the amount of time the moisture was present and the severity of the loss will determine if your flooring can be saved or if it will require replacement. Your claims adjuster and mitigation technician can help determine the most cost effective solution to return your property to pre-loss conditions. Are your antimicrobial and disinfectants safe for children and pets? Our solution is a natural green product made from plant oils and mineral extracts. It is a disinfectant and deodorizer in one. The disinfectant helps prevent the spread of microbial growth and the deodorizer stabilizes odors released through humid conditions. Our product is registered with the EPA as a food grade disinfectant and should cause no harm to occupants or pets. Should you have occupants with chemical sensitivities, please advise our technicians. What can I do to help? The most important thing you can do to speed up the drying process and ensure that your structure completely dries is to leave the equipment running at all times and notify us immediately if for any reason it shuts off. Interruption of the drying process may extend the amount of days required and prevent efficient drying; which increases the costs and potential for secondary damage and microbial growth. Also having available access to your property greatly speeds the time to finish the job. Who is ultimately responsible for payment? The property owner is responsible for payment. If this is an insurance claim, the mitigation technicians will be collecting your insurance deductible at the time of service unless your adjuster has indicated otherwise. It is also important to note that most insurance payments will come in the form of a two party check that will require your endorsement. Why is this equipment used? Air Movers are used to create a frictional force against the wet materials. This accelerates evaporation and pushes the moisture into the air. Additionally it keeps the air well mixed so it can be dehumidified. Dehumidifiers are used to pull the moisture out of the air and condense it back into liquid form. You will notice a drain tube pushing water out of the dehumidifier and into your sink or toilet. This is the quickest process known to drying science to remove unwanted moisture.
