Whether you are a shared owner or renting one of GTL s homes, you will benefit from our long-term interest and commitment in Berewood. Grainger s Property Services division provides a full range of property and resident management services nationally. Employing 110 staff and operating from five regional offices, our Property Services team drive our performance and secure our reputation for exceptional service. Our philosophy is simple: we build upon our owner manager mentality that is focussed on delivering a high level of service. Grainger will provide full property management services across the Berewood development; our services will include: - Lettings and Sales - new owner and tenant liaison, managing tenant movements, etc. - Estate Management - concierge management, deliveries, tenant liaison, etc. - Property Management - repairs and maintenance, budget management, etc. - Site Services - inspections and surveys, etc. - Records - maintaining accurate written records about each home and legal contracts, etc. - Reporting - finance reporting, cash management, budgets performance, etc. - Accounts Management - rent collection, accounting and service charge, etc. - Arrears Management - rent monitoring, notice letters, etc. - Compliance - risk, health and safety compliance, etc.
4 Shared Ownership at Berewood Shared ownership is a way of buying part of a property if you cannot afford to buy outright. You have sole occupancy rights, meaning your home is for you and any family you have and you do not have to share with anyone else. With shared ownership homes you buy a share of the home and pay rent on the remaining share. Your monthly outgoings will usually include repayments on any mortgage you have taken out, plus rent on the part of your home still owned by Grainger Trust. Shared ownership enables you to get a foot on the housing ladder and afford your own home sooner than you might think. When your circumstances change, you can increase the amount of your ownership until you own your home outright. Unlike purchasing on the open-market, you don t need to raise a deposit for 100% of the property, only the share you are buying. By way of an example: Open market purchase 150,000 price 5%* mortgage deposit that you have to have savings for = 7,500 Shared Ownership purchase 60,000 (40% share price) 5%* mortgage deposit you have to have savings for = 3,000 Shared ownership is available to people who earn less than 60,000 a year and do not own another property. Only buy what you can afford As we will still own some of your home (as a silent partner) it is in our interest to ensure you can afford and sustain the shares in the home you wish to buy. When you apply to buy a shared ownership home an assessment of your regular living expenses and financial outgoings is made to make sure the share you buy is not beyond your financial means. Grainger Lets Grainger Lets are homes that are available to rent. Sometimes referred to as discounted rent, because they are available at rents that are 20% cheaper to those in the private rented sector in the area. The discount is designed to enable residents to have the opportunity to afford things like saving towards a deposit to buy a future home or be able to pay for additional education or training to help improve job prospects. *Note: 5% deposit rate is the typical lenders rate at time of print, but subject to change and individual financial circumstances.

6 From Countryside to Coast Berewood is located in a beautiful part of south Hampshire, with easy access to the countryside and the south coast. It is also near the historic town of Portsmouth, directly to the south, which boasts the Spinnaker Tower and Historic Dockyard, housing both Nelson s HMS Victory and Henry VIII s fated flagship the Mary Rose. Southampton provides another major city within easy reach, with the beautiful towns of Chichester and Winchester - also great places to visit locally. The Waterfront, Portsmouth Berewood is a site of 209 hectares (516 acres), with its western edge bounded by agricultural land, and the villages of Southwick and Denmead situated further afield. To the north of the site is the Taylor Wimpey element of the Major Development Area (currently under construction) and Brambles Business Park. The main northern access to Berewood was completed early in 2009 and links Berewood to the town centre of Waterlooville, which is approximately 350 metres away from Berewood s main entrance. The Forest of Bere Winchester Cathedral Berewood is also well-connected with the M27/A27 and A3 and public transport links are good via the recently completed A3 Bus Corridor. The Bus Rapid Transport (BRT) network is currently under construction and, in the future, will connect Waterlooville to Portsmouth, Port Solent, Tipner and the rest of Havant. Rail links are easily accessible in 8 to 15 minutes, with services from Cosham, Bedhampton and Havant (see map opposite). These services provide links to Portsmouth, Southampton, London, Winchester, Basingstoke, Fareham, Chichester and Brighton. See the Berewood Community Travel website for more details.
