Tips to Successful BIM for Facilities Management BCO-6974 Leif Granholm BIM ambassador

What is BIM

BIM, software, process, technology or what? No practical consensus of what BIM is Every presenter still today includes a what is BIM section Most common perception of people in the industry is that BIM is software. Other often used: Process, Model, Populated Database describing facility My favorite: BIM is a Technology

BIM Graphics to objects and Drawings geometry are graphics (appearance important) A Model consists of objects that may contain geometry and/or attributes (structure important)

BIM Structured data Functional objects Physical objects Logical objects Abstract objects Objects describing process Schedules Resources Costs Quality assurance Tasks Work Approvals RFI:s Submittals

Structured data on the Web Google Knowledge Graph Linked Data (W3C) Schema.org FreeBase W3C vocabularies

openbim definition openbim means that BIM operations and BIM data is not tied to any specific tool, software or vendor Freedom to choose the tools best suited for the purpose Freedom to transfer data between tools Freedom to develop very purpose specific tools Independent of any platform Open standard data formats (IFC, CityGML, IndoorGML, InfraGML, KML ) are used for communication and interoperability

BIM and openbim adoption Legacy BIM openbim

buildingsmart position on BIM BIM is about sharing data Open Structured Semantic Standard

BIM for Facility Management Two high level use cases to consider: 1. Transfering data from design and construction to FM How to capture and transfer BIM data (structured, semantic data) from construction phase to form basis for FM 2. Using BIM technology for FM How to fully benefit from BIM technology also in building operation and Facility Management

Capturing the data Today still usually by documents, paper or electronic, either an visible or invisible mes For structured data transferring native models (rvt, pln, dgn, db1) also used but not recommended for several reasons: IPR issues, native files contain libraries and intelligence owned by author Version issues, new versions of BIM tools have problems with old versions of files, need to be regularly loaded and re-saved

Capturing the data Using Standard Structured Formats IFC the most used standard format by far. IFC is an information model that covers most aspects of construction. Covers conceptual space model, exact geometry, attributes and relationships. Too complex to use as such in FM case, why an Model View Definition COBie has been developed to facilitate FM handover

COBie Is a data format for the publication of a subset of building model information focused on delivering building information without geometry. Only the conceptual spatial model is included. Scope is for information used for daily operations Developed by Bill East (US Army Corps of Engineers) and buildingsmart Alliance (US chapter of buildingsmart) Three alternative encodings that can be converted between with no data loss Excel sheet XML (COBie light) IFC

COBie Excellent guide for Information Handover by NIST and FIATECH

Facility Management systems Existing facility management systems/software very much workflow (work order) oriented Facility information (mostly documents and models) as reference information Need for more facility/asset oriented systems driven by availability of machine readable data (BIM, GEOspatial, Products)

Multiple views of a same building a Owner drofus Requirement model Partial models Different aspects or parts of the building Contain different objects Require different expertize Created with different tools Architect Structural engineer MEP designer ArchiCAD Tekla Structures Nova Architectural model Structural model MEP model Same building Models must be compatible When a model is created/modified, information from other models needs to be used Contractor Proliance Project plan Parties Tools Partial models Complicating factors - Fragmentation to many companies and models - Friction in collaboration caused by contracts - Changes are ubiquitous

Needs for building information exchange External information Building codes, rules, regulations Infrastructure Building components and materials Sensor information People, companies, resources 2. Between the models and the environment 3. From project phase to operations Building specific information Structure Requirements Architecture MEP Project plan Facility management Indoor maps project start 1. Inside a project (between models) project end time

FM Information Architecture A layered data model to support capital facility life cycle information was shown in the Capital Facilities Information Handover Guide (CFIHG) Part 1

FM System Architecture Multi kernel approach needed for reasonable Information Management FM system Incoming IFC Obj RDF link Native Obj Incoming CityGML Native facility and asset db

How to implement cross-model linking? Goals Smooth workflows Better quality Support change management Easy adoption Conform to fragmentation Clear data ownership Native as master Utilize external data sources Familiarity to developers Requirements Explicit linking Loose coupling Low adoption threshold Distributed data mgmt Easy linking to external data Commonly used tools Vector graphics Web Distributed interlinked documents Maps Geolocation Mobility & sensors

Managing live data and changes Information maintained in FM system native format Incoming data sets updated during bigger changes/renovations (semi)manually Incoming public data updated by owners of data and used in original schema (multi kernel)

Using semantic data in FM Traditional use within FM systems Asset management (facilities, equipment) Space Management (occupation, rentals, safety ) Workflow management Operations Portfolio management Planning investments Reports

BIM for FM Closing the Gap Design Construction $ Inventory Assess Manage Planning Hand-off

BIM for FM Today Space Inventories Sizes Locations Classifications Asset & Equipment Inventories Attribution Locations Classifications BI

BIM for FM Today Space Management Occupancies Allocations Locations BI Asset & Equipment Management Location BIM

BIM for FM Tomorrow Education Visualization Information Accessibility Ubiquity Accessibility Usability Mobility

Why semantic (BIM) data Technology development enables automatic use of data Robots (good example ping pong playing robot) Augmented reality taken to next step by Google Tango project Drones used for many purposes

Augmented reality & wearable computers Kopin Goldeni Google Glasses use an automatic connection to the cloud to provide access to enormous amounts of information, data and applications

Internet of Things The Internet of Things (IoT) is the interconnection of uniquely identifiable embedded computing devices within the existing Internet infrastructure.

Internet of Things Roadmap

Internet of Things Will revolutionize Facility automation and control, standards based communication and interfaces, interaction by Facility Managers and Facility users on several levels.

Indoor Navigation Is going to be a huge issue for Facility owners and managers in the near future Situation absurd and unbalanced now, outdoor navigation ubiquitous globally but indoors, nothing ILA developing standard indoor positioning by WiFi Data supply for this is going to be a big issue, volume >100 more than outdoor navigation, hundreds of thousands of data suppliers -> standard distributed information architecture and business model needed.

Indoor Navigation
