2 155 S. Madison, Suite Fax Inc. REPORT SCOPE, CONDITIONS AND LIMITATIONS The following report reflects the overall current condition of the existing roofing systems. Estimated replacement costs are based on expected total contractor costs for complete replacement with like-kind roofing systems and reflect prices at the time of the report, which are subject to change. Professional fees for Design and Quality Assurance services are not included in those estimates. When setting future budgets, it may be advantageous to combine costs of roof replacements with other related projects or adjacent roof surfaces. Maintenance and repair costs likewise are based on current labor and material rates, and are not indexed for inflation. These costs are for on-roof periodic repair, maintenance and cleaning services, and do not include regular inspections by a qualified roofing consultant. Forecasts are based on typical wear and weather patterns. Damage caused by unforeseen weather conditions or rooftop activities is difficult to forecast and is not addressed in these reports. The remaining useful life estimates are based on industry service life expectations for prudent and risk averse owners with similar roofing systems in similar condition. Localized failures of various roof components may occur within the normal life cycle of a roof. Certain types of roofing systems are subject to sudden failure. These roofs have been identified in the text of the report. Unless otherwise indicated, no destructive tests were performed during this assessment. Although this maintains the integrity of the existing roofing system, the detailed construction of the roof must be inferred from pre-existing documentation and confirmed by visual inspection.

Parapet wall and coping. None. Reported history of leaking. A moisture survey using our dielectric moisture meter was performed on the roof. Moisture was found within the roofing substrate in a relatively small percentage of the roof area. The attached roof plan shows the areas where moisture laden material was found. The areas were also marked on the roof using orange paint. If the purpose of the scan was to determine the feasibility of overlaying the existing roof, the amount of area where moisture was found would make this an economically viable approach from a moisture entrapment standpoint. Wet areas should be removed prior to roofing recover. Test Cuts: There were four areas that were tested to verify the accuracy of the equipment. The following information was obtained from the test cuts that were preformed on the above mentioned roof. Core Cut #1 - West side of the building The following information was gathered from core cut #1. metal decking 5/8" gypsum board 2.5" of isocyanurate insulation 1/2" perlite board 3-4 plies of fiberglass felt flood coat of asphalt with broadcasted granules Total thickness of roof found at core cut is 3" (not including the gypsum board thickness).
