Hospital Projects in the Capital City area in Finland Malmi Largest Hospital Renovation At the Moment Meilahti Total renovation of the 11 storey inpatient section Will be the next big project In the area Puolarmetsä sqm Hospital and Centre for Senior Citizens Budget 200 M,

Espoo Hospital and Centre for Senior Citizens Partly renovation, mostly new m 2, 200 M New concept Contemporary architecture Facades are mainly glass Round shapes set challenges to structural and mechanical design BIM has a major focus Client has generated complete requirements for the design phase All design parties are committed to extensive use of BIM Real BIM based design process has been adapted from the beginning

Reasons for using BIM in Hospital projects Big projects Needs every QA tool available. Complexity in inter spatial functionality Operation of hospital is costly (2-3 years of operation equals project cost). Amount of rooms, technical installations and equipment Many user groups that (in Scandinavia) are heavily involved in planning. BIM is a powerful tool to visualize decisions Robust elasticity rebuilding before end of construction It makes sense to invest.

Reasons for using BIM in Hospital projects The context - Building industry today Planning, designing and building is distinguished from other production industry by: Low level of industrialization. Low level of technical knowhow. Low level of client/designer control over project. Example (Norwegian survey) - Planning and building a normal family house involves more than 120 independent actors who will influence decisions (the contractor, subcontractors, craftsmen, product vendors, the bank, legislative authorities, neighbours...) Hospitals are far more complex and expensive.

Process overview Information follows project for entire building lifecycle Room and equipment database Organization Visualization Documentation Tendering and procurement Lifecycle cost Clash detection Construction Facility Management

Class detection The challenge: To many errors on site Uncoordinated design Late decisions Field rework causes a cascade of errors Solution: All parties combine there 3D models Access to models in early draft

Luft Varme Køling Vand Afløb Anlæg Fundament Vent Råhus El

Clash detection - NovoZymes

Clash detection as a part of the process

Visualization Helsinki Music Centre, LPR Architects Technical Visualization Way to communicate To identify potential design problems Format is BIM Renderings Photo like images More end-user friendly Format is image, movie or interactive 3D

Room and Equipment database Accessibility of information Requirement database, all information, always updated, in one place, accessible for all disciplines. A hospital is a huge machine. Enormous amount of equipment. Managing equipment in the BIM. Reads IFC, Digital QA of model Technology reduced one full-time job Visualizing solutions for entire project team

Big project alteration Efficiency and Quality Assurance Objects remain all individual information. Even during large alteration. Heavily improves efficiency and quality Example Norway New Ahus Intl. competition - First Prize 2000 Conceptual Design, Dec Rev. Conceptual Design, Oct Reduced m 2 Pilot project, Oct Rev. Pilot project, May 2003 Reduced m 2 Detailed project, Sept. 2003

Big project alteration Cost estimation Experiences from New Ahus and BAAS Object based from IFC BIM. Skepticism to method. Parallel to traditional Cost Estimates. The IFC BIM CE was by far the best estimate in each project.

Huge amount of documentation Using BIM to generate drawings increase efficiency and improves QA heavily. AHUS example: 4000 unique rooms (5.500 rooms in total) are drawn in plan and elevation (4 drawings),12 to 24 revisions. Average drawings. Object libraries for QA of equipment Used for coordinating 50 architects. New ways of working In Espoo Hospital the design group decided (and the client accepted) that there will be no 2D drawing circulation regarding the holes for ducts and other mechanical equipment in structures Hundreds of drawings will be replaced by the BIM Collaboration and coordination will be carried out thru BIM

Documentation from BIM Norway - New Ahus - Generate drawings from model unique rooms. 3 design phases revisions pr. phase Plan + 4 elevations pr. room

Documentation from BIM Norway - New Ahus - Generate drawings from model Nearly room drawings. Generated from model Object modeling = only one presence of each information in project. Reduces errors

Process overview Experiences focus on early phases Room and equipment database Organization Visualization Documentation Tendering and procurement Lifecycle cost Clash detection Construction Facility Management

10 minutes break use of OpenBIM Hospitals in Denmark Norway and Espoo Hospital in Finland

Experiences Build New Ahus: Documentation, Class detection, Room/EQ Skt Olav: Documentation, Class detection, Room/EQ Novozymes: Class detection, Organization, Visualization, 4D In design DNU Århus: Documentation, Class detection, Room/Eq Espoo Finland: Clash detection, Visualization, Room/EQ, simulations. In competition Nyt OUH: Competition, Sketchup, IFC -> BIM Room/Eq In program Rigshospitalet: Room/Eq?

Technical Perspectives and experiences We have looked at technical BIM in early phases Class detection Visualization Room/Eq Documentation - Cost The potential is present in all phases Sustanibility Simulation Construction phases FM and Operating Total lifecycle But don t forget implementation, organisation and culture

Organization culture, Open project information New technologi causes new hapits New hapits causes change in culture

Balanced approaches to the process Controls and rules Written agreements Terms and condition Laws and Regulation Explicit interfaces Protecting rights Withstanding arbitration Flow Shared intention Mutual understanding Win Win Focus on momentum Adjusting the rules Flexibility Open communication Shared information Open mind

Organisation and key driver Consultant, contractor or client driven? Contractor driven - Increase efficiency in pricing, planning and communicating. Consultant driven Increase quality in co-operation of design team.

Organisation and key driver Information life cycle Building projects are fragmented in disciplines and phases. Only the client can require that all disciplines contributes to a common BIM in the entire project life cycle

Organisation and key driver Information quality Efficient use of data in building lifecycle requires consistency in data. BIM projects is more sensitive to interdisciplinary irregularities in quality and format of information. Only the client can make a unison requirement in order to make all disciplines deliver consistent, relevant data.

Organisation and key driver A Business Model Total project cost is the sum of many activities. The biggest is by far construction. Total Building Cost Construction Financing Public Duties and taxes Design fees

Organisation and key driver A Business Model Total project cost is the sum of many activities. The biggest is by far construction. Using a few percent more on the consultants fees and gain a much greater profit from construction quality and cost. Total Building Cost Construction Financing Public Duties and taxes Design fees

Organisation and key driver Business model To profit from open BIM in one phase may require an effort by another discipline. I.e. Clash detection. Only the client can adjust fees between disciplines according to effort, risk and created value. Client Share risk / Share profit Scope Design Tendering Construction FM Design team Contractor End User Creates value with open BIM Profit/Risk

Organisation and key driver Example 1 An electro engineer doesn t model the downlights. 2D circles under the ceiling All other components are modeled and coordinated. RFI was about a downlight colliding with another object. Shows the strength of clash detection since there where little other clashes. Shows the weakness. The BIM is only as good as the worst domain model.

Organisation and key driver Example 2 Information lifecycle and quality In this case the BIM is used for production of drawings (graphic documentation) and FM reports (text documentation). Both documentations are enhanced after exports from model. When making the final FM documents there s no longer consistency between drawings and reports (or the BIM). The lifecycle and interoperability of the information is broken. It demonstrates the importance of focusing on information lifecycle. Information is not meant for single process use in a BIM project.

Organisation and key driver Experiences - Strategic focus The client has to understand the potential and challenges in using open BIM in order to define the strategic goals of the specific project. The client has to be determinate on using open BIM. If open BIM requirements weakens at the first sign of challenges in project it can jeopardize efficiency and profit for all disciplines. The client should be willing to adjust traditional processes and requirements to improving efficiency with the new technologies.

Big Room Knowledge Centre Working interdisciplinary parallel on the same subjects

How to make it happen in the projects To identify the benefits of BIM Modeling should be beneficial to all parties in the project Setting up goals The goals for the usage of BIM in each project should be high enough that they generate clear benefits but at the same time realistic. Coordination of BIM There must be somebody managing the BIM work and collaboration Achievements of the goals should be monitored during the project Common learning All parties have gaps in knowledge - make sure that there are enough resources for the learning process The most important thing is to succeed

Summary and key findings Why? High complexity - Cost, time and quality critical Need for all available QA tools How? Using shared and open information models (BIM) Awareness of new organization and new cultures Who? All parties must gain for the modeling Client must take leadership New role as BIM coordinator When? All project phases from program to operation Starting now and use our common experiences
