13 Reasons for using BIM in Hospital projects Big projects Needs every QA tool available. Complexity in inter spatial functionality Operation of hospital is costly (2-3 years of operation equals project cost). Amount of rooms, technical installations and equipment Many user groups that (in Scandinavia) are heavily involved in planning. BIM is a powerful tool to visualize decisions Robust elasticity rebuilding before end of construction It makes sense to invest.
14 Reasons for using BIM in Hospital projects The context - Building industry today Planning, designing and building is distinguished from other production industry by: Low level of industrialization. Low level of technical knowhow. Low level of client/designer control over project. Example (Norwegian survey) - Planning and building a normal family house involves more than 120 independent actors who will influence decisions (the contractor, subcontractors, craftsmen, product vendors, the bank, legislative authorities, neighbours...) Hospitals are far more complex and expensive.

AHUS example: 4000 unique rooms (5.500 rooms in total) are drawn in plan and elevation (4 drawings),12 to 24 revisions. Average drawings. Object libraries for QA of equipment Used for coordinating 50 architects. New ways of working In Espoo Hospital the design group decided (and the client accepted) that there will be no 2D drawing circulation regarding the holes for ducts and other mechanical equipment in structures Hundreds of drawings will be replaced by the BIM Collaboration and coordination will be carried out thru BIM

BIM projects is more sensitive to interdisciplinary irregularities in quality and format of information. Only the client can make a unison requirement in order to make all disciplines deliver consistent, relevant data.

39 Organisation and key driver Business model To profit from open BIM in one phase may require an effort by another discipline. I.e. Clash detection. Only the client can adjust fees between disciplines according to effort, risk and created value. 40 Organisation and key driver Example 1 An electro engineer doesn t model the downlights. 2D circles under the ceiling All other components are modeled and coordinated. RFI was about a downlight colliding with another object. Shows the strength of clash detection since there where little other clashes. Shows the weakness. The BIM is only as good as the worst domain model.
41 Organisation and key driver Example 2 Information lifecycle and quality In this case the BIM is used for production of drawings (graphic documentation) and FM reports (text documentation). Both documentations are enhanced after exports from model. When making the final FM documents there s no longer consistency between drawings and reports (or the BIM). The lifecycle and interoperability of the information is broken. It demonstrates the importance of focusing on information lifecycle. Information is not meant for single process use in a BIM project.
42 Organisation and key driver Experiences - Strategic focus The client has to understand the potential and challenges in using open BIM in order to define the strategic goals of the specific project. The client has to be determinate on using open BIM. If open BIM requirements weakens at the first sign of challenges in project it can jeopardize efficiency and profit for all disciplines. The client should be willing to adjust traditional processes and requirements to improving efficiency with the new technologies.

44 How to make it happen in the projects To identify the benefits of BIM Modeling should be beneficial to all parties in the project Setting up goals The goals for the usage of BIM in each project should be high enough that they generate clear benefits but at the same time realistic. Coordination of BIM There must be somebody managing the BIM work and collaboration Achievements of the goals should be monitored during the project Common learning All parties have gaps in knowledge - make sure that there are enough resources for the learning process The most important thing is to succeed
