Unit Sales volumes in and across Pascoe Vale South, Coburg and Pascoe Vale were primarily driven by Coburg and Pascoe Vale (accounting for 90-95% of sales through the 2000s) with comparatively fewer sales in Pascoe Vale South over the observed period. The run up in sales across Pascoe Vale and Coburg coincided with generous government assistance for first home buyers coupled with declining interest rates. Sales rates have since declined with the removal of these incentives and moderating of market sentiment. Recently, Coburg and Pascoe Vale have experienced declines similar to detached housing sales. Sales observed across Pascoe Vale South have been comparatively limited which have translated into little movement in sales volumes in a nominal sense. All areas within the Study Region, however, have demonstrated comparative levels of volatility in terms of percentage changes in sales volume. Pascoe Vale South has not seen any contemporary apartment completions. Being a traditionally residential area with detached housing throughout the suburb, larger scale land parcels are limited with longstanding residents holding onto their properties over several generations.

In comparison, Coburg shows significant supply with 777 new apartments under construction or recently completed. Pascoe Vale and Pascoe Vale South have observed little or no contemporary apartment completions. Median unit prices within these suburbs reflect aged stock churn and smaller subdivision developments into units rather than apartments. Pascoe Vale South recorded median unit prices reflective of metropolitan Melbourne through the 2000s, with a noticeable uplift observed through Median unit prices within Coburg and Pascoe Vale were more reflective of the Metropolitan Melbourne average. Pascoe Vale South recorded an average annual growth rate of +7.7% p.a. since This level of growth was noticeably higher than Coburg and Pascoe Vale. Coburg Pascoe Vale South has experienced rental growth of +8.1% p.a. for 1 bedroom units since the September quarter of This has been higher than that observed across metropolitan Melbourne over the equivalent period (+6.7% p.a.). A new 1 bedroom property within Pascoe Vale South is likely to attract a conservative weekly rent of $300+ per week. 2 Bedroom Units Rental values for 2 bedroom units have generally reflected that of the metropolitan Melbourne average. Since 2005, rental growth within Pascoe Vale South (+8.3% p.a.) for 2 bedroom units has been greater than that observed across metropolitan Melbourne (+6.7% p.a.). A new 2 bedroom property would be conservatively anticipated to attract a rental value of between $400+ per week.
