1 INFORMATION The Garland Team Realtor and Builder, Shelley and Steve Garland have a winning attitude and strong work ethic. 4 TIPS FOR MAKING YOUR HOME MORE SALEABLE Before you put your home on the market, there are some things you can do to differentiate YOUR house from the competitors! A well-polished house appeals to more byers and will sell faster and for a higher price. Additionally, buyers feel more comfortable pushing a well-cared for home because if what they can see is maintained, what they can t see has probably also been maintained. Curb Appeal: The outside is the first side prospective buyers see. When it looks good, they want to see more. Keep your lawn and landscaping nicely manicured. Trim the bushes and during season, plant colorful flowers. Pots of cheerful flowers on your front porch or stoop are a great way to add inviting sunshine and color. Make sure your front door says welcome. Your door should be in good repair, clean (freshly painted if need be) and free from debris, clutter or spider webs. Piles of shoes and old leaves don t say come in! Interior Spaces: Clean every room in your house. Pay special attention to kitchen and bathrooms. They should be clean, bright, fresh and odor free. You may need to roll on a fresh coat of paint. It s a good time to clean your cabinet doors, sinks and tile. Have any leaks repaired. De-clutter: You want your house to look spacious and welcoming. Remove any excess or oversized furniture. Make sure that table tops, dressers and closets are free of clutter. Don t pile it in your garage, basement or attic. A good method of toss, give away and store to move will help you get rid of your excess with the added bonus of less to move. Put your excess items that you plan to move into a rented storage unit. Walk through your house and touch up or repaint as needed areas that are smudged or dirty. If an area looks like it needs maintenance get it done. Buyers don t want to take on your maintenance or honey-do items. If your basement shows evidence of water or dampness, have it repaired and seal the walls and floors. Quick tips for showing: Keep counter tops cleared and cleaned Replace all burned out light bulbs Open all drapes and blinds Put pets in crates or take them out of the house with you or to a neighbors. Clean litterbox. No dirty dishes in the sink No laundry in the washer/dryer Clean or replace dirty or worn carpets Put on soft music Inspect and clean the fireplace Keep your garage door closed

5 REAL ESTATE PRICING TIPS The Garland Team I d like to share how you can get MORE showings per day than all of the competition. What s more important, however, is how to get MORE qualified prospects per day. There is a BIG difference. Pricing Strategy: The Garland Team has a strategy. Price your home to sell your home. This means pricing your home RIGHT at the onset. Some agents, however, like to price your home a little HIGHER than market price and see what happens and try to get offers. Yet another strategy by some agents is to price it very high and hope someone comes along that falls in love with your house and will pay more for your house than market value. The last scenario is the one I want to talk about because it is the most common. As an example, let s say that similar homes to your home are selling for $300,000 and the seller has spent $10,000 in upgrades. He insists that the house has to be at least $310,000. Since the seller has no equity in the house and needs at least $15,000 to put down on another home, he adds that to the price as well. Since the seller also needs to add on the real estate commission, he now says that he has to have another $20,000 for his house. The price on this house has just become: $350,000. Oh but since agents will make an offer, he better add another $15,000 onto the price of his house to have room to negotiate. Wow we ve just gone to a list price on this house of $365,000. What a fun way to determine the listing price of a house right! The good news on this scenario is that the house will probably show a lot! Many agents in the area will show this house to justify the price and build value for the other homes in the subdivision. On the flip side, many agents may not show this house because it s overpriced. This seller can be bothered to get their house ready to show a lot but probably is not going to be bothered to find a mover in the near future. The longer this house is on the market the harder it becomes to sell. Often when agents suggest the market value of their house, the sellers become insulted wondering how the agent has arrived at such a LOW listing price for their home. It s important to trust that your agent has shown you the value of your home by performing a comparative market analysis on what similar homes SOLD for, and what similar homes are listed for (your competition) and what similar homes DID NOT sell and provide adjustments for the differences in houses. The SOLD homes should be within the previous six months to accurately reflect the current market. Now ask yourself, if I am buying a house and I see MY house in a line up with the other houses that have sold or are available, which house would I buy and why? Always look at your home from the buyer s point of view. Be objective and honest.
