4 R On-Site Facilities The Boardwalk Centre The Boardwalk Centre provides a ground floor fully fitted coffee shop/restaurant with WiFi access and a separate estate/security office. At first floor level the accommodation has been arranged to provide conference facilities available for use by tenants as well as non-tenants. The Park The Park has 24/7 on-site security surveillance. There are cameras situated at various points around the park and a security officer is based at the Boardwalk Centre. Utilities The utilities infrastructure has been designed to accommodate the new masterplan and capacity is available beyond the requirements of the proposed masterplan. The installed utilities are located in the estate roads providing easy connection to suit plot requirements. Electricity The installed 11kV HV mains provides an overall site capacity of 8 to 10 MVa significantly above the envisaged 5.5MVa, masterplan requirement, for the remaining development areas. Gas A 180mm.dia. low pressure gas main provides with a capacity of circa 1500 cu. M per hour. There is spare capacity above the envisaged 6MWh for the proposed masterplan. Water The 180.dia. water main provides up to 230 cumec per day. Individual plot design requirements will determine flow rate and storage. Telecoms British Telecom and Virgin Media have ducted routes giving easy connectivity to all plots. Spare ducts are also available. Drainage Foul and surface water branch connections are installed, giving easy gravity connectivity.
