3 500 mill1on years Solum Regeneration is a 10-year partnership with a gross development value of over 500 million. 01

4 Bringing private investment into the railway Established in July 2008, Solum Regeneration is a partnership between Network Rail and Kier Property formed to attract private investment into the rail network. It is the first joint-venture vehicle established by Network Rail and Kier that will drive station-led developments in London and the South East. The Solum approach is to create value through mixeduse developments which generate funding to provide station and environmental improvements to the travelling public. Solum is already delivering projects at Walthamstow, Christchurch and Epsom with projects at Redhill and Haywards Heath to follow shortly. Further projects are in the pipeline at Twickenham and Guildford as part of the 500m joint venture. Our focus is to create value from underused railway sites, generating income that can be invested into improving facilities for passengers. 6 Unlocking commercial developments at transport hubs The new Walthamstow Central station plaza (CGI). Britain s rail network is an attractive place to invest. With consistent policies, longterm decision making and steady growth in passenger numbers, Britain s rail network is an attractive place to invest. Solum is an example of how Network Rail is delivering high quality, innovative and sustainable stations across the network, creating locations that enhance the railway for customers, improve the passenger experience, and bring longer lasting benefits to local people. By working with Kier through Solum, Network Rail is securing additional private sector funding to realise its ambitions and bring benefits to everyone business, community and the environment. 04 Building new destinations

8 Solum s redevelopment of Epsom station has attracted national retail brands. The redevelopment of Haywards Heath includes a 30,000 sq ft Waitrose foodstore. The joint venture set up with Kier to form Solum is an example of how we are drawing in funding and expertise from the commercial property world, to drive value from railway land and give passengers better access and improved station facilities at no cost to the taxpayer. 10 Putting passengers first The railway has just seen a decade of unprecedented growth. Passenger numbers continue to grow every year and that is why Solum works in partnership with the industry to create integrated solutions to improve the passenger journey. Current station developments provide a range of benefits to passengers, from step-free access to platforms, additional parking, taxis and drop-off areas, new station facilities and improved public realm. The new ticket hall at Epsom was opened in January 2013 as part of Solum s comprehensive redevelopment of the station area. 08 Building new destinations

12 Regenerating underused town centre sites Good stations are central to creating good places. Solum s focus is to build new stations and improve the environments in and around station locations. By their very nature, most of the areas we develop are town centre brownfield sites in highly accessible and prominent places. Our schemes help revitalise these gateway locations, often providing a catalyst for the wider regeneration of these towns. Station hubs are emerging as strategic locations in towns and cities. With good transport links and with passenger numbers expected to grow, through regeneration, stations are becoming new commercial centres, bringing new life and vibrancy to town centre locations. 10 Building new destinations

13 Solum Regeneration is redeveloping the 1.7 hectare site at Guildford station. 11

14 Solum Regeneration is proposing to redevelop Twickenham station. Solum is delivering schemes at Epsom, Christchurch and Walthamstow with more projects in the pipeline. Many of the sites we develop are in central town centre locations that are run down and in need of regeneration. Solum is about placemaking. 16 Supporting jobs and inward investment Our schemes bring jobs and investment to local communities. Businesses and retailers want to locate close to stations, and they don t come any closer than our schemes. We have attracted some of Britain s best retailers, hoteliers and other businesses to our developments. Our sites are centrally located, offering great transport links and easy access for people to get to their place of work or to local centres. They also provide a huge catchment of potential customers that pass through the station every day. 14 Building new destinations

17 The new hotel and shops at Walthamstow Central station will generate an additional 1 million spend each year in the local economy. 15

18 Haywards Heath residents feedback comments on the plans to redevelop Haywards Heath station. This improvement is long overdue and is a real vote of confidence in the town, especially given the difficult economic conditions. The 200 jobs this development will create represent an important boost to the local economy and show that, even in these tough financial times, Mid Sussex remains an attractive place to invest. 22 The redevelopment of Epsom station provides 54 affordable homes managed by Orbit Homes. We are delighted to be working with Solum, Network Rail and Kier to provide high-quality, affordable homes. By developing homes for rent and shared ownership, we aim to deliver a mix relevant to the local community, ensuring a range of needs are catered for. 24 Working in partnership We recognise the importance that local communities attach to their railway stations. They are community hubs that people quite rightly take pride in. We work closely with local councils and consult extensively on our development plans to ensure that our projects meet the aspirations of a wide range of stakeholders. We aim to ensure that local people are fully informed of our plans and that our developments enjoy the support of local people. By working together, and by listening to local people, we try to strike the right balance between the needs of the rail network, local communities and the commercial requirements of the project. 22 Building new destinations

25 The public exhibition at Haywards Heath involved all members of the community. The most substantial, effective and meaningful consultation I have witnessed in my time as a Councillor and one which more developers should look to emulate. 26 Solum in the community Corporate responsibility is embedded into our organisation. At Solum we ensure that we undertake our business responsibly with a long-term view of the effect that the project will have on the environment and future generations. Through the development of our CSR policies and procedures we aim to achieve our commercial goals through fair and ethical working practices. We engage with our partners, customers and the local community to have a positive impact on the communities and environments in which we work and live. The project artwork at Epsom has been incorporated into the design of the building and celebrates the people of the town. It is an amazing opportunity to be part of such a large project. Epsom has been a huge part of my life in the last few years, so it will be great to leave my mark on its history. 28 Our work in the community includes: Supporting construction skills We have participated in job fairs aimed at school and college leavers and worked with local technical colleges to give opportunities for students on construction-based courses to gain practical knowledge and experience in the construction sector. Improving local environments We have facilitated a gardening project with local residents which will lead to an improvement in the appearance of front gardens. This will help ensure that immediate neighbours are beneficiaries of our regeneration projects. Promoting public art All of our projects include a strong element of public art. We believe that stations are prominent locations that should celebrate art and culture. We also work with schools and colleges to promote art in the community. 26 Building new destinations

30 Promoting sustainability We enable people to live more sustainable lifestyles. Getting people out of cars and onto more sustainable modes of transport is a key part of what we do. Not only do our schemes make railway stations more pleasant places to use, encouraging people back onto trains, they also improve facilities for pedestrians, cyclists and those changing between different modes of public transport. All our projects deliver more station cycle spaces, new public space and improved public realm as well as enhanced transport interchange facilities. We also ensure that the buildings we create have strong environmental credentials incorporating sustainable technologies that reduce carbon emissions. Facilities for pedestrians and cyclists will be improved at Haywards Heath. 28 Building new destinations

34 Governance Solum is run by a Board made up of representatives from Network Rail and Kier Property and supported by an experienced team of property and development professionals. It is a genuine 50:50 partnership that brings together the best attributes from the private and public sectors. Network Rail will generate over 1bn from commercial activities over a five-year period up to This would be enough to transform Birmingham New Street or King s Cross stations. We work in partnership on existing development projects, including multi-million pound commercial schemes above our stations at London Bridge (Shard), Cannon Street, Birmingham New Street and our first multi-site joint venture: Solum Regeneration.
