3 1. Module Description The purpose of this module is to provide training to licensees and agents on how to perform a listing push. After viewing this module, the user will be able to locate the listing push feature and complete the action of pushing listings for a saved search. This module will use the specific examples of pushing listings after updating a lead s search and after creating a new search with specific MLS numbers Introduction Provide background information on the content of the module and what skill(s) the user will learn as a result of viewing this module. 0:00 The Listing Push feature is one that you will want to learn how to use so that you can quickly and easily reach out to a lead with listing information. Listing Push s have the highest success rate of reaching your leads and drawing them back to your site. Title Slide How to Push Listings to a Lead 0:14 In this module you will learn how to push listings to a lead. This is a very useful feature for reaching out to leads when you update their search criteria for an existing search or want to send them information on specific listings. At the conclusion of this module you should be able to - Push listings to a lead after updating a search - Push specific MLS property listings to lead. Push Listings from Update Demonstrate a simple update to a lead s search (frequency of notifications, criteria) and then push listings to the lead. 0:40 One excellent use of the listing push is after you have updated a lead s search to modify their listing notifications or their search criteria. Let s make a few changes to one of our leads search and then perform a listing push. Paws Dashboard Nicky Conway main dashboard 0:52 First, we need to locate the search that we want to modify and run the search. For this lead we are going to narrow their search by adding some areas and updating their price range. We will also change the frequency of their notifications from weekly to daily before saving the search. Lead Detail View-Activities tab [Tiger Demo Sonya Beardsly, click on ] [click to expand #1] Callout - Run Search & Push Listing links [click Run Search icon] Edit Search screen [select area, change notifications to daily, search and save, click Searches] 1:07 Once the changes are saved, go back to the Saved Search and expand it to access the search details. Click on the Push Listing link. This will display a standard message for this feature. You can personalize this message and we recommend that you do so. In this case, we will let the lead know what changes we made to their search and the frequency of their notifications. Once you have made your changes, click send. [click to expand #1click Push Listing ] Listing Push [edit with following] I just wanted to let you know that I have updated your search so that you receive properties in the areas that you indicated on the phone. I have also changed the search so you will get the listing alerts daily. Take a look at these listings and let me know if there are any that you would like me to show you. [click Send] 6/18/2011 4

5 1:33 If we go back to the Search details, you will see a history of the listing pushes that have been performed, along with any information we can provide on when the lead opened and viewed the message. This is one common use of the listing push. Next, we will demonstrate how you might use this feature to push information on specific listings. [click to expand #1] User click to Continue 2.3. Push Listings from MLS Search Demonstrate creating a simple MLS search for 2-3 properties and pushing listing to the lead. 1:49 There may be times when you decide that you want to a lead information on a select group of properties that you believe they might be interested in. These may be listings that they have not viewed but you feel might fit their criteria. You might also want to send them their favorites or most viewed properties to give them another look. We are going to create an MLS search with this lead s favorites and then push the listings. [Tiger Demo Sonya Beardsly, click to Listings Viewed] 2:12 Before you create the MLS search you will need to locate the Favorites under the Listings Viewed tab and record the MLS numbers for these listings. Listings Viewed [sort by Favorites] Callout - Highlight MLS #s of favorites 2:18 Once you have a list of the MLS numbers, we will need to create an MLS search. This is done by clicking on the and then clicking New Search. Searches Tab [click New Search] 6/18/2011 5

6 2:24 Click MLS as the type of search and enter in the MLS numbers. Give the search a name before saving it. New Search screen [click MLS, enter MLS numbers, enter Search Name, click Search] 57554, 54172, 52351, :31 Now let s go back to that newly saved search, expand the search and click the Push Listing link. Remember to customize the message before sending the message. We recommend using the Listing Push feature whenever you need to reach out to the lead whether for providing specific listing information or just trying to entice them back to your site.
