2 Building Surveying Building surveying is a long established and core part of our business. We have a depth and breath of experience across a wide range of building types and market sectors. Project work includes alterations, extensions, fit outs, refurbishment, maintenance, repairs and new build. We understand construction methods and materials and our designs and specifications achieve practical, build-able low maintenance solutions balanced with quality and cost. We also provide a wide range of professional services and advice including building surveys, defects analysis, landlord and tenant and party walls.

3 Asbestos Duty holders should now have suitable and appropriate systems in place for the management of asbestos containing materials in their properties. Ridge is working in partnership with the HSE in order to increase awareness of the issues associated with current legislation. Duty holders should: Have a policy on asbestos Take reasonable steps to find asbestos in the premises and assess the condition of these materials Presume that materials contain asbestos unless there is strong evidence that they do not Prepare a record of the location and condition of these materials and assess the risk from them Prepare and implement a plan to manage the risks Provide information on the location and condition of the material to anyone who is liable to disturb it Our qualified staff and detailed knowledge means that we understand the particular problems associated with the development of policies and procedures that can be effectively implemented over a large stock of occupied properties. 4 Conservation Ridge has worked extensively in the field of conservation including some very important historic buildings. 5 Design and Specification Where clients wish to build new or refurbish, Ridge has been providing multi-disciplinary services for many years and has developed a flexible approach to design and specification projects which enables us to provide a tailored service to clients. Our services include Initial Surveys measured and condition Brief development Concept Design Feasibility Studies, including cost assessments Detailed Design Detailed Specification preparation Preparation of tender documents Tender Stage Management Contract administration / Project Management On smaller schemes we are able to tailor our service without the need to omit the input of other disciplines. The client therefore gains the advantage of the group knowledge within Ridge as a multi-discipline practice. On larger more complex projects we are equally able to resource a comprehensive design team which can include additional services such as lead consultant duties which aids the design management process and gives greater control to the client at this vital stage. These services are also able to be flexible in fitting within existing design teams to bridge any gaps in appointments or to specifically fit with client direct appointments specific to their requirements. 6 Development Monitoring Ridge provides development monitoring services. This includes appraisal of the development specification and independent monitoring of the design construction and costs in order to ensure our client's requirements are achieved throughout the development. elopment In these cases Ridge can advise on issues such as: Due Diligence including appraisal of the site, assessing developers reports on issues such as ground conditions, advising on environmental impact and contamination issues. Developers Specifications including commenting on design performance, budget, programming, BREEAM rating and other specific client requirements. Legal Documentation including warranties, product guarantees, insurances, bonds, penalties and appointments. Statutory Requirements including Planning Approvals, Party Wall legislation and Building Control Approvals to ensure the developer correctly discharges statutory approvals. Construction Issues including quality control, change orders, handovers, snagging, obtaining i record drawings and O&M's. Post Completion Issues including defect inspections, maintenance contracts and licenses for fit out works. 7 Due Diligence Ridge have provided due diligence and survey advice on many properties. Summary of our role: To examine the suitability bl of the building for occupational requirements in terms of design, layout, flexibility and facilities. To provide advice on the structure of the property and the quality of design, construction, workmanship, materials and other building components. To ascertain using best endeavours and non disruptive inspections that the building's structure and fabric, and the building's mechanical, electrical and all services systems and plant meet statutory requirements. To provide advice and assistance to solicitors on technical matters arising from the legal documentation for the building acquisition. To assist the procurement of suitable warranties from the consultants and contractors responsible for the design and construction of the development and full asbuilt drawings and specifications together with operating and maintenance manuals from the landlord. To arrange specialist input and advice from other consultants to undertake the survey, but to give an overview and interpretation of this advice. The survey report shall typically provide: If the subject property is leasehold, a review of the repair and service charge obligations within the lease. A full description of the building, its construction and materials. Advice on the adequacy of the structure (including floor loading), design, materials and workmanship. General advice on the adherence of the building to current regulations: health & safety, disabled access, general building regulations; occupancy restrictions; fire regulations, etc. A schedule providing full details of any defects found. Advice and comments on any other matters which the consultant considers relevant. Existing internal fitout - Comment on the existing condition and dilapidation's liability; does it adhere to current building regulations? Additional services can include: A full schedule of condition. Advice on the costs in use/maintenance costs for the building with any unusual or additional costs identified and quantified. 8 Employer s Agent Where clients wish to procure work on a design and build basis, Ridge fulfil the role of Employers Agent. 10 Independent Certifier Ridge have undertaken several Independent Certifier and Tester roles on Public Finance Initiative (PFI) funded Educational and Police landmark projects, acting on behalf of either the Client or the Financial Institutions. 11 Landlord and Tenant Landlords and tenants of properties invariably have different approaches to lease covenants and often the tenant's requirements can be demanding and complicated. Our depth of knowledge of lease agreements and technical construction expertise assist the client to achieve a commercially acceptable result. Dilapidations issues generally arise in leased property when a tenant fails to comply with contractual obligations as set out in the lease, effecting the landlords investment. We have dealt with all types of property including retail, industrial, offices and residential portfolios. The dilapidations instructions range from small claim values to around 12 million. Ridge are able to: Prepare interim or terminal claim for landlord Prepare defence for tenants Negotiate financial settlement for landlord or tenant Negotiate scope of works for tenants Monitor works for landlords Provide break clause advice General strategy advice/implementation/section 18 Kodak Annington Homes Nissan Motor (GB) Ltd Arlington Securities MEPC Assessment of dilapidation liability for tenant or landlord Tenant alterations generally require approval under the terms of the lease. We can protect the parties by: Reviewing tenant's proposals for landlord Monitoring tenant's works for landlord Submitting tenant's proposals for tenant Agreeing licence for alterations for landlord or tenant Condition records are used to limit landlords' and tenants' repairing liabilities in leased property or provide a record to identify any changes to the structure. Service charges: guidance from the new RICS Code of Practice April 2007 for service charges in commercial property and its aim is to minimise disputes. We have acted for many landlords ds and tenants to identify the reasonable approach to these works.

12 Licensed Premises To provide Clients with their required level of Property Department resource Ridge Chartered Building Surveyors have been on secondment to one of the major Pub Companies to act as Regional Property Managers, dealing with all aspects of licensed premises property management across an allocated regional estate, with an asset value of up to 200 million. Property Management Capital and revenue expenditure, budgeting, appraisal and implementation Acquisition, disposal and dilapidation issues Asset management Feasibility studies Implementation of a wide range of smoking solutions to comply with the Health Act 2006 (Smoke-free Premises) Manage and promote partnering across the estate Contractor and supplier performance monitoring Statutory requirements, including environmental health matters, Planning and Building Regulations approvals Party Wall matters Cyclical maintenance surveys, including general property reviews with individual Licensees Drawing Database Preparation and Management Ridge assembled teams of Surveyors to visit in excess of 4,000 pubs across the country and prepare plans to comply with the Licensing Reform Act Once this legislation was in place we established an on-going involvement with maintaining the drawing databases created by this operation. Specialist Mechanical and Electrical Services Design Our M & E Engineers have been involved with a wide range of licensed premises across the country, designing, implementing and monitoring services installations to improve environmental conditions internally whilst also substantially reducing energy consumption and carbon emissions.
