6 PLAN PURPOSE Update the 1998 Approved Transit District Development Plan to: Establish a clear vision for a compact, walkable, transitoriented community at the Metro station Promote the creation of Complete Streets that serve pedestrians, bicyclists, and transit riders along with motorists Enhance pedestrian/bicycle safety Ensure that new development helps tie together the community s disconnected parts Provide a roadmap of what needs to be done, when, and by whom (plan implementation and phasing)

8 WHAT IS A TDDP? A Transit District Development Plan is a plan that guides development around a transit station. Helps guide and coordinate development around transit stations Encourages transit use Promotes an integrated mix of uses Expands local and county tax base Enhances connectivity and safety Fosters a walkable environment Creates opportunities for new public and open spaces
9 WHAT IS A TDOZ? A Transit District Overlay Zone is a zoning overlay that modifies the uses and development standards of underlying zones. Creates design standards and guidelines to shape future (re)development around a transit station consistent with the TDDP vision and goals Promotes creativity and flexibility Outlines clear and consistent development review and public involvement process
