3 COST-SAVING CASE STUDIES The owner of this multi-unit low-rise building awarded their window replacement and façade repair project to Maxima based on our qualifications and proven track record of excellence. This project required very close coordination with the owner since they were involved in every phase of the project. Maxima was able to manage both projects through completion without engaging a general contractor, thereby saving the owner approximately $200,000. Several building code violations related to the inadequacy of the balcony/terrace concrete slabs, and railing systems were cited on this 8-year old mid-rise building. The owner selected Maxima for the consulting portion of the project because of our previous successful professional accomplishments on other projects in this building. Through careful analysis of the existing railing systems, Maxima s repair solution saved the owner $250,000, which they would have otherwise spent to replace the entire railing systems. The exterior outer wythe brick panels of this high-rise building s masonry cavity wall system had excessively bulged out due to the lack of lateral wall ties. Through Maxima s comprehensive repair drawings and specifications, a costsaving solution of approximately $50,000 was achieved for the owner by implementing stabilization anchors in the existing brick wall panels instead of rebuilding them. Rust through the standing seam metal panels was obvious in many locations of this 40-plus-year-old mid-rise townhome building. The owner of this building selected Maxima for the consulting portion of their roofing project. Maxima specified various manufactured options on the repair drawings, which saved the owner $100,000. The owner of this 80-plus-year-old multi-unit building was concerned about significant cracks and deterioration in the beautiful decorative terra cotta elements. Maxima were able to specify new replacement materials that saved the owner $100,000 as well as construction time.
4 RESERVE STUDY REPORTS Reserve study reports are prepared to assist the clients with long-range physical and financial planning which focus on a 20-and 30-year timeframe and include expenditures for projects such as, but not limited to, the exterior wall repairs, roofing, windows, elevator modernization, lobby remodeling. Our reserve study reports include valuable information that is not found in standardized reserve report studies that arms our clients with information about their property and future expenditures. This valuable information is often used to inform our clients and save associations thousands of dollars on future capital projects. Reserves are the amount of money set aside for future expenditures to fund repairs or replacements of the building's systems or components that have exceeded or will exceed their expected useful lives. Having reserve funds for future repairs or replacements of the building's systems components is one of the most reliable ways to protect the value of the property's infrastructure and marketability. Maxima's careful inspection and financial analysis provide a roadmap to maintain and optimize property values for community associations. Maxima s technical staff has successfully completed many Reserve Study Reports for buildings with various sizes and ages and can guide you to achieve the planning tools that you need to tackle your capital improvement projects.
5 WATER INFILTRATION EVALUATIONS AND REPAIR DRAWINGS (Moisture Mitigation) Water infiltration problems are not limited to the old buildings; they also exist in the new construction building. It has been our experience that the majority of the water leakage problems occur in the new construction buildings are due to an inadequate design and/or construction defects. If the sources of the water infiltration problems are left unrepaired, they could lead to further damages to the building s exterior wall components as well as interior finishes of the unit/common elements, potentially could create dangerous and hazardous conditions for the public/residents, and cause health-related issues for the residents. Maxima s technical staff has successfully completed several air/water leakage evaluation and repair projects and can you with your problems.
6 FAÇADE INSPECTION / EVALUATION / EXAMINATION / CONDITION ASSESSMENT REPORTS AND REPAIR DRAWINGS The owners of buildings exceeding 80 feet in height must have an Illinois-licensed design professional company prepare and submit a Critical Façade Examination Report (hands-on façade report) and an Ongoing Façade Examination Report (short form) in accordance with the requirements of Chicago s Façade Ordinance. The City of Chicago s Façade Ordinance generally requires that a Critical Façade Examination Report be submitted to the City every four (4) years and an Ongoing Façade Examination Report be filed biannually in the intervening years between the critical façade examinations. Regardless of the height of the building, it is recommended that a building s facades at a minimum be visually examined in order to prevent personal injuries and/or lawsuits against the client and to reduce the costly repair work associated with further deterioration of any façade deficiencies that might be left undetected and untreated. Maxima s technical staff has successfully completed many facade inspections, assessment, evaluation, and repair projects and can assist you with all aspects of your façade projects.
7 FENESTRATION, EXTERIOR DOORS, BALCONY SLIDING DOORS, AND PRIVACY DIVIDER EVALUATIONS AND REPAIR DRAWINGS Windows are responsible for up to thirty percent (30%) of the annual energy consumed in a residential unit. Critical issues to be considered in decisions related to repairing or replacing windows include safety, cost, longevity, physical operability, energy efficiency, security, appearance, and market value. Major issues with the existing windows, including the relatively new ones, are as follows: condensation on the interior surfaces of the windows: Condensation between the panes of glass: and air and water leakage through the window component. Formation of moisture on the outside of the windows is caused by dew. It does not mean that windows are leaking or malfunctioning. In fact, exterior condensation is actually a sign of energy efficiency since it means the outside pane is thoroughly insulated from the heat outdoors. Maxima s technical staff has successfully completed several window evaluation and repair projects and can guide you throughout your fenestration projects.
8 ROOFING EVALUATIONS AND REPAIR DRAWINGS We have extensive experience with various roofing systems and our services include: evaluation of the existing roofing systems (standing seam metal, modified bitumen, built-up, EPDM, and TPO), permit drawings and specifications; material quantity take off, approximate probable repair/replacement costs, bid package, and construction administration. Maxima s experienced technical staff has successfully completed several roofing evaluation and repair projects and can help you achieve the goals of your roofing projects.
9 TRANSITION (DEFECT OR TURNOVER) STUDY AND CONDITION ASSESSMENT REPORTS The purpose of a transition study and condition assessment reports are to review and compare the available construction drawings and actual as-built conditions, and prepare a list of readily visible construction deficiencies noted during several walkthroughs of the building s common elements and site that are perceived as omissions and/or poor-quality workmanship. The readily visible construction deficiencies should have been completed during the construction, as per the available construction drawings and related documents. Additionally, the report will include repair recommendations and the urgency of such repairs so that the client is aware of them and can maintain the common elements and site in an operational and safe condition. Maxima s experienced technical staff has successfully completed numerous transition and condition report projects.
10 GARAGES, BALCONIES, RAILINGS, PORCHES, AND FIRE ESCAPES EVALUATIONS AND REPAIR DRAWINGS A fire escape is a special kind of emergency exit, usually mounted to the outside of a building. It provides a method of escape in the event of a fire or other emergency that makes the stairwells inside a building inaccessible. The exposed metal elements require paint applications every few years in order to avoid costly replacements and to maintain property aesthetics. A waterproofing membrane will protect the exposed concrete elements from spalling and deterioration caused by snow de-icing agents, carbonation, etc. and will reduce the amount of concrete repairs required in the future. Maxima s experienced technical staff has successfully completed several garage, balcony, railing, and fire escape projects.

12 LIFE SAFETY EVALUATION (LSE) REPORTS The purpose of the Life Safety Evaluation (LSE) Ordinance is to provide the building owners with an assessment of a building by determining the level of safety afforded by the existing building features and focuses on improving the life safety attributes of the existing building. The LSE Ordinance focuses on three (3) major areas of safety as follows: Fire Safety; Means of Egress; and General Safety. Fire Safety is a measure of the ability to contain a fire within the place of fire origin by passive means such as fire barriers and to extinguish the fire by active means using fire sprinklers or manual fire department intervention. It is determined by the fire endurance characteristics of the barriers, the structural stability of the building frame, the nature of the fire environment, the ability to detect and alarm a fire condition and the nature of the response to that alarm. Means of Egress is a measure of the ability of building occupants to escape to a safe location within or outside of the building in case of a fire. It is determined by the ability to detect and announce a fire condition, the character and availability of the emergency escape egress system and/or area of refuge, and the ability to communicate with the building occupants during and after a fire. General Safety is a measure of the overall fire safety level of the building. Maxima s technical staff has successfully completed several life safety evaluation projects.
13 PEER REVIEW AND DOCUMENT REVIEW REPORTS Maxima s peer and document review report services include a wide range of consulting activities such as, but not limited to, the following: Review the available construction drawings, specifications, as-built drawings, agreement between the owner and professional of record, contracts between sub-contractors and the general contractor, contract between the owner and the general contractor, schedule of values, construction schedules, riders, addendums, change orders, as-built drawings, and previous reports Visually observe the building s systems and components Compare the construction drawings with the as-built field conditions Document readily visible deficiencies and deviations from the construction drawings Prepare a Peer Review Report, including an overview of the building, a description of the building s systems, readily visible deficiencies, deviations from the construction drawings, a list of missing or incomplete information along with corrective actions, recommendations, photographs, and supporting documents Hold meetings with the owner, agent, and property manager to go over the findings of the report
14 BID PACKAGE, CONTRACT NEGOTIATIONS, PERMIT EXPEDITING, AND CA SERVICES Bid Package and Administration Services: The purpose of a bid package is to ensure that all the prospective bidders provide their prices based on the same scope-of-work for the project, thus providing an equal way to compare all of the bidders at once. It is during this phase of the project that the prospective bidders' questions are answered and/or clarified in order to avoid any confusion or miscommunication. Contract Negotiations: The bidders' prices are contingent upon their overhead costs (office, utilities, renting versus owning their shop and equipment, their number and types of vehicles), how much staff they employ, the level of their field supervision, profit margins, etc., and the construction market condition. So there may be some room to negotiate the price, which could save the client a good amount of money. Permit Expediting: To avoid a costly permit expediting service fee by permit expeditors, some consultants provided permit-expediting services at a lower cost to their clients. Construction Administration (CA): Maximal's staff hold pre-construction meetings with the prevailing contractors, clients, property managers, and agents; conduct site visits to the building during the construction phase to review work performed by the contractors for conformance with construction documents; reviews the contractors' shop drawings, material samples, and submittals; reviews the contractors' payment applications and waivers of lien; holds meetings with the contractors, owners, agents, and property managers to go over the progress of the work; prepares Construction Activity Reports, including a description of the project, field commentary, construction schedule, review of contractor s payment request, review of payment certification, and color photographs.
